2 PRELIMINARY MASTER PLAN OPINION SURVEY REPORT HERIT PALMS GOLF & COUNTRY CLUB EXECUTIVE SUMMARY The response rate for the Opinion Survey was very high, with fully % of all surveys returned for tabulation. The McMahon Group received a total of, surveys either via the mail or online from the Club s, Member households. Of these, the McMahon Group determined that Member households had submitted two surveys (either one survey via the mail and one online, or two online surveys). These additional surveys were removed from the tabulation, so that no household was represented more than once, bringing the total count of tabulated surveys to,. This level of participation provides a highly credible survey sample that can represent quite accurately the attitudes that exist among all members within a small range of error. Additionally, the survey followed a series of very well-attended member meetings - in fact a majority of survey respondents indicated they attended one of the informational sessions held at the Club in April of this year - and it was accompanied by a highly informative project booklet, indicating that the respondents were well-informed about the conceptual plan and related matters. The response to the Plan is mixed, as some % of respondents indicated they would vote against the Plan if it was submitted to the membership as currently constituted and % would vote in favor of it. The remaining % were uncertain. As is common in these situations, there is some divergence of opinion based on the age and tenure of the respondents with younger members (under age ) and recent joiners (members who joined since ) more inclined to support the proposal and older and longer tenured members less likely to support it. At the same time, while the support from these younger and newer segments is good, we did not find even in these typically favorably inclined groups the substantial agreement that is necessary to move a plan forward. With regard to projects, components of the Preliminary Master Plan that are important to majorities of all respondents include the casual grill room/pub, expanded main kitchen and additional parking. Next in importance were the expanded Main Dining Room; new, larger Golf Shop and a new two-story fitness and multi-use building. These were considered important by % to % of respondents. In response to Question # testing member satisfaction with the way in which the Plan solved the various facility challenges, we found satisfaction levels ranging between % to % for the fitness and dining concepts and dissatisfaction levels ranging from % to %. These results and the responses to Question A (how would you vote?) stand in contrast to the results for Question, where % indicated they were satisfied with the Plan and % were dissatisfied. This begins to suggest that the scope and cost of the overall
3 Heritage Palms Golf & Country Club Opinion Survey Report Executive Summary August Plan and the individual member funding amounts weighed on the minds of the members. The response to Question A indicates the membership would prefer to pay for improvements through an annual (for years) instead of a one-time assessment or two annual s. In response to Question B we have reported the averages for the assessment and annual options by those who entered a positive value. As noted, the average amounts offered by respondents represent from % (one-time assessment), to % (two annual s) to % (annual for years) of the amounts estimated to fund the entire Plan. However, when considering funding scenarios going forward, these average amounts must also be tempered by the following factors: Of all survey respondents, % skipped the question regarding the preferred funding method and % skipped the question regarding the amount they would be willing to pay. Of those who skipped the question regarding the amount they would be willing to pay, % are from the group that would likely vote against the Plan. Of those respondents who did respond to the question regarding how much they would be willing to pay, % to % indicated they would not be willing to pay any amount, but these responses are not included in the averages presented in our report. As was outlined at the start of this process and conveyed to the membership in the meetings and projectrelated information, the goal of the Committee and Board is to identify a plan that can be supported by a significant majority of the membership. The Committee will now need to begin the process of examining the plan in light of the survey results and work to identify a solution that allows for implementation of the highest priority projects while staying within the financial tolerance of the membership. The following report and analysis, the data tables and the written comments provide a wealth of information that will assist the planning team in this effort. Respectfully submitted, Frank J. As this table shows, almost all of the components are important to majorities of respondents who would likely vote for the Plan. Among respondents who would likely vote against the Plan, none of the components are important to a majority of respondents, and only the casual grill room/pub reaches the % importance level. Among respondents who are undecided as to how they would vote, most rated the following components as important: casual grill room/pub, expanded main kitchen, additional parking and expanded Main Dining Room.
