Applicant acknowledges that false information herein may constitute grounds for rejection of this application, termination of right of occupancy and/or forfeiture of deposits and may constitute a criminal offense under the laws of this State. APPLICATION PROCESSING CHARGE Applicant has submitted the sum of $ which is a non-refundable fee for processing of the above application. Such sum is not a rental payment or security deposit. It is understood and agreed to between the parties that in the event this application for said apartment is accepted or rejected by Management, that the said sum will be retained by Management to cover the costs of application processing as furnished by applicant. APARTMENT HOLDING AGREEMENT Applicant has deposited an Apartment Deposit in consideration for owners taking a dwelling unit off the market while considering approval of this application. If applicant is approved by owner and the lease is entered into, the apartment deposit shall be credited to the required security deposit. If applicant fails to enter the lease, the Apartment Deposit shall be forfeited to owner. Keys will be furnished only after lease and other rental documents have been properly executed by all parties, and only after applicable rent and security deposit have been paid. This application is preliminary only and does not obligate owner or owner's agent to execute a lease or deliver possession of the proposed premises. Deposit Holding Fee $ I understand that I may cancel this application within 72 hours after its submission and receive a full refund of this deposit within 30 days of the cancellation. If I cancel after 72 hours or refuse to enter into a lease on the agreed upon date* for a stated apartment, then the sum deposited shall be retained by Management to serve as liquidation damages it will suffer by reason of my failure to enter into residency. * Tentative move-in date based on construction date provided at date of application completion. 3 EDISON TRIPLEX COMMUNITY RESIDENT SELECTION CRITERIA AGREEMENT I understand that my apartment application is contingent upon my eligibility according to Tacolcy Property Management Corporation, (TPMC), which reserves the right to reject my application for any one or any combination of the reasons listed below: 1. Applicant must provide a minimum of 3 years of residency information. Applications will not be accepted by minors or any person under the age of The combined household income must be equal to or greater than 2 ½ times the monthly rent and estimated utilities, but the household income must not exceed the maximum household income guidelines. 3. Household members must have a good credit reference from a previous landlord or mortgage company and at least two other credit references from credit card companies, bank, or savings and loans, etc. 4. Applicants must provide a minimum of 2 years employment information. If self-employed, additional verification of income is needed (previous year tax return, records of regular bank deposits, bank reference, etc. 5. We must have a copy of your social security card for all members of the household. 6. Applications will not be accepted if a credit report shows unpaid civil judgments within the last two years, drug related issues, criminal history, or an unsatisfied and unlawful detained action. 7. A non-refundable application fee will be charged per person, unless married. This fee is paid at the time of the application. 8. A damage deposit is required to hold an apartment off the market. No application will be accepted or processed without first collection of the deposit at the point of application. 9. You have 72 hours to cancel your application. After the third day, your deposit becomes the property of the management. 10. We reserve the right to ask for a co-signer, extra deposit, and/or the last month s rent in advance.
4 REJECTING APPLICANTS Applicants may be rejected if: They are ineligible; The household s characteristics are not appropriate for the size or type of units that are available; They do not meet the resident criteria selection; or; They fail to disclose and document all Social Security Numbers or execute a certification when numbers have not been assigned: A record of chronic late, underpayment or nonpayment of rightful obligation, including rent and utilities (3 or more late payment of rent during any 12 month and/or a rate of R3 or higher o any credit report); An applicant s inability to fulfill obligations and comply with all terms of the previous/current Lease/Rental Agreement; A record of disruptive behavior (2 or more lease violations documented by previous landlord); A record of destruction of property (a forfeiture of security deposit or any damage deposit due to damage, neglect or destruction of property; A record of poor living or housekeeping habits; A history of criminal activity involving crimes of physical violence to person or property, or a record of other criminal acts which may endanger the health, safety or welfare of other residents (any felony conviction involving endangerment to person or property); Eviction for material non-compliance, or other good cause, from current or previous housing; A history of activities that would be injurious to the reputation of the property and/or be likely to cause an increase in rate of hazard insurance on the property; Purposeful falsification, misrepresentation or withhold of information or submission of inaccurate and/or incomplete information on any application or during the interview related to eligibility, award of preference for admission, family composition or rent; Current or recent problems involving chemical or drug dependency resulting in any of the other reason for non-selection; and/or; Refusal to comply with housing program requirement, policies and/or procedures. Applicants may be denied particular units and placed on a waiting list if the household s characteristics are not appropriate for the size or type of units that are available at that time. If management does not place an applicant on the waiting list or immediately process the applicant for admission, management must property notify the applicant in writing of the rejections, and explain in the notice the reason for the rejection.
5 And, that the applicant has fourteen (14) days to respond in writing or to request a meeting to discuss the rejection. If the applicant is an individual with handicaps, the applicant may inform management of this fact and may request management to make reasonable accommodations in the policies or practices to enable the applicant equal opportunity. Any meeting with the applicant or review of the applicant s written response must be conducted by a member of the management staff who did not make the initial decision to reject the applicant. If the applicant appeals the rejections, management must give the applicant a written final decision with five (5) days of the response or meeting. I understand and agree with Management s right to reject my application for any of the above reasons. I further understand that management has a written Resident Selection Plan and that it is available if I wish to review its contents.
