1 University Park MHC, LLC Park Residency Criteria Park Phone Number: Please note that processing can take up to fourteen (14) days to complete. There is a $25.00 application fee per adult that needs to be paid before an application will be processed. This application fee needs to be paid with a check or money order. Cash will not be accepted. State law requires park approval of a new resident before an in-park sale is final. The following are the criteria for obtaining park approval for residency: 1. All adult persons who will reside in the home must complete an application for residency, and all persons who will reside at the home, including children, must be identified on the application. 2. Only one family per home is permitted. No more than 2 persons per bedroom may reside within the home. One of the residents must hold title to the home. 3. The following needs to be provided to the office as part of the application process: a. Application for residency b. Applicants must furnish a valid US Government issued picture ID and social security card for identification purposes. c. Copy of Purchase Agreement d. Copy of Safety Disclosure Form furnished to the applicant by the resident e. Proof of payment of the current property taxes furnished to the applicant by the resident 4. Applicants(s) must be truthful on application. 5. Applicant(s) must cooperate with the park owners and managers during the application process. 6. Applicant(s) must demonstrate the financial capacity to make the house and site payments and meet their daily living expenses. 7. Applicant(s) must have an acceptable credit rating. 8. Applicant(s) credit history must reflect promptness of payment. 9. Applicant(s) must have an acceptable rental history, with no history of material violations of a lease agreement, community rules and regulations, or the laws of any city, state or governmental agency related to residency. 10. A felony conviction or history of drug use or dealing, physical violence to persons or property, or other conduct or behavior which would adversely affect the health, safety or welfare of other residents or the community managers will result in denial. 11. Applicant(s) agree to sign approval for the Bureau of Criminal Apprehension to release criminal records to the community. 12. Applicant(s) agree to abide by the community lease and all community rules and regulations. 13. No homes may be brought into the property without prior written approval of management.
2 14. A security deposit is required to be paid prior to occupancy. For owner occupied homes, that amount is either $335 or $345 depending on lot location. For rental units, the security deposit is equal to the amount of the monthly rent of the unit. 15. Applicant(s) must personally interview with the community managers. All lot rent must be paid up to date, and the security deposit paid in full, before any application for residency will be approved. 16. Specific causes for denial include: a. A history of late payment or nonpayment of rent or utility charges. b. A failure to honor past leases. c. A history of disturbing neighbors. d. A history of destruction of property. e. Poor living or housekeeping habits. 17. All applicant(s) must, as a condition of eligibility, possess the ability to live independently. The ability to live independently is the ability of applicant(s) either in conjunction with available support services or otherwise, to maintain themselves and their homes in a manner which is not detrimental to either their own safety and personal well-being, or to the safety and well-being of other residents. University Park does not allow aggressive breeds to visit or live on the property. These breeds include: PIT BULLS, ROTTWILERS, CHOWS, DOBERMAN, AND SHERPARDS. Please note that any breed of dog that shows aggression, attacks any resident, management staff or animal, within the Park will not be permitted to remain in the Park.
