1 Glen Eagles AT VALLEYBROOK Property Owners Association, INC. The Eagles View Spring 2015 GE Payments If you have any questions regarding when payments are due, and before calling Associa, please review the page in this, and every, newsletter that states when payments are due, when they are considered late, and where payments should be sent. All payments must INCLUDE YOUR ACCOUNT NUMBER. If you do not have your account number, contact Associa and they will provide. GE BOARD MEMBERS Deana Dwyer President/ VBHOA Rep George Clark Secretary PROPERTY MANAGER Ed Salter Denise Cutera VBHOA Pool Opening HIGHLIGHTS The pool will be open on Memorial Day weekend, Saturday, May 23. Weekend hours will in place until summer. Please refer to the information that you received from VBHOA regarding all pool information. Any questions, please contact Associa. Also, please note that kiddie pools are not permitted in Glen Eagles on the lawns or in the front of the units. Thank you for your cooperation. GE payments Pool Opening Annual Inspections Board Meeting Payments / Late Fees Associa NEW OFFICE HOURS
2 Annual Exterior Inspections.. The annual exterior inspections will begin within the next few weeks and will be done in three stages and each homeowner will be notified when completed. Please note, all exterior improvements need approval PRIOR to work being done. Majority of homeowners understand that the approval process is for their benefit and provide us with sufficient time to approve. Also, please be aware of the resolution that was passed on October 7, 2014 regarding work being done prior to approval and the fines that will be assessed if approval not provided. If you would like to review, please contact Associa and request a copy of Resolution If you have any questions regarding whether or not approval is needed for anything, feel free to contact Associa. We appreciate your cooperation. Lawn Cuts. T&M has scheduled our weekly cuts for Wednesdays; weather permitting. Until our weekly cuts begin, the grass might be a little overgrown as it normally is this time of year. Last week, the sprinkler system was tested. A few of the sprinkler heads have been/will be replaced due to being damaged. There were also two areas where the system ran for a longer than timed and those issued were addressed. Also, as a result of vandalism and theft, the sprinkler system shut offs were enclosed last year and are accessible only with a key which I have a copy of. If you notice the sprinklers running for longer than they should during the week, please notify Associa who will contact T&M. If you notice them running longer during the weekend, please notify me.
3 GE Board Meeting.. The next board meeting is being held on Wednesday, May 27 at 7p at the GloTwp library. The meetings are brief and we encourage you to attend and to get involved. GE News. Our website, is updated on a regular, as needed basis. Again, we encourage you to view the News and Events section. We post all information here. As mentioned in 2013, hard copy newsletters are no longer available. If you prefer hard copy, please print from the website. We do not keep past issues on website but if you want any past issues, please ask and I will be more than happy to to you. We also communicate through s. Finally, we send out letters as well. If there are any questions you may have, please ask. We want all homeowners to be updated with regards to issues that pertain to them and their community. Soliciting in GE. Last year, VBHOA posted No Soliciting signs at the entrances of each community. Soliciting is not permitted in any community within VBHOA. While we understand that solicitors are doing their jobs and trying to get business, VBHOA is taking the steps they feel are necessary to prevent solicitations from continuing. Also, feel free to contact GloTwp regarding their strict solicitation guidelines if you have further questions. Thank you for your cooperation.
4 Window Replacements.. Speaking of solicitors, window salespeople have visited Glen Eagles a few times over the past few months. One occasion, while ironically coincidental, occurred at the same time as police activity in the community but was not related. Our homes are 20+ years old and it s about that time..and if recent exterior approval requests are any indication, you might be interested in / thinking about window replacements. If you are interested, we would like to propose a group meeting in a group setting with two vendors (Tilt in and Weather All) who have done work in the community and who have been recommended by homeowners. We will schedule only if enough people are interested so please let me know within the next few weeks. Mailboxes. November 2014 newsletter addressed the situation that we were dealing with regarding repairing and replacing mailbox pedestals. Prior to, and since then, Associa has been in CONSTANT contact with the USPS however, if you talk to three people, you get four different answers. Bottom line.we realize pedestals need to be repaired and/or replaced and we are more than happy to contract the work to be done, however, we will not allow anyone to touch the mailboxes without written permission from the USPS. We realize the delay in their response might be an inconvenience for some homeowners and if you want a quicker answer than what we are able to provide, feel free to call the Blackwood Post Office as well. If you do, please speak to the Post Master General. Thank you for your patience.
