Description Our Villa Our luxury 2storey Disney Villa has 5 Bedrooms and 4.5 Bathrooms with private 30ft SouthWest facing Pool & Spa which overlooks Conservation and has a Lake view, no rear neighbours and is less than 20 minutes from Disney. Incredible 2,900sq.ft of living space for your comfort Our villa is beautifully decorated and furnished to the highest standard. The 2 storey home has over 2,900 square feet of living space. It sleeps 10 comfortably. It comprises of an openplan living area with spacious Great Room at the rear of the home, with 50 Flat screen TV & DVD player, Luxury kitchen with all modern appliances and amenities, an elegant Dining Area with separate formal lounge at the front of the home. There is a HUGE Den/Loft area for relaxing, playing the Xbox or playing a game of cards on the wonderful card/billiard table, with additional 47 Flat screen TV. We have a fully equipped games room with 8ft slate bed full sized Pool Table, Air Hockey and Basketball. There is a range of children's toys and books, including a wooden train set, small Scalextric along with small kiddie s bike and ride on toys. There is a fully equipped laundry room and downstairs powder room. There are 5 bedrooms and 4.5 bathrooms,

2 made up as, 3 master bedrooms all with en suite facilities, one being located on the ground floor and has both bath tub and separate shower cubicle, King bed and overlooks the pool and conservation. Two further master suites with Queen beds, are situated on the first floor, with bedrooms 4 and 5 being one double room and one twin room, with shared bathroom. At the rear of the villa is a large 30ft oversized private South West facing screened & optionally heated pool with fabulous spa. Our HUGE extended pool deck and lanai, backs onto a natural conservation area with lake views and is fully equipped with quality al fresco dining equipment, relaxer chairs, pool furniture and a wonderful full barbeque, the home has no rear neighbours. Once we have banked your cheque we will send you a confirmation of booking and receipt for your deposit. The booking form must be completed and signed by the (Party Leader). The submission of the completed and signed booking form shall be deemed to constitute the acceptance of the terms and conditions and reservation and payment procedure by the party leader and shall be a warranty by the person so signing that that they have the authority to act on behalf of all persons named on the booking form including any substitutions or additions by any subsequent agreed amendments to the reservation. The Terms & Conditions and payment procedures will apply to all forms of reservations without exception, even in the event that the reservation form is not completed or submitted by a client or has not been received by the owners of the property by telephone or verbally that necessitates immediate commitment. General The signing of the booking form or receipt of cheque for deposit by the party leader confirms the acceptance of the terms and conditions set out and shall be binding on the person(s) booking and intending to occupy the premises (or any subsequent amendments to this list) No parties of guests who are all under the age of 21 will be accepted NO pets, of any kind, are accepted or allowed at our home. In the event that any evidence of guests having pets in the home during their stay, we reserve the right to retain the security deposit for additional cleaning of the home and seek further compensation if required. For the comfort of guests our home is strictly nonsmoking, including outside on the patio area. To ensure comfort, security and peace of mind, our home is registered with the state authorities and is in full compliance with all relevant legislation. Stays of 6 nights or less will incur an additional cleaning fee of 90 sterling/$115 US dollars The villa is available for occupancy from 1600 hours, local time Departure time is am unless otherwise agreed with our Management Company or ourselves. Vacating after 10.00am may incur a charge equivalent to one day s accommodation. There are fire alarms situated around the villa. Any tampering of these alarms will result in loss of security deposit. All local, national and international calls are free of charge (to land lines only). We do not permit calls to mobiles/cell phones from the Villa land line. An itemised bill is received, guests will be charged for any calls made to mobile phones or excessive use of this service, if in doubt please check coverage with owners or the management Company before use. We do not allow the order or delivery of parcels, personal items of any type, to our home during your stay, for security reasons. If post or parcels are found in the Villa, the property management company have the right to destroy them. You must not use or give out the Villa address, for any reason to a 3rd party. Order online, sign up to any services, memberships or otherwise online or in person. It is forbidden to use the address for personal use. If ordering takeouts, pizza delivery etc you MUST inform the gatehouse (number on codes sheet).

