The City f Regina Zning Bylaw has tw categries f uses that may be accmmdated in each zning district: Permitted Uses a use r develpment t which an wner is entitled t a develpment permit prvided the use r develpment cnfrms t the applicable develpment standards and regulatins in the Zning Bylaw. Discretinary Uses a use f land, building r ther structure that may be permitted in a zne nly at the discretin f and at a lcatin specified by City Cuncil. Applicatins fr Discretinary Use will be deemed t be either minr r majr as fllws: Minr: changes t the character f a site that des nt significantly change the intensity f the use. Majr: changes t the character f a site that significantly changes the intensity f the use. These applicatins include additinal public engagement invlving a public pen huse and brader public ntificatin. Applicatin Requirements The fllwing is required: 1. A cmpleted applicatin frm with all questins answered and signed by the applicant and the wner (if different) Accuracy f infrmatin prvided n the applicatin frm is critical t a legal and binding decisin. Be as accurate as pssible. 2. A cheque payable t the City f Regina, reflecting the current applicatin fee. Please cntact the Planning Department at t btain the current applicatin fee; Applicatin fees are required t be paid in full at the time f applicatin 3. Prperty titles fr all affected lands 4. 1 full-scale set and 1 set f legible reduced (8.5 x 11 ) f the fllwing plans: Site plan (see belw) Cnceptual landscape plan (at same scale as site plan) demnstrating the applicants ability t cmply with Zning Bylaw requirements regarding landscaping.
