Teen Summer Jobs Christmas in April Cleaning & Trash Schedule Next Issue: April I think all that has happened in 2016 is a very clear message that we must press on and take steps in a new direction. This new direction must be one of action because the only way to see change is through action. We must be more active in our local communities where we live, spend our money and pay taxes. We must be more active with holding our community leaders to task whether it s our state congressman or the members of our condominium association. Attend community and county meetings to make your voice heard in the Largo/Upper Marlboro area. Attend your children's school events in order to hold our educators to task.
2 Let It Snow! The maintenance staff is equipped and ready for the snow. All plans are in place. Snow services do not actually start until the snow has stopped falling and/or depth has reached approximately 2 inches. At 2 inches of snow, the association s snowplow begins opening the driving lanes throughout the parking lots. Once the snow has stopped, the plow begins to widen the lanes and eventually begins to push snow from the individual parking spaces. Soon after the snow has stopped or reached an approved level, the crew begins making slight pathways to the entrances of each building s front and widely used rear entrances. After this work is accomplished, they return to clear the front of buildings, steps and lead walks. Maintenance staff also spreads sand, specifically on the steps, walkways and problem areas in the driving lanes. Once all main areas are cleared, the workers begin on secondary rear and isolated walkways. Please be assured that the Association works diligently with management to provide the best snow service that it can for the community. Lastly, we encourage all residents to use extreme caution at all times when traveling on foot, as well as, in vehicles in the community and elsewhere. We truly appreciate your patience and cooperation during snow season. FROM THE PINES ONE MAINTENANCE CREW As a reminder, please do not store anything near or around your furnace. Items so close to the pilot light could ignite! SAFETY FIRST! Are you placing your trash in plastic bags and sealing them tightly before placing in the trash bin? You don t want your trash to spill & smell up the trash room. Plus, it s unfair and unhealthy to the residents on the T-level of your building!
3 MARK YOUR CALENDARS - On January 28, 2017, Prince George's County will provide an update on the NEW Regional Medical Center and the Primary Health Care Strategic Plan. Soon to be located at Largo Town Center, the New Regional Medical Center is set to be a state-of-the-art facility offering a Cardiac Surgery Center, comprehensive Cancer Center, Neonatal Intensive Care Unit, and Stroke and Neurocare Center. The medical facility will be affiliated with the University of Maryland Medical System and will be the first teaching hospital in the southern region of the state. The New Regional Medical Center is a key component to the County's Primary Health Care Strategic Plan-to transform the County's healthcare system to support and help improve the health of residents in the County and the Southern Maryland Region. The meeting is OPEN TO THE PUBLIC, but space is limited. Attendees must RSVP at PHCSP.htm. FREE parking is available and continental breakfast will be provided. Prince George s County will drop off the dumpsters on Friday, May 5 and pick them up on Monday, May 8, 2017 and drop off dumpsters again on Friday December 1 and pick up on Monday, December 4, More information will follow with the locations of the dumpsters for the Pines One Community use. New Tow Company The new towing company for your association s towing needs is: SLT Towing & Recovery 711 Richie Road Capitol Heights, MD Towing rates are as follows: Hook-up $ Storage $ per day Call SLT Towing & Recovery if vehicle was towed. Mon - Fri: 9AM - 5PM, Sat: 9AM - 12PM & Sunday by appointment only, however you may be able to pick up your vehicle 24/7 if you give a one hour call notification. Vehicles parked on the property between midnight and 7 a.m. without a permit will be towed at the vehicles owner s expense without notice.
5 Why Do We Need Reserves? Equipment and major components (like the roofs) must be replaced from time to time, regardless of whether we plan for the expense. We prefer to plan and set the funds aside now. Reserve funds aren t an extra expense they just spread out expenses more evenly. There are other important reasons we put association monies into reserves every month: Whether or not to me is like over to you (and me). 1. Reserve funds meet legal, fiduciary, and professional requirements. A replacement fund may be required by: Any secondary mortgage market in which the association participates (e.g., Fannie Mae, Freddie Mac, FHA, VA). State statutes, regulations, or court decisions. The community s governing documents. 2. Reserve funds provide for major repairs and replacements that we know will be necessary at some point in time. Although a roof may be replaced when it is 25 years old, every owner who lives under or around it should share its replacement costs. 3. Reserve funds minimize the need for special assessments or borrowing. For most association members, this is the most important reason. 4. Reserve funds enhance resale values. Lenders and real estate agents are aware of the ramifications for new buyers if the reserves are inadequate. Many states require associations to disclose the amounts in their reserve funds to prospective purchasers. 5. The American Institute of Certified Public Accountants (AICPA) requires the community association to disclose its reserve funds in its financial statements. All other vehicles must be parked with a "Permit A" or "Permit Required" permit visible from the parking lot (i.e. vehicles parked along the fence line or in an open space NOT facing a building must be backed-in)
