Please be sure to complete all sections as partial applications cannot be processed. The following must be included at time of application : Non-Refundable Application fee (per applicant) A $45.00 money order or cashier s check made payable to Renters Warehouse. Photo Identification One form of photo ID is required per applicant. Acceptable forms are: driver s license, government issued ID card, passport, or permanent resident alien card. Paystubs Three most recent pay stubs or a commitment letter from new employer. If military, provide a copy of your orders and a current LES. If self-employed, include last 2 years tax returns. Pet Screening fee (per pet) - Rental applicants with household pets or service/companion/assistive animals are required to submit a per pet application through a third-party pet screening vendor as part of our rental application process. You must submit the Pet Screening information online at: Application fees for the pets are $20.00 for the first pet and $15.00 for each additional. 3 pet max! Applications will not be approved until we have the pet score back! Please note that due to insurance regulations, guard dog breeds are not accepted. You can do a web search for guard dog breeds for a list of breeds considered to be in this category. We strongly recommend that you inquire and obtain pet approval prior to submitting an application since application fees are non-refundable. Our pet policy is as follows: - We charge a non-refundable pet fee with a range of $250 - $350 per pet due with move in funds. - There is a 3 pet limit per household. - Guard dog breeds are not permitted.

2 Completed application package along with all fees must be submitted to the Leasing Agent of the property in which you are applying. You must also ensure that you complete the Pet Screening and notify your Leasing Agent that you have done so as they may not know to look for it unless you tell them! Within 3 business days after your application is approved : Application Deposit (per property) A money order or cashier s check equal to one month s rent made payable to Renters Warehouse. Non-refundable Pet fee (per Pet) - The total fee is calculated based on your Pet Screening results. Lease Signing (all applicants must sign) A $ lease preparation fee is due at this time. A $ money order or cashier s check made payable to Renters Warehouse. Move-in: Utilities You must bring receipts showing all required utilities are in your name as of the date of tenancy. Rent / Pro-rated rent You must pay the first month s rent in full. If your move-in date is other than the 1 st day of the month, your 2 nd month s rent will be prorated. If move-in is after the 20 th day of the month, the prorated 2 nd months rent is also due now in the form of a money order or cashier s check. Renters Insurance - You must pay either your first premium ($9.50) and admin fee ($3.00) if you enrolled in our program or you must bring you own policy declaration page. 5 LEASE APPLICATION DISCLOSURES APPLICATION FEE/APPLICATION DEPOSIT : Applicant must pay a non-refundable Application Fee in the amount of $ Applicant / Co-Applicant must pay the amount equal to one month s rent as Application Deposit. The Application Deposit must be paid and Lease signed within (3) business days of notification of approval of the Application. The Application Deposit may be refundable to Applicant in accordance with Obligation to Enter into Lease Agreement as stated in this Application. The Application Deposit will convert into the Security Deposit on the Commencement Date of the Lease Agreement. All Deposits must be paid in certified funds. All parties agree that the Application Deposit shall be deposited into the Agent s Escrow / Trust account no later than five (5) banking days from the Lease Commencement Date. OBLIGATION TO ENTER INTO LEASE AGREEMENT : Upon approval by Management of this Application by Applicant, delivery of Application Deposit and signing of Lease, Agent reserves the right to remove the dwelling unit from the market. If this Application is approved and Applicant fails to rent the dwelling unit, Landlord shall be entitled to retain the Application Deposit. RENTERS INSURANCE : Applicant shall be responsible for insurance coverage for Applicants personal property and shall add Agent as additional insured party to Applicants insurance. Applicant does or does not currently have coverage. GUARANTY : If the Lease Agreement will be guaranteed by a third party, a separate application must accompany this application. Each Guarantor must pay a non-refundable Application Fee. APPLICANT INVESTIGATION : Unless otherwise agreed in writing, applicant accepts the property in its current condition. Applicant should execute whatever due diligence Applicant deems necessary with respect to information on the Dwelling Unit, including without limitation, mold, lead-based paint, pests or insects, and any sexual offenders registered under Chapter 23 (sec et. Seq.) of Title 19. A complete investigation may include any or all of the following: Credit Report, Verification of Employment and Income, Criminal Record Search, Rental History References, Unlawful Detainer/Eviction Investigation, Identity Trace, Sex Offender Search, Terrorism Search, Check Writing History and Personal Interviews with all provided references. Signing this Application constitutes Applicant s written authorization of such for the duration of the lease and any renewals thereof.
