Annual assessments are $20.00 per property and due July 1st. If you haven t paid your dues, please make your check out to MPOA and mail to P.O. Box 213, Arnold, CA Thank you! PRESIDENT S MESSAGE: As President of your Board of Directors, I was pleased to hear that the newly updated By-laws for the Association had passed. Sadly, the CC&R s did not, because not enough votes were received to meet Article IV section IA requirements for an affirmative vote of more than fifty percent of the owners of lots within the subdivision. That being said, I would like to thank everyone for their support in our efforts to update both the By-Laws and the CC&R s. On another note, it is time once again to ensure that you have created a defensible space around your property. Please make sure that all properties are properly cleaned in accord with fire safety regulations. More information about fire safety regulations can be found on the MPOA website. Have a great summer! Rod Cummins MPOA Board President MANAGER S REPORT: The MPOA Board of Directors has accomplished quite a lot this past year. Of vital importance is the passage of the newly updated By-Laws. Regretfully, the CC&R s did not pass. This situation presents a bit of a dilemma, in that your Board may choose to pass judicious policies for the benefit of our MPOA community, yet cannot necessarily apply those rules to nonmembers of the Association. On a more optimist view, the passage of the By-Laws should encourage more voluntary members to join the association and reap its benefits. As managers, we respond to your calls for assistance. These include such nuisance matters as barking or loose dogs, livestock and poultry issues, fire prevention matters and properties that are deemed a hazard or eyesore. We communicate with County departments, including the Calaveras County Department of Public Works and Animal Control, along with Code Compliance, to help abate problems. It is our hope that the passage of a Meadowmont Property Owners Association Violation and Fining Policy, along with a Meadowmont Property Owners Association Assessment Collection Policy will, in the future, enable your management team to be even more effective in responding to your requests for assistance. 2 CONCERNS AND COMPLAINTS: Ward and Jalynne Redman work part-time as MPOA s Management team. As such, they are available to help members with concerns and complaints, including loose dogs, nuisances, eyesores and the like. They also work closely with the MPOA Building Review Committee and Tree Committee to assist members with architectural changes, tree removal, bark beetle infestation and other matters. If you have a question, concern or complaint, please the managers at: manager@ meadowmont.us or call the office at (209) ANNUAL MEETING: The MPOA Annual Membership Meeting will be held on Saturday, July 12, 2014 at White Pines Park. Registration is at 10:30 a.m. and the meeting will begin at 11:00 a.m. As in past years, a delicious BBQ has been planned after the meeting for your enjoyment. The BBQ will begin serving at noon. If you are interested in attending, please mail your refundable $10.00 per person fee to MPOA at P.O. Box 213, Arnold, CA Make checks payable to MPOA. Your contribution will be refunded to you at the meeting; however, it will guarantee you a spot and a meal. 2 ELECTIONS: Once again, it is time for the Annual Membership meeting and elections for the MPOA Board of Directors. This year, due to passage of the newly updated By-Laws, elections will be held for each position on the MPOA sevenperson Board. If you are interested in serving on the Board, please submit a brief bio to the MPOA Manager at manager@meadowmont.us. Due to the new By-Laws, the MPOA Board of Directors will be composed of seven seats. As such, each existing Board member will need to run for re-election. At this time, at least two Board members have indicated they will not run for another term. Please consider running for the Board. MPOA needs your help and support! BOARD OF DIRECTOR MEETINGS: The Board of Directors for MPOA meets monthly, the second Tuesday of each month at 7:00 p.m, except for the month of July. The meetings are held in House #1, across from the Chapel in the Pines near the Meadowmont Shopping Center. Please join us at a meeting. AIR AMBULANCE MPOA has entered into a group rate provision with CalStar and PHI Cares air ambulance services. These group rates give you an amazingly affordable rate for air ambulance insurance coverage. Membership provides insurance coverage for air ambulance transportation services provided by CalStar and/or PHI Cares. This coverage can save you thousands of dollars should you need to be transported by air for medical care. Membership information is available at their websites: calstar.org and phiairmedical.com. ARNOLD EVENTS: Arnold Concerts at The Cedar Center food, music and more each weekend. 36th Annual Arnold Spring Peddler s Fair May 24th & 25th May 26th State Park 100 year Celebration and Big Trees SP Visitor Center Grand Opening. 3 ANNUAL DISCLOSURES: Fiscal Year: MPOA operates on a fiscal year, cash accrual basis. The Association s fiscal year begins July 1st and ends June 30th. Budget - Code Reference 5300: A summary of the unapproved proforma budget for FY has been included in this newsletter. Additionally, a copy will be posted to the Association s website. Approval is scheduled for May. Assessment Collection Policy Code Reference 5300, 5730: Dues become delinquent 30 days after they are due. Dues are $20.00 per year, collected annually and should be submitted to the Association by July 1st of each year. Please mail dues to: MPOA, P.O. Box 213, Arnold, CA Checks should be made payable to: MPOA Dispute Resolution Procedures Code Reference 5920,5965 Default Internal Dispute Resolution Procedure: A dispute resolution process, in accord with the above reference Civil Code is available. Please contact the office for assistance. Right to Notice Two Addresses Code Reference 4040(b): A member may submit a request to have notices sent to up to two different specified addresses, pursuant to subdivision (b) of Section Right to Minutes Code Reference 4950(b): Members in good standing have a right to receive copies of the Board meeting minutes. Minutes are posted on the Association s website. A mailed copy may be received by notifying the Association office at (209) Those wishing to obtain their minutes by mail will be asked to provide the MPOA office with stamped, self-addressed envelopes for that purpose. Right to Individual Delivery/ Designated MPOA Recipient for Communications Code Reference 4035: A member has an option to receive general notices by individual delivery, pursuant to code reference A member may designate the individual(s) to receive communications and/or choose to have said notices delivered by by sending a written request to the MPOA Office at P.O. Removal of any tree greater than 10 in diameter must have prior approval. 4 Pro Forma Operating Budget/ Reserve & Loan Statement Code Reference 5300: Enclosed in this newsletter, is the unapproved MPOA Pro Forma budget for the fiscal year. INSURANCE SUMMARY Meadowmont Property Owners Association, Inc. This summary of the association s policies of insurance provides only certain information, as required by Section 5300 of the Civil Code, and should not be considered a substitute for the complete policy terms and conditions contained in the actual polices of insurance. Any association member may, upon request and provision of reasonable notice, review the Association s insurance policies and, upon request and payment of reasonable duplication charges, obtain copies of those policies. Although the association maintains the policies of insurance specified in this summary, the association s policies of insurance may not cover your property, including personal property or, real property improvements to or around your dwelling, or personal injuries or other losses that occur within or around your dwelling. Even if a loss is covered, you may nevertheless be responsible for paying all or a portion of any deductible that applies. The Bear Valley Mountain Cooperative has signed a non-exclusive letter of intent to purchase Bear Valley Mountain and village properties. This means that the time has come for supporters of Bear Valley and the Cooperative effort to purchase their co-op membership through the co-op web site at org. The recent developments were announced at town hall style meetings held simultaneously at the Bear Valley Mountain and Bear Valley village on Saturday, April 12th. Details and the content of the presentations can be found at In a packed community center, Mike Wallenfels of the Bear Valley Mountain Cooperative board told an audience of local homeowners that, We have completed the first step in negotiations for Bear Valley Mountain and village properties and will start the process of reviewing their operations with the intent to finalize the purchase before the end of the summer. At the mountain meeting, Steve Troyer, another board member, stated, This review process will result in a multi year plan to purchase and revitalize Bear Valley which each cooperative member will be able to review before the purchase is ratified by the membership. Steve Troyer, a local homeowner, presented the concept of forming a co-op that could purchase the resort and village fashioned after the Mad River Glen ski area cooperative in Vermont. The initiative quickly gained momentum and formed an interim board consisting of local business owners and homeowners. source: thepinetree.net
