1 Audubon / Fallbrook HOA Newsletter Spring 2017 BOARD MEMBERS President Vice President Treasurer Secretary Director-At-Large Valerie Hermansen Dena Saunders Amer Jassem Stephen Kaufman Vacant Board Meetings are held at the Gaithersburg Middle School on the Third Tuesday of the month. Meetings start at 7:00 P.M. Community Association, Inc. is a maintenance corporation created to maintain the common grounds in Audubon Square HOA community. The corporation oversees lawn maintenance, trash, snow and ice removal in the common areas of the community. The corporation serves homeowners on Bowsprit Ct., Carousel Ct., Mandolin Ct., Portside Ct., Sloop Ct., Starboard Ct., Sternwheeler Ct., Sunburst Ct. and Whispering Wind Ct. Members of the community are encouraged to participate in board meetings and offer suggestions in support of the corporation's charter. Feel free to send an message to our recently activated address - client.services@communityassn.com. Help Our Community Save You Money! We all know that if we run out of money before all of our bills are paid each month, then it ends up costing us more money in the long run with latefees and interest accumulating. It's easy to understand how important it is to have enough money available each month to meet our financial obligations. Our association must also meet financial obligations and in order to do so, it depends upon the timely receipt of our monthly maintenance assessments. When our community's budget is approved by the Board, it assumes two things: the amount of income must equal the amount of expenses, and, that each homeowner will pay his or her maintenance assessment in a timely manner. If one or the other fails to happen, we have a cash flow problem and it usually results in costing all of us more money in the long run. Ultimately, when even a few homeowners fail to pay their assessments on time it ends up costing us all more. We can all take part in keeping our community's expenses down, and one of the best ways is to make sure that your monthly assessment check is sent on time!

3 Board Meeting Conduct 1. The Board meeting is a meeting of the Directors of the Corporation. 2. As homeowners, you have a vested interest in your community, and you elected the Board members to take care of those interests. 3. Business matters come before the Board when a motion is made, and seconded. Each motion has a discussion period before a vote is taken. This discussion is to take place only between the Board members (and with management, if needed). 4. When a vote on a motion is taken, it is voted on by the Board members only. 5. If you would like an item to be considered by the Board to be on a future agenda for a decision, please submit your request or suggestion in writing at least a month before the next meeting. If you only want to verbally address the Board, you should plan on participating in the Open Forum portion of the meeting. (Note: The Board may be unable to make decisions on items until they have done the proper research and had time to consider their findings.) How Are HOAs Run? Most homeowners associations are selfgoverning, nonprofit corporations. The Association s Board of Directors is an allvolunteer group elected by the residents of the association (or appointed by the developer in new associations). Most of the newer associations are incorporated as nonprofit mutual benefit corporations. The association's Board of Directors is mandated to enforce the rules spelled out by a handful of papers known as the governing documents. Governing documents of HOAs usually include: 1. CC&RS (Covenants, Conditions & Restrictions), which dictate the powers and duties of the corporation and regulate both the physical characteristics of the development and the lifestyles of its residents. 2. The Bylaws, which dictate the powers and duties of the Board of Directors (when meetings occur, how Board members are elected, etc.). 3. The Articles of Incorporation, which is a onepage document that must be filed with the Secretary of State. Top Ten Rules For Being A Good Neighbor 1. Don't make judgments about your neighbor. 2. Respect your neighbor. 3. Curb your dog. 4. Don't play the stereo too loud. 5. Park in your own space. 6. Don't be a six-car family. 7. Clean up after yourself. 8. Take care of your property. 9. Help form a Neighborhood Watch. 10. If there is a problem, talk about it. Direct conversation is more effective than sending a letter or banging on a wall.
