6 HIGHLIGHTS OF PET POLICY Furry Friends... Your Owners Are Welcome Too!! Residents must obtain prior approval before moving a pet into their apartment by completing a pet application form available in the Management Office. A current photo of the pet must be attached to the application. If local law requires, the pet must have a current license. For your pet s protection, a permit will be issued and placed on your door so that maintenance is aware of the pet before entering for service requests. Dogs/Cats/Ferrets: NO pet will be permitted which is expected to exceed eighty (80) pounds in weight at maturity. For two pets, each pet may not exceed fifty (50) pounds in weight. A maximum of two (2) pets are permitted per apartment home. No vicious breed dogs: Doberman Pinschers Chows Pit Bulls (American Pit Bull Terrier, American Staffordshire Terrier, American Bulldog) Rottweilers German Shepherds Any mixed breed dog with identifiable characteristics specific to one of these breeds as determined in the sole opinion of management.. Any animal deemed by Management to be potentially harmful to the health or safety of others, including attack or fight-trained dogs, will not be approved. Fees: $100 Non-Refundable Pet Fee for 1 Pet $150 Non-Refundable Pet Fee for 2 Pets $35 A Month Pet Rent for 1 Pet $50 A Month Pet Rent for 2 Pets *A copy of the property s Pet Policy is available upon request.

7 RENTAL REQUIREMENTS & QUALIFICATIONS PRG Real Estate Management and The Villages of Lancaster Green Apartments supports The Fair Housing Act as amended, prohibiting discrimination in housing on race, creed, color, religion, sex, national origin, handicap, familial status or sexual orientation. Lease Holder(s) must be 18 years or older and an application must be submitted by each applicant over the age of 18, even if living with a parent or guardian. The following qualification standards will be required from every prospective resident. Number of Occupants: Automatic Denial: Credit Scoring: Rental History: Employment: Income: Criminal History: Roommates: Animals: Utilities: Insurance: Two Person Maximum Occupancy per Bedroom (unless otherwise dictated by State or Federal law). Applicant will be denied if any of the following: False Social Security Number (SSN) Housing Debt Unpaid Eviction Information about you and your credit experiences, such as your bill-paying history, the number and type of accounts that you have, late payments, collection actions, outstanding debt, and the age of your accounts is collected from your credit report. An automated credit scoring system determines your credit score, which establishes any further verification needed and your security deposit amount. Applicant must have twelve (12) months verifiable residence history. Documented lease violation(s) will result in denial. Applicant must have twelve (12) months verifiable employment history or confirmation of full-time student status (minimum 9 hours). Qualifying student requires guarantor. Less than 12 months employment history will result in higher security deposit. Lease Holder(s) monthly gross income must be 3 times the monthly rent amount. Guarantor/co-signer monthly gross income must be five (5) times the monthly rent amount. Income must be verified by one or more of the following: Employer Two (2) most recent paycheck stubs Court documents Two (2) most recent bank statements, CPA, or last year tax return if self employed Applicant will be denied if: Felony conviction, serving deferred adjudication or case pending, no time limit. Misdemeanor conviction, serving deferred adjudication or case pending for the following: Theft of property (exclude checks), damage to property, drug violation if within 7 years from completion of sentence. Violence, Injury to persons or sexual offense, no time limit. Qualify for income jointly; each roommate must qualify individually in all other areas. We will gladly provide you with a copy of our property s Pet Policy for your review upon request. Electricity must be set up in the resident s name prior to move-in. Additionally, residents are billed for water, sewer, & trash. Personal liability insurance in the amount of $100,000 is required for tenancy. Application/Lease Fees: Application fee is $35.00 per applicant and $10.00 for a co-signer. The holding deposit to reserve an apartment is $ The standard security deposit is $ Depending on the credit score, the amount of the required security deposit may be increased to one-half month s or one full month s rent. Additionally, a non-refundable $ redecoration fee is due as an additional move-in cost. The holding deposit and initial move-in costs must be in the form of certified check, cashiers check, money order, or debit/credit card. Applications are valid for thirty days, after which a new application must be completed and new application fee(s) paid. Cancellations: Holding deposits will only be refunded for denied applicants. The application fee is non-refundable. No holding deposits or other monies will be refunded for cancellations once an application has been approved and an apartment reserved, as it will be forfeited as liquidated damages. 8 RESIDENT S INSURANCE REQUIREMENT Dear Resident: As of January 1, 2011, The Villages of Lancaster Green Apartments requires that all new and renewing residents provide proof of $100,000 personal liability insurance coverage as a condition of tenancy. Upon the execution of your new lease and as a condition of move-in, you are required to maintain a policy of insurance with at least $100,000 in personal liability coverage. Personal liability coverage offers you protection if you are legally responsible for injury to another person or for causing damage to another person s property. You may also consider obtaining a renter s insurance policy that adds coverage for your personal belongings. This will protect you from losses resulting from fire, theft, vandalism and windstorm. For your convenience, we have arranged for coverage to be made available to you through Multifamily Insurance Partners. As a PRG resident you are eligible for preferred rates and are automatically approved for coverage with no credit or insurance check required. You may purchase coverage to satisfy your lease requirement from our preferred partner, or you may acquire the insurance from an insurance agency of your choice. As an added convenience, if you obtain your coverage from Multifamily Insurance Partners, you do not have to show proof of coverage as outlined below, as the community staff will be notified automatically. To receive additional information about this insurance program, you may pick up a brochure at the management office, call Multifamily Insurance Partners at (877) or visit Once you have met this insurance requirement, you must provide proof of coverage to the management office prior to move in. Proof of coverage may include a copy of a Declaration Sheet, a Certificate of Coverage or a confirmation of coverage letter from an insurance agent or company with the property listed as an interested party for the purpose of notification of cancellation or modification of the liability coverage.
