2 OVERVIEW The Teton Diablo Ranch is a lush oasis lying in the foothills of the spectacular and rugged Wind River Mountain Range near the town of Pinedale. Almost virtually surrounded by federal lands that compose the expansive Bridger- Teton National Forest and Bridger Wilderness area, this magnificent working ranch/retreat enjoys a private end of the road setting with excellent year round access. Only 10 minutes from the Pinedale airport and 15 minutes from the town of Pinedale, the ranch boasts a 6200 square foot custom stone/timber/glass main residence with five bedrooms, six baths, a home theatre, wine cellar, Black oak walnut lined office with a fireplace, master bedroom suite on the main level, custom kitchen and a magnificent setting on a commanding bluff that overlooks the ranch. In addition the ranch has a beautiful rustic hunting cabin up one of the many draws that lead into the National Forest. Built in 2001, the cabin has a propane fired cook stove, propane lights, a beautiful native stone fireplace and propane heat. There are two bedrooms and a loft, a bathroom and the great room. It is in immaculate condition and exemplifies the term glamping. There is a log managers cabin with three bedrooms that was originally built at the turn of the century and remodeled with a spacious country kitchen, living room with a Blaze King fireplace, a laundry and a bathroom.
3 continued OVERVIEW Across the yard from the managers cabin is 32 x 65 calving shed which houses a large tin lined storage room and has two entrances, five stalls with 3 outside doors (all stalls have two accesses and one has a head catch). There is a large corral on the south side and a smaller corral to the north. There is a horse barn that has three stalls and is connected to an old guest cabin that is used for tack. A new heated shop building is tucked into the trees and has 3 large overhead doors. There is a loft in the shop for additional storage. The corrals behind the shop are fed by Lovette Creek, which supplies year round fresh running water. Finally there is a shooting range with a new enclosure and targets that run from 100 feet 1,000 yards.
4 WILDLIFE & RECREATION The ranch is a haven for wildlife providing habitat for elk, moose, deer and antelope as well as a variety of waterfowl, sage hens and other game animals and predators. Elk, deer and antelope all calve on the ranch. In fact the northern portion of the ranch s BLM lands are managed by the State of Wyoming as a winter elk feeding ground where up 1,000 head of elk spend the winter. The south end of the ranch has a nice stretch of Silver Creek meandering through that provides trout fishing for browns, rainbows and cuttroats. There are several ponds on the ranch that have been stocked in the past which are deep enough to hold fish over for the winter. With direct access from private trails to the Bridger Wilderness Area, it is possible to hike or ride on horseback to the numerous beautiful lakes scattered throughout the Wind River Mountain Range. It is estimated that the area contains over 1300 lakes, many with rainbow, eastern brook, native cutthroat and or golden trout. Rock climbing in the Winds is internationally famous and the backpack/horse pack trip opportunities are limitless.
5 LOCATION/LOCALE The Wind River Range is home to Gannet Peak, the tallest peak in Wyoming and offers some of the most spectacular, yet least visited back country in the entire state. Teton Diablo is located in Sublette County, Wyoming, which lays in the northwest part of the state just south of Teton County, home to Jackson Hole. Pinedale is the county seat with several thousand residents, a blue ribbon school system and remarkable public facilities that include an indoor water park, beautiful library and incredible schools. Principally a ranching and energy development community, Pinedale is also home to outdoor enthusiasts, fisherman, artists and people looking to live in the beauty of Wyoming without the hustle and pace of life in a resort town. Of course when life on the ranch calls for a run to town, Jackson Hole is a beautiful 90 minute drive away.
6 OPERATION The ranch is ideally suited as a cow calf operation running 350 mother cows plus bulls, replacements and saddle horses. The ranch produces tons of hay that is a mix of native meadow hay and alfalfa. There are 700 acres of irrigated hay meadows. The ranch is comprised of 4,602 acres of deeded land, 520 acres of State lease 9,277 acres of BLM lease for a total of 14,399 acres. The BLM surrounds the deeded parcels and connects to the National Forