1 Saratoga Woods HOA Newsletter The Board will be hosting Walk With a Cop on Saturday morning, March 18, Officer Miller and Stuart Benson will be walking in the neighborhood with Board Members to discuss the Neighborhood Watch Program in the neighborhood. The Neighborhood Watch is a crime prevention program based on the principle that neighbors working together are the first and best line of defense against crime. Neighborhood Watch has been shown to be an effective deterrent of crime at the neighborhood level. This is a program of neighbors looking out for each other. It is designed to enlist the active participation of citizens to reduce crime by securing your property and reporting suspicious activity to police and improve the quality of life in their neighborhoods. For the program to be successful all must participate, not just a few. Participation is easy to achieve! Participation includes securing your property and keeping your eyes and ears open for any suspicious activity. Participation also means reporting all crime to LMPD It s time again for pool season. Enclosed you will find the pool application. A new application must be completed each year along with the pool waiver and submitted at the clubhouse mailbox or to Mulloy Properties. New this year: Pool applications must be received by May 15, 2017 to avoid any delay for the pool card activation by opening day. Children 11 and under are not required to have a card of their own. Pictures will not be required on pool cards. Pool Cards, new and reissues can only be picked up at the life guard stand. Applications received after the May 15, 2017 will be processed on Mondays and available for pickup at the pool life guard stand on Tuesday. GET CONNECTED WITH YOUR HOA! expenses. 2 Saratoga Woods wants you to be active with your HOA. We are looking for board members and volunteers to help with events calendared this year. Please contact Kim at to help! Plan ahead for SUMMER CASH! You can be a lifeguard in your own neighborhood. There are many jobs available for next summer, but some training might be required. Becoming a lifeguard or referee requires certification. Training for the certification could be accomplished now. PPM is looking for lifeguards at our pool! ARE YOU PLANNING A PROPERTY ARCHITECTURAL MODIFICATION? Are you getting ready to make an addition to your house, build a new shed or fence in your back yard? Before you break out the miter saw and shovel, make sure to get your plans approved. The Board s job is to make sure that the size and style of the project, the type of building and plant materials being used and the overall look of the new structure adhere to the association s design requirements. Not only does this keep the community looking cohesive, it also helps to keep property values up. It s also important to note that unapproved structures might legally have to be removed at the owner s expense. Please save yourself money and headaches by getting approval before building or planting. Please complete an Architectural Modification Form and submit to the association manager for Board to ensure your plans are in compliance with the association s standards. If the design of your project changes midway through building it, please notify the property manager immediately. FRIENDLY REMINDERS!! The ENFORCEMENT POLICY: A courtesy notice will be sent with a response form to homeowners with a friendly reminder of the violation. There is 30 days to correct the offences and return the response form. If a response is not received a second notice with a response form will be sent allowing 10 days for the repair. After the ten days, there will be a fine and with the possibility of legal action to rectify the violation. The Saratoga Woods DCCR s state: No automobile shall be continuously or habitually parked on any street or public right-of way in the subdivision. Street parking is for occasional use only! Maximum. speed limit is 25MPH in Saratoga Woods. Please come to a complete stop at all stop signs! MAILBOXES Please take time to paint/ replace your mailbox as needed. Numbers should be placed preferably on both sides of the mailbox. Mailboxes should be maintained to the standards of the community.

4 Saratoga Woods HOA Pool 2017 Annual Membership Application POOL MEMBERSHIP INFORMATION Pool membership is reserved for residents of Saratoga Woods HOA. Resident Households eligible for membership must meet the definition of immediate members of one family residing full time, or a minimum of 50% of the time, under one roof. The Saratoga Woods HOA Board reserves the right to request proof of residence at any given time for all people attending the pool. (You may include one caregiver). Resident s HOA dues account must be in good standing with no balance before admission to the pool will be granted. Residents/all pool users are required to abide by ALL pool rules and regulations, as set forth by the HOA Board. Pool Rules and Regulations will be posted on premises and enforced by the Lifeguards. Failure to comply with the Pool Rules and Regulations may result in pool membership being revoked. Applicants for pool membership found to have falsified information on this form will have their pool memberships revoked. Application must be received prior to May 15, 2017 to guarantee activation of pool pass by opening day and to avoid a late activation fee. Pool cards will no longer have your picture. FOR CURRENT CARD HOLDERS, THE CARDS WILL BE REACTIVATED UPON THE RECEIPT OF THE COMPLETED APPLICATION. YOU DO NOT HAVE TO COME TO THE CLUBHOUSE. Applications received after the May 15, 2017 will be processed on Mondays and available for pickup at the pool life guard stand on Tuesday. Guest Pass Policy: Each household granted access to the pool will receive 10 FREE Guest passes for the 2017 season. The passes will be mailed within two weeks receipt of the application. Guest admission to the pool beyond the passes will be $5 per person on non-holiday days. The cost on peak Holidays Memorial Day, July 4th and Labor Day will be $10 person. Payments will be collected at the gate by the Lifeguards and residents will be required to sign each guest in and be present while guests are at the pool. Both the pool application and the waiver must be returned for membership to the Saratoga Woods Pool. Applications received after May 15, 2017 will be processed on Monday and available on Tuesday.

6 2017 SARATOGA WOODS HOMEOWNERS ASSOCIATION, INC. POOL MEMBERSHIP WAIVER AND RELEASE OF ALL CLAIMS AND ASSUMPTION OF RISK This form must be completed for use of the pool. Please read this form carefully and be aware that utilizing the Saratoga Woods Homeowners Association, Inc. ( Saratoga Woods ) swimming pool and its amenities and furnishings (collectively, the Pool ), you will be expressly assuming the risk and legal liability and waiving and releasing all claims for injuries, damages or loss which you, your family members, and your guests might sustain as a result of utilizing the Pool. DISCLAIMER CLAUSE Saratoga Woods, its agents, management, management company, and board members are not responsible for any injury, loss, or damage of any kind sustained by any person while utilizing the swimming pool and pool amenities, including injury, loss or damage which may or may not be caused by the negligence of Saratoga Woods or its agents, management, management company, or board members. INDEMNIFICATION AND RELEASE OF LIABILITY In return for Saratoga Woods allowing me to voluntarily use its Pool, I agree: 1. TO ASSUME AND ACCEPT ALL RISKS arising out of, associated with or related to my use of the Pool even though such risks may have been caused by Saratoga Woods; 2. TO BE SOLELY RESPONSIBLE FOR ANY INJURY, LOSS OR DAMAGE which I, my family, or my guests may sustain while using the Pool, even though such injury, loss or damage may have been caused by the negligence of Saratoga Woods, its agents, management, board members, or members 3. TO INDEMNIFY AND HOLD HARMLESS the Saratoga Woods, its agents, management, board members, or members from any and all claims, demands, actions and costs which might arise out of my use of the Pool, even though such claims, demands, actions, and costs may have been caused by the negligence of the Saratoga Woods, its agents, management, board members, or members. I understand and agree that this Agreement will have the effect of releasing, discharging, waiving, and forever relinquishing any and all actions or causes of action that I may have or have had, whether past, present or future, whether known or unknown, and whether anticipated or unanticipated by me, arising out of my use of the Pool. This Release constitutes a complete release, discharge and waiver of any and all actions or causes of action against Saratoga Woods, its agents, management, board members, or members. I understand and agree that this Agreement applies to personal injury, or wrongful death which I, my family members, or my guests may suffer, even if it is caused by the negligent acts or omissions of others. I understand and agree that by signing this Agreement, I am assuming full responsibility for any and all risk of death or personal injury on me, my family members or my guests while utilizing the Pool. I understand and agree that this Agreement will be binding on me, my family members, my personal representatives, my assigns, and any guardian for family children. I understand and agree that by signing this Agreement, I am agreeing to release, indemnify and hold the Saratoga Woods, its agents, management, board members, or members harmless from any and all liability or costs, including attorneys fees, associated with or arising from my use of the Pool. I UNDERSTAND THAT THIS IS A LEGAL AGREEMENT. It is binding upon me as well as upon my heirs, next of kin, executors, administrators, assigns and representatives, in the event of my death or incapacity. I have read and voluntarily sign this release and waiver of liability and indemnity agreement, on behalf of myself and any representatives, heirs and next of kin.
