Thank you to all the people that put so much effort this year to make their yard extra beautiful for our Best Holiday Yard Décor contest. After counting the ballots and s received, we were happy to announce Annual HOA Meeting: Tuesday, March 26th 7 PM to 8 PM HOA Dues must be paid by April 1 to avoid a $25 late fee. 3 Annual HOA Meeting Tuesday, March 26 7 PM at the Public Library Matters to be considered include, but are not limited to: 2018 Review and 2019 Objectives Review of the 2018 Financial Report 2019 Budget Ratification 2019 Community Activities and Updates Holiday Lights and Decorations Etiquette As much as we love how beautiful our houses look with all the decorations, please let s make sure ALL OUTDOOR HOLIDAY LIGHTS AND DECORATIONS are removed by January 20, 2019 (that is the third Sunday in January). Property Owners that are renting, please make sure you provide the Board your mailing and address so we can send you important information. Renters, please pass this message to the property owner - we need their contact information. CHRISTMAS TREE PICK UP Starting January 1 Ending January 16 Reminder to those that have contract trash collection service with Advanced Disposal: All trees can t exceed 6 feet if they are bigger than 6 feet, please cut the tree to fit All trees must be cleared of all decorations, lights and tinsel Leave your tree by the curb on your regularly scheduled trash day for removal Four-Legged Kids As you all know, in our community we have a lot of four-legged kids, and we love them! Let s all remember to keep your dogs on a leash at all times and clean up after them when they are off your property. It is the LAW in Cobb County. ec Control of animal. And please understand this also applies to cats. (a) General control. (1) It shall be unlawful for the owner of any animal to permit such animal to be out of his immediate control and restraint, or to be left unattended off the premises of the owner, or to be upon the property of another person without the permission of the owner or person in possession of such other property. For the purposes of this chapter, condominium and apartment common property shall not be considered to be the premises of the animal owner. Voice control does not constitute control of an animal. If you have any issue with a neighbor not keeping their pets on their immediate control, please call Animal Control at to report the issue, not the HOA Board.

4 Taking down Christmas decorations can be downright dangerous Ladders, sharp hooks, electricity decorating for the holidays can be downright dangerous, and dismantling your holiday cheer can be just as bad. As the time comes to move into the New Year, make sure you stay safe while packing away the decorations for next year. Remember these tips when taking down your decorations: Disposing of the tree: Make sure it is not put anywhere where it could become a fire hazard or where it impedes traffic. Don't burn it for firewood unless first cutting it into small pieces. Get rid of the broken stuff. Throw away any strands of lights that are missing bulbs, have exposed wiring or aren t working. Also make sure you safely dispose of broken glass ornaments and decorations. Ladder safety: Follow ladder weight and placement instructions. Have a "spotter" to hold it for you and to whom you may pass decorations as you take them down. Others: Wear gloves. Put on a pair of work gloves if you'll be taking down lights or other decorations off of trees or other rough or sharp textures outdoors. Preserve your holiday decorations. Store your artificial tree and your decorations in airtight containers and place them in a cool, dry place. Seal the containers with duct tape to keep spiders out. Take safety seriously whenever putting up your decorations or removing them after the season. You really can declutter your home Give: pass family heirlooms to your kids as holiday or birthday gifts, except for things that have significantly increased by value, such as art work or a vintage sports car. Leave it to an heir in your will so a receiver doesn't have to pay capital gains taxes. Sell: beyond garage sales, there are consignment shops and the Internet. Fairly new electronics like cellphones bring money on usell and Gazelle. A used book store can determine the value of your books. Trash it: before renting a dumpster, call a junk hauler or local bulk-trash pick up service and drag your trash bags to the curb. Don't include electronics, which contain heavy metals. Some recycling sites charge a few dollars for handling old computers and such, but at least they aren't damaging the landfill. Keeping your home decluttered Get a label maker. Label storage drawers so you and your family know what's in them. Use trash bags. Collect items you'll donate. Then be sure to do it. File folders. Keep categories broad. Narrow categories make filing hard. Get nice storage boxes. Use for items you want to access. They can be stacked, labeled and displayed. January Home Maintenance To-Do List Before settling down in front of the fire for a long winter s nap, there are a few important home maintenance chores that need to be taken care of first! From changing water filters to compiling a home inventory, our January home maintenance tasks focus on some often neglected areas that will really give your home a fresh start in the new year. 1. Change Water and Icemaker Filters 2. Clean Bathrooms Tub and Sink Drains 3. Clean and organize closets 4. Check Roof and Gutters for Ice Dams 5. Removed trees with big roots causing damage to the tennis court. 2. Cut back pine trees over tennis court to help maintain paint in court once it is finished. 3. Installed bench on playground area. 4. Purchased new grill for pool. 5. Installed new smoke detectors in closed rooms in the pool house. 6. Maintained agreement with landscaping company for the maintenance of the common areas. 7. Maintained agreement with pest control company for common areas. 8. Maintained agreement with termites control company for the protection of the pool cabana. 9. Maintained neighborhood contract with Advanced Disposal Trash pickup for $39 quarterly and dumpster for the community once a year. 10. Reviewed all properties status (Associate, Civic, Full) and performed collections. 11. Community activities: Halloween Party and Holiday Yard Décor competition. 12. Replaced tennis court gate and lock. Projects we are hoping to tackle in 2019: 1. Full resurface of tennis court install new nets and paint posts. 2. New tennis court keys will be distributed once tennis court is finished. 3. Add light to our community sign. 4. Fix lights in common areas. 5. Fix fence in playground area. 6. Purchase fire extinguisher for additional safety in pool area. 7. Activate the Neighborhood Watch and get proper training with the Police Department. 8. More community activities. 9. Repairs as needed.

8 ANNUAL DUES CIVIC AND FULL MEMBERS VNC HOA Board is very proud and excited about the success of the events and increased participation and involvement of the neighbors. We, as a community, were able to accomplish a lot in 2018! We want to remind you about the HOA dues for Previous HOA Board voted to increase the dues to each Full Membership by $25 per year for 3 years (2016, 2017, 2018). Last year, the new HOA Board, voted to increase the dues to each Civic Membership by $25 per year as well for the next 3 years (2017, 2018, 2019). I want to reassure you that this was not an easy decision, but it was a necessary and unanimous one. The Board is working very hard to implement a strategy of prudent cost control and containment of our operating budget while helping our community thrive. Please note that even after this increase, VNC HOA Member's Dues are one of the lowest dues paid by HOA members in neighborhoods around the North East Cobb area. Last, we would like to encourage Associate Members to consider becoming a Civic or Full member or consider making a financial contribution to your community. Any contribution is voluntary and will be greatly appreciated. To recap, in 2019, our HOA Annual dues will be as follow: Year Full Members Civic Members 2019 $400 $200 Please contact your HOA Board at membership@vnchoa.org if you have any questions. Village North Crossing is part of Nextdoor. This is a private social network for you, your neighbors and your community. It's the easiest way for you and your neighbors to talk online with the communities close to ours. People are using Nextdoor to: Quickly get the word out about a crime or suspicious activity Track down a trustworthy babysitter Find out who does the best paint job in town Ask for help keeping an eye out for a lost dog Find a new home for an outgrown bike Finally call that nice man down the street by his first name You can sign up by being invited. 9 2019 Annual Dues Membership Fees Your annual payment covers your dues from April 1st, 2019 thru March 31st, 2020! These funds are used to cover maintenance of the common areas: pool, landscape, county permits, insurance, pest and termites control, utilities, activities, etc. We collect early to ensure we have the funds for the maintenance and permits required to have the pool ready for the opening of the season. Payment Methods You can mail your payment using the voucher below or you can use credit card on PayPal to pay your dues online and on time (additional charges will apply). Both full member and civic member dues are due by April 1st. A $25 late fee is added for payments received on or after April 11th. Those that pay between January 1st and March 15th will be entered in a raffle to win a $25 Home Depot gift card. We will select and announce the winner during the Annual HOA Meeting on March 26th.