4 Please Pick Up After Your Pet It doesn't take much to remember that we have pets in our community. In fact, if you don't watch your step, you re liable to step in one such reminder! Besides being unsightly and smelly, animal waste can be hazardous to the health of our children who play in the community and other pets. One of the most common forms of disease transmission between dogs is through fecal matter. When walking your dog in our community, remember that it should be leashed. Also, it is important to remember to immediately clean up after your pet. Take along a baggie with you to pick up waste with and then dispose of it properly. PAWS PARK: Do you know how to get a key to be able to enjoy the dog park? 1. Fill out a form provided by Community Association, Inc., 2. Provide the dog license information 3. A copy of the dogs rabies shots 4. No outstanding maintenance items on your home 5. Are current with your assessments 6. Send in a check for $10.00 and you will get your dog tag and key and the fun can start. By taking a few simple steps to clean up after your pet, you can contribute not only to the beautification of our community, but also towards the elimination of one of the most irritating nuisances in our community. Thank you for your cooperation! VISITOR PARKING: You must have a valid permit to park overnight (midnight to 7:00 A.M.) in the visitors parking spaces. IT IS ONLY FOR VISITORS. Any visitor, who is staying more two consecutive days, must be reported to Community Association, Inc. with the make, model, color and tag of vehicle and length of stay. If not reported, the car is subject to towing. If no visitor s spot is available, vehicle must be parked on Fallbrook Street or Fallbrook Court and not blocking the flow of traffic, i.e., no parallel parking next to bump outs. There are no warnings given before towing. If your household has more than 2 vehicles those extra vehicles are to be parked on Fallbrook Street or Court NO EXCEPTIONS.
5 Disposal of trash Please Note - THIS IS IMPORTANT - If a holiday falls on a Wednesday, no trash will be picked up. It will be picked up on the next regular pick up day, which is Saturday. Regular Trash should be placed at curbside late the night before or the morning of the pickup, which are on Wednesdays and Saturdays. All trash should be in a trashcan with a secure lid not in bags this is a city ordinance. All leaves and lawn debris must be in paper bags not plastic bags report residents to the management company that incorrectly put out trash. Bulk Trash should be placed on the main street of Fallbrook Street or Fallbrook Court on the first Monday of every month. If it falls on a holiday the bulk items will not be picked up until the following Monday. Items, such as paint cans, tires, aerosol cans, etc., are not considered bulk trash. Anyone caught dumping such items for bulk trash will be fined up to $ per violation. If you see someone dumping bulk trash before a scheduled pick-up, please report them to Community Association, Inc. at or client.services@communityassc.com. For Recycling Pick-Up, if there is a holiday on Monday, which is the normal pick-up day, it will be picked up on the Saturday before the holiday. ARCHITECTURAL CHANGE (ACC) PROCESS If you are planning to perform any architectural improvements to your home, including satellite dish installation, window replacement, garage door replacement, etc., please remember to submit an Architectural Application to the Audubon Square Board of Directors in care of CAI for review and approval. Making any alterations without prior Board approval is in violation of the Audubon Square Covenants, Conditions & Restrictions (CC&R). If this occurs, you may be required to perform additional alterations at your cost. Keep in mind that the architectural process is one that benefits all the residents. Download the AAC Form: Reporting Maintenance Items If you notice an item in need of maintenance within our community including common area lighting issues, landscape concerns, irrigation problems, etc., please report it to CAI in a timely manner. Please don t wait until the Board Meeting to report a maintenance item. It is more efficient to contact Community Association, Inc., as a work order can be issued immediately. Thanks!
6 Chipotle Crusted Pork Tenderloin "Sweet and spicy rub for pork tenderloins. Just coat, let stand for 20 minutes and grill! Goes great with polenta or mashed yams." INGREDIENTS 1 teaspoon onion powder 1 teaspoon garlic powder 3 tablespoons chipotle chili powder 1 1/2 teaspoons salt 4 tablespoons brown sugar 2 (3/4 pound) pork tenderloins Add all ingredients on list 1. Preheat grill for medium-high heat. 2. In a large re-sealable plastic bag, combine the onion powder, garlic powder, chipotle chili powder, salt, and brown sugar. Place tenderloins in bag and shake, coating meat evenly. Refrigerate for 10 to 15 minutes. 3. Lightly oil grill grate, and arrange meat on grate. Cook for 20 minutes, turning meat every 5 minutes.