6 All bed linens and towels are provided for you to use. White towels must NOT be taken to the beach or used around the Villa Pool. A small selection of beach towels are provided for this purpose (situated in the utility room). If a Call Out is requested by the guest to our management team, charges may apply, these charges vary especially if not an emergency and call out is made on Sundays or Bank Holidays, minimum call out fee is $45 Payment Details A nonrefundable deposit of 100 sterling/$150 USD per week is due within 7 days of your initial reservation, to be sent with the completed booking form. On receipt of your deposit we will bank your cheque and wait for clearance, following which we will send out a confirmation of booking to you. We understand that very often departure flights are late in the day and that guests would prefer to check out later than 10am. In these circumstances a nominal fee will be charged to cover the extra costs incurred during the day. Guests should check at the time of booking whether it is possible to have an extended check out time, as at busy times it may not be possible. Payment of the balance is due in full, TEN WEEKS prior to your arrival date. After bank clearance of your parties final payment, an information pack will be forwarded to you. A refundable security deposit of 200/$300 US dollars is required at the same time as the final balance. This will be returned upon a satisfactory report of the home by our management team on your departure. All cheques should be made payable to K D & S Pawlak. Bank transfer is possible to either our UK/US bank DISNEY VILLA FLORIDA Terms and Conditions of Booking Security/Breakages A refundable security deposit of 200/$300 US dollars is required at the same time as the final balance. This security deposit of 200 sterling/$300 US dollars will be repaid to the party leader by cheque, within 30 days of your departure, providing the local management company have reported no breakages and you have returned the key as requested. We check the inventory prior to your arrival and after your departure and will advise of any faults. This may also include additional cleaning costs for spills, stains to carpets, soft furnishings, bedding and comforters etc. A charge of up to 39 sterling/$50 US dollars may be made where there is excessive rubbish for removal by the Management Company after your departure. We reserve the right to retain the security deposit (either in full or part) to cover breakages, damage, cleaning costs, or non return of the key. Receipts for repairs/replacements will be provided in the unlikely event that such retention of the security deposit is required. The villa front door key must be left in its security lock box each time you leave the property. The loss of the door key will result in a minimum charge of 150 sterling/$225 US dollars from your security deposit or more if the lock has to be completely replaced. You will be provided with one key for the villa. In the situation that you lock yourself out, you are to phone our Management Company and they will allow you reentry into the house. Unfortunately you will incur a small charge (payable at that time) for their service depending on the call out time ($45 US dollars in office hours, $100 US dollars out of office hours). The client is held responsible for any damage or breakages that may be caused to the property, its contents and also any items in the inventory during your stay. All damage and faults caused or found at the home must be reported to our Management Company at the earliest opportunity. We reserve the right to retain the security deposit (in part or full) for stains, spills, marks and damage to bed linens and comforters, furniture, carpets, linens, soft furnishings, fixtures and fittings, to cover cleaning costs incurred and any call out fees incurred for our management team to attend. Furniture must not be moved within the property, including small items, such as night stands etc. Any damage to carpets, flooring or furniture itself, as a result of furniture being moved or otherwise damaged, will be deducted from the security deposit. We reserve the right to pursue a quest to recompense for any and all damages caused which may exceed the value of the security deposit within 14 days of being served notice of this. Any guests wishing to use our barbeque are requested to do so with care and away from the pool screen. There is a charge for the use of our barbeque of 70 sterling/$90 US dollars per week, by prior arrangement with the villa

