Website: Facebook.com/2warmorecottages bookings@2warmorecottages.co.uk Mobile: Bookings No 2 Warmore Cottages Rental Rules Direct Bookings Via Website The booking is made on the basis that the property is to be occupied by the guests for a holiday as mentioned in the Housing Act 1988 Schedule 1 paragraph 9 and the guests acknowledge that the tenancy granted by this agreement is not an assured tenancy and that no statutory periodic tenancy will arise when it ends. The guests right to occupy the cottage may be forfeited without compensation if:- More people or pets than agreed take up occupation. Any activity is undertaken which is illegal, or may cause unreasonable damage, noise or disturbance. Smoking takes place within the cottage. Arrival and Departure Times Check-in time is after 3pm on the day of arrival. Check-out time is before 10am on the day of departure. Keeping this cottage as clean as we would like to find it ourselves takes time, please understand that this means that the latest departure time on your final day is 10am which allows us time to get everything ready for our next guests to arrive. Smoking For the comfort of all of our guests, smoking is not allowed in the cottage. If you do smoke in the courtyard or garden, you must ensure that all cigarettes or cigars are fully extinguished and cold before disposing of them in the wheelie bin. 1

2 Pets Pets are only permitted in the cottage with prior approval. A 20 per pet, per week fee applies. As we welcome guests with children, babies and those without pets, dogs are not allowed upstairs, on the soft furnishings (with the exception of the Doggy Sofa in the utility room) or on the upper, grassed of the garden where children may play. Any evidence that pets have been allowed on the furniture may incur extra cleaning fees. If damage is caused to the property or its contents by any pet, the cost of the damage may be deducted from the security deposit or an additional charge made if the level of damage is not covered by the value of the security deposit held. The field at the rear of the cottage is often home to sheep or cows, you will be responsible for ensuring your dog does not get into the field and worry the livestock. Although there is a gate to the field, there is no right of way through it and so it will remain locked. Dog owners are expected to clean up after their pets. If you do go out alone, dogs must only be left in the utility room and not allowed to have the run of the house. Pets must not be left unattended for an undue length of time, either indoors or out. Guests should prevent pets from producing excessive noise at a level that disturbs neighbours. Guests must ensure that all pets are up to date with their flea and tick treatment prior to arrival. Ticks are very common in this area and can cause harmful/fatal illness to humans and pets. All points listed above are the sole responsibility of the pet owner. We, the owners of the cottage assume no responsibility for illness or injury that humans or pets may incur while on the premises. Payments A reservation deposit of 130 is required per booking. This must be received within five (5) days of booking the cottage. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is not applied towards the rental fee; however, it is fully refundable within fourteen (14) days of departure, provided certain provisions are met (see section below). The refund of the deposit can be made via cheque or bank transfer, whichever you choose. Full payment of the rental fee is due 60 days prior to the arrival date or at the time of booking if the reservation is made less than 60 days before the first day of the period. Payments can be made by cheque or direct bank transfer (bank details can be found on your invoice and booking form). Return Of Security / Reservation Deposit This will be refunded as detailed above, so long as the following provisions are met: No damage is done to property or its contents, beyond normal wear and tear. No items (beyond those which are obviously consumable) are found to be missing 2

3 from the cottage after departure. Guests do not undertake any illegal activity whilst within the cottage and its grounds. No pets, with the exception of those which have been pre-agreed with us are kept within the cottage or its grounds. There is no damage to the private sewage treatment plant caused by the disposal of items other than human waste and toilet paper into the drainage system. All debris and rubbish is placed in wheelie bin. The cottage is always left secured with all windows and doors locked. That on departure the main front door key is secured in the key safe, all other keys are present and returned to the key cabinet in the dining room. Stock taken from the Forgotten Items box (a box with various toiletries etc which can be purchased if you realise you have forgotten to pack something) and any telephone calls are paid for via the honesty boxes provided. All charges accrued during the stay are paid prior to departure. Cancellations A sixty (60) day notice period is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date are not subject to any cancellation penalty. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full rental fee and reservation deposit. However, if the period that has been cancelled or shortened can be re-let, we will refund what can be recovered from the subsequent booking. Please be aware, this may not amount to the full rental fee paid as late-booking discounts may have to be applied to secure a replacement reservation. Early departure does not warrant any refund of rent. Maximum Occupancy The maximum number of guests is limited to six (6) persons. The eldest guest must be at least twenty one (21) years of age and no bookings will be accepted from anyone under this age. Children Whilst we welcome guests with children and babies, we remind you that it is an old cottage with steep stone steps (though these are gated) in both the front and rear gardens. The interior steps are also steep and there is a log burner which gets very hot. Parents/guardians are responsible for providing adequate supervision of children and 3

4 babies whilst staying in the cottage and its grounds. Inclusive Fees Rental fees include bed linen & towels. Beds will be fully made up prior to arrival. Guests staying for more than 1 week will be provided with sufficient bed linen and towels on arrival to allow them to be refreshed each week of their stay but there will be no housekeeping service provided beyond the initial set-up. We do not allow bath towels or bed linen to be removed from the property. Please ensure that you bring your own beach towels if required. Rental fees include electricity and central heating costs. Sufficient materials are provided for an initial fire in the log burner. Guests are responsible for sourcing and paying for any subsequent supplies. Property Rates And Pricing We will agree rental fees in writing (via or hard copy) in advance of any bookings. Falsified Bookings Any booking obtained under false pretenses will be subject to forfeiture of the deposit and/or rental money, and the party will not be permitted to check in. Written Exceptions Any exceptions to the policies mentioned in this document must be approved in writing, in advance. Parking Parking for the cottage is clearly marked with the house name. Parking is not permitted in the grounds of any adjacent property or in such a way to reduce access to any property or garage or to limit the passage of vehicles on the public highway. Fire Safety Guests are required to read and adhere to the information contained within the Fire Risk Assessment which can be found in the cottage s guest information pack Log Burner The log burner must be used in line with the written guidelines placed within the cottage. Only wood or compressed fire logs (not coal, charcoal or coke) must be used. The log burner must only be operated with the door closed. 4

5 Sewage Treatment Plant The cottage is served by a modern, efficient sewage treatment plant which is shared with the other 4 properties in the hamlet. However modern and efficient, such treatment plants are not designed to process anything other than human waste and toilet paper. It will block, fail to function and potentially overflow if improper material is flushed. DO NOT FLUSH anything other than toilet paper. If it is found that feminine products, nappies, wet wipes or similar products have been flushed and block the septic system, you could be charged damages for the system to be cleared and for any repairs required.
