1 PROJECT: Arapahoe Ridge High School PROJECT NO: DATE: June 24, 2008 MEETING REPORT ATTENDANCE: Rex Hartman (BVSD), Joan Bludorn (ARHS), Dave Krassowski (ARHS), Peggy Slater (Print shop), Pat Z. (RTA), Doug Abernethy (RTA), Mike Riggs (RTA),. SUBJECT: Arapahoe Ridge DAT #6 Description of Potential Additions 1. The schemes presented today are a result of the previous meetings direction to not expand towards the power lines. Therefore the schemes focus additions to the north and southeast. 2. The schemes also identify Minor, Moderate, and Major renovations 3. Scheme D a. This scheme shows an addition to the north, which requires site modifications to the drop off loop. b. Teen Parenting would be and addition and renovation to the east of the TEC building. The existing nursing area is renovated to accommodate portions of the Teen Parenting program. c. The Commons and Kitchen will be at the same level as the 2 nd level of the Arapahoe Ridge building. i. The alley way would be closed off from the east ii. The existing tunnel would be closed off. d. The media Center is above the commons and kitchen e. The playground area has not yet been identified on the plans and will be identified upon further investigation and scheme selection f. The connection of the TEC building via an interior corridor through the existing print shop is common to all of the schemes 4. Scheme E a. The first level is very similar to option D in regards to counseling and banking b. The has expansion has been limited and will have the potential to share space with the TEC Forensics program c. The Teen Parenting program is part of an addition to the north of the building i. The floor height could be slightly lower than the existing first level to increase floor to floor and follow existing grades. 1. There was a concern that Teen Parenting would be in a basement, but the level of grades and daylighting would not be a problem with this scheme. ii. The second level classrooms would be at the same level as the existing 2 nd level of Arapahoe Ridge d. There was a concern over the location and number of elevators. i. There is the potential to re-use the existing elevator with some modifications and not need and additional elevator. e. It was noted that the Science Teachers would prefer the two science labs be located adjacent to each other f. 2 5. Scheme F a. This scheme emphasizes the addition areas into one general area to the east of the TEC building. b. The classrooms are consolidated into one general area of the building c. The concentration of the addition to the south and east allows future additions to the north of buildings similar to schemes D and E. i. This will also allow contractor staging in one location d. There is a concern that the adjacency of Teen Parenting to the automotive Tec area is not good for health and noise. i. Pat commented that acoustics can be addressed in new construction and other issues should take priority in assessing the best location ii. Is there a stigmatism to having Teen Parenting at the Front Door? 1. Dave says that the school would be proud to have the program and there would not really be a negative to showing the program e. Culinary Arts is located in a renovated space. 6. Budget Overview a. Each scheme has been assessed based on the areas of Minor, Moderate, and Major renovation, as well as, the total area of Addition as shown on the Exhibit sheets. i. $210 for addition space per square foot ii. $145 for major renovation space per square foot iii. $110 for moderate renovation space per square foot iv. $80 for minor renovation space per square foot b. Some of the cost numbers will vary based on more in depth investigation and scheme selection c. The addition square footage seems high from the amount anticipated in the program i. There was approx. 25,000 sq ft of addition space identified in the program and approx. 35,000 sq ft of addition in each of the schemes ii. This is a result of some in efficiencies in adjacencies, existing space, and increased circulation 1. This is only a snapshot of what is currently shown and will be fine tuned as we proceed. d. Culinary Arts cost may be closer to $300 per square foot e. The budget is a master plan assessment of the campus from which priorities and phasing will need to be developed in order to create the appropriate scope and budget. 7. Phasing Opinions pros/cons a. Culinary Arts may not be a good space to have internal to the building i. It is felt that the program would be a magnet for the school and increase enrollment ii. This may best situated in an addition iii. Dave proposes installing utilities and potentially shelling the space for classrooms. iv. There may be options to phase and or shell space above or below the culinary arts program one story? v. There is a big advantage to have this adjacent to the kitchen vi. Can the kitchen functions be accommodated via the culinary arts program not separate entities? 1. 3 vii. The DAT group prefers pursuing a combined program scheme b. Teen Parenting i. Rex and Dave prefer Teen Parenting to be located near the front of the school as in scheme D and E ii. Teen Parenting located at the East end of TEC may increase traffic near the area. 1. Most Teen Parent students do not drive so the parking and traffic may not be a problem. iii. There should be direct access to the play area iv. Access to transportation is important out front is easier v. They do not need a separate entrance to the outside c. Science Labs i. Labs are preferred to be adjacent to each other ii. Adjacency to the green house is not a high priority d. Nursing i. Prefers to be near the science labs ii. The current location is also preferred e. Forensics/CIS/Gaming i. Shared with is a good program location as shown in scheme E ii. There is not a problem with Forensics separated from CIS and Gaming. iii. CIS and Gaming are preferred to be near the print shop like Option E f. i. Will accommodate a shared program with Forensics? ii. Could it operate similar to the Print Shop in terms of apprenticeship? g. Classrooms i. It is preferred to maintain the existing Arapahoe classrooms above as shown in option E h. Media Center i. Could the media center be a third floor above the addition on the north side? 1. The group liked the idea of the media center in a third floor location on the North side 2. This reduces the amount of construction on the south i. It appears that a combination of E and F are preferred with the statements above being accommodated. 8. Summary a. Three story addition on the north side i. Teen Parenting on the Garden level ii. Classroom on Level 1 iii. Media center and classrooms on level 2 b. Forensics will move into space adjacent to in vacated Arap. Library and social studies classrooms c. CIS/Gaming will be located near the Print Shop d. Science labs will be located adjacent to each other i. One existing lab will be maintained 9. Next meeting will be meeting Thursday July 10 th at 1:00pm a. RTA to create scheme G which incorporates adjustments from each scheme i. Focus on a two phase project b. Rex to investigate the relocation of the Fiber optic conduit to allow for flexibility in the building addition to the north of the building.
