43 Acquisition Process of Residential Properties 1) Multiple Listing Service (MLS) research is performed or contact is made with outside sources to identify potential properties within target areas. 2) Information is supplied to Human Services for review and as properties are selected, Staff performs site inspections gaining access through listing Brokers. 44 Acquisition Process of Residential Properties 3) Written offers (subject to appraisals) are made for properties that meet very stringent NSP criteria. 4) Negotiation occurs; as written contracts are received from potential Sellers and agreements are reached, appraisals are ordered. 45 Acquisition Process for Residential Properties 5) If appraised value meets the NSP guideline (appraised market value MUST BE AT LEAST 1% or greater than contract purchase price), due diligence is performed (environmental audit, survey, title insurance, etc.) and County proceeds to closing. 46 Acquisitions To Date 5 5 single family homes bought in Lehigh 3 rehabs complete listed for sale. 1 rehab underway. 1 preparing rehab bid (closed 9/18/09). 14 sales offers pending appraisal. 1 1 (16) unit multi-family complex in Lehigh Acres purchased HACFM in process of bidding out necessary construction for completion.