7 owners/management Company. Guests should clean the barbeque after each use. Failure to do so will result in holding a 50 sterling/$75 US dollars from your security deposit to pay the cleaning company to clean it for the next guest. The BBQ should be used in conjunction with instructions. It should be cleaned thoroughly by the guest after use, (using grilling pans to grill), padlock should be returned and locked and the BBQ cover put back in place. Florida has a subtropical climate and care must be taken with food that is left uncovered. Spoiling and contaminating food left uncovered can attract insects very quickly. Any added costs for pest control services incurred from lack of care in this may be passed to you. Safety and Security Due to State Fire Regulations under no circumstances may more than the maximum number of persons identified on the Booking Form, occupy the property. Children must be supervised at ALL TIMES whilst in the pool area and the games room/toys area. Glass is NOT permitted in the pool area. Plastic plates and cups are provided Villa alarm Guests must use the villa alarm at all times when the villa is vacated. If the villa is burgled and it is found that the alarm has not been set, you could invalidate your travel insurance and lose your security deposit to cover our insurance policy. Of the Sheriff is despatched unnecessarily, there may be a cost incurred to guests for this call out. Refer to owners regarding the setting of the alarm. Any guests wishing to use our barbeque are requested to do so with care and away from the pool screen. Swimming Pool and Spa The owners and their agents do not accept liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of use of the pool, spa and villa. It is your responsibility to ensure that children are always supervised properly in and around the pool and spa area. The Pool security fence must be left in place at all times. If pool and spa heating are required there is an additional charge. The owners can not guarantee the temperature of the pool and spa as this will vary according to the climatic conditions at the time. Guests are not permitted to touch the pool heater controls this will result in the loss of your deposit. The owner or management will not be held responsible for electrical or mechanical failure of pool heating equipment other than a whole or partial refund of any extra fee that has been charged to heat the pool. No compensation for loss of pool heating will be paid. Liability The owners or their agents do not accept liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of use of the pool, spa and villa. It is your responsibility to ensure that children are always supervised properly in and around the pool, spa and inside the villa at all times. Complaints or Dissatisfaction In the unlikely event of a complaint during your stay please contact our Management Company immediately. If the matter cannot be resolved, you should contact the owner, in writing, within 14 days of the end of the rental period. If the problem has not been reported, as requested to the Management Company, the owners cannot accept any responsibility. DISNEY VILLA FLORIDA Terms and Conditions of Booking Cancellations by guests In the event of your party needing to cancel, the following terms and conditions apply Cancellation Notice Cancellation Cost

8 8 weeks plus prior to arrival date Loss of deposit 8 to 5 weeks prior to arrival date 50% of the total charge Less than 5 weeks prior to arrival date 100% of the total charge Deposit is non refundable upon cancellation. Failure to pay the final balance by the due date (10 weeks prior to arrival) may result in the loss of the booking and deposit. If we do not receive payment we will endeavour to contact you, the guest, but if we receive no payment or communication, then unfortunately we reserve the right to cancel the booking and retain the deposit. If you do have a problem, PLEASE contact us as soon as possible to discuss the matter. We recommend that all guests take out holiday, injury, medical and cancellation insurance cover at the time of booking. Cancellation by the Villa Owner or Management Company In the unlikely event that personal circumstances necessitate cancellation of the booking we will refund any monies paid by the party (without interest, compensation or consequential loss of any kind). However our Management Company will always help us seek to relocate your booking to a villa of a similar or superior standard. Force Majeure: The owners or their agents cannot accept responsibility, be responsible or be liable in respect of damage or changes caused by Force Majeure, e.g. strikes, floods, closure of airports, weather conditions or other events beyond our control. Disclaimer LIABILITY The property is privately owned and neither the owners nor the management Personnel accept any responsibility whatsoever for personal injury, accidents or loss of damage to personal effects, however caused. The owners and their agents reserve the right of entry to the Villa at any time (including such workers as pool maintenance, gardeners etc) Whilst all information supplied in the information pack and the web site is deemed to be correct to the best of our knowledge, it is understood that the information supplied is for guidance purposes only and does not form any part of the contract. Law The contract is subject and shall be constructed in accordance with the laws of England and the parties hereby submit to the exclusive jurisdiction of the English courts.
