1 JANUARY, 2017 What s Next! Welcome to our quarterly update of the projects the Denver Preconstruction Group is working on. Please remember that this is NOT a request for bids or budgets, but rather a way to communicate with and keep our valued subcontracting partners informed. At Mortenson Construction we understand the value of diversity, and as an industry leader and integral part of the fabric of this community we commit ourselves to support the people and businesses in the communities in which we live and work. On all Mortenson projects we involve small, minority and women-owned business enterprise (SMWBE) firms by developing project specific plans aimed to maximize participation. Below you will find brief descriptions of our current projects. Please direct project related questions to the Design Phase Manager, Lead Estimator, or Project Manager specified. 2 Projects under construction with FUTURE BID PACKAGES Denver Water Operational Campus Redevelopment (Phase 2) Phase 2 of Denver Water's Campus Redevelopment will commence in the 3 rd Quarter of This phase will include a new parking garage, administration building and wellness building. Core and Shell components of these buildings have been bought-out, interiors will be procured in June, Minority and Women Owned Businesses are encouraged to participate. Anticipated Construction Start: Phase 1 in construction and Phase 2 starting 3 rd Quarter, 2017 Anticipated Project Schedule: Phase 2 complete in 20 months Design Development Previously Awarded Work: MEP, Structure, Enclosure Date of Next Anticipated Budget: Interiors in March 2017 Design Phase Manager andrew.reisbeck@mortenson.com sean.wennerstrom@mortenson.com david.mclatchie@mortenson.com Stapleton Central Park Blvd. Bridge - Phase 2 Central Park Bridge Phase 2 is the completion of the western half of the Central Park Blvd. bridge. The project is located in the Stapleton Redevelopment area located at North Sand Creek and south of I-70 along Central Park Blvd. in Denver, CO. This Request for Proposal includes work associated with Erosion Control, Clear and Grubbing, Bridge Construction, Signage and Striping, Roadway, Cut/Export to stockpile/compact, Traffic Control, and Site Stabilization. 3 MLK Road Extension The MLK Road Extension is approximately 5,400 LF of four lane roadway and utility improvements in Denver, CO. This Request for Proposal includes Demolition, Erosion Control, Earthwork, Utilities, Concrete, Asphalt, Irrigation, Landscaping, and Traffic Control scopes of work for the area. Anticipated Construction Start: June, 2017 Anticipated Project Schedule: 16 Months Design Development Date of Next Anticipated Budget: April, Stapleton Section 10 Open Space Improvements This project consists of approximately 148 acres in Denver, CO in the area of the former Stapleton International Airport. This Request for Proposal includes the Landscaping, Earthwork, Irrigation, Concrete, Utilities, Site Amenities, Ped Lights, and Brick Pavers located in Filing 49, including the median work. Mortenson will be the Construction Manager of this work and is inviting responses to this Request for Proposal. Anticipated Construction Start: June, 2017 Anticipated Project Schedule: 12 Months Design Development Previously Awarded Work: Utilities, Earthwork, and Roadway Date of Next Anticipated Budget: April, Page 3 of 10
4 Projects we ve been AWARDED that are in preconstruction UCHealth Highlands Ranch Hospital The UCHealth Highlands Ranch Hospital is a new 150 bed (72 finished and 78 shelled), 343,600 SF inpatient hospital, a 71,250 SF medical office building, a 19,800 SF central utility plant, and a two-level approximately 550 space parking garage on a 32 acre greenfield site. It will include comprehensive inpatient and outpatient services, and public and administrative support functions. Anticipated Construction Start: 1 st Quarter, 2017 Anticipated Project Schedule: Completion in late 2018 Schematic Design Previously Awarded Work: Mechanical, Electrical, and Plumbing, Conveying Date of Next Anticipated Budget: Design Development Package in March, 2017 tim.clement@mortenson.com mike.ross@mortenson.com UCHealth Inverness MOB/ASC The UCHealth Inverness Medical Office Building and Ambulatory Surgery Center is located offsite and includes a new approximately 109,000 SF medical office building comprised of medical office and clinic space, ambulatory surgery space, along with shell space on an 8.26 acre site. 9 Frequently Asked Questions: Q. HOW DO I GET ON THE BID INVITATION LIST? A. Please visit to complete the Get in Touch form to contact Marsha Nelson and be added to our trade partner database. Please include as much of the following information as possible - company name, contact name, phone number, fax number, , scopes of work performed, geographic interest and whether you are an S/DBE firm. Q. DO I HAVE TO BE PREQUALIFIED TO BID ON MORTENSON PROJECTS? A. Most of our bid packages are available for all firms to bid without advance prequalification. However, for your bid to be considered, you must be enrolled in our Subcontractor Default Insurance Program. Contact Christine.Widmaier@texturacorp.com to begin this process. Q. WILL I HAVE TO PROVIDE A PAYMENT AND PERFORMANCE BOND? A. We utilize Subcontractor Default Insurance in lieu of traditional subcontractor bonding. To qualify, you must be registered with Mortenson through Textura. Contact Christine.Widmaier@texturacorp.com to begin this process. Q. WHAT ARE MORTENSON S SAFETY REQUIREMENTS? A. Subcontractors are required to comply with our Zero Injury Program, including its procedures, practices and policies. Refer to our standard Subcontract Agreement, Exhibit E available on our Trade Partner page for more information. Q. DOES MORTENSON HAVE A DRUG & ALCOHOL TESTING REQUIREMENT? A. Yes. Mortenson is a drug and alcohol free workplace. By assigning employees to work at the Project, Subcontractor represents that it has conducted substance abuse screening of such employees to screen for the presence of drugs or alcohol. Q. CAN I ORDER BID DOCUMENTS DIRECT? A. Mortenson uses Isqft to communicate bid documents to our trade partners. Prints can be ordered directly through Isqft or downloaded and ordered through your normal print supplier. Page 9 of 10
10 Q. WHERE IS THE BEST PLACE TO LEARN ABOUT MORTENSON OPPORTUNITIES TO BID? A. Our website, is one place to find information on specific sub-bid opportunities with us. The Trade Partners section includes complete information on currently bidding projects, including: description of work, bid date, estimated value, pre-bid meeting information, and telephone, fax, or contact information for questions. If you are registered in our trade partner database, you will also receive a quarterly newsletter regarding upcoming bid opportunities. Current bidding projects will be uploaded to the Isqft quarterly What s Up link. Q. WHEN CAN I EXPECT TO GET BID RESULTS? A. Most projects will not have immediate bid results. We need time to properly evaluate each proposal to do a fair and complete analysis. Typically, two to four weeks following a bid we will have a good idea of who is the apparent low bidder for each trade and will do our best to contact all bidders with feedback. Page 10 of 10
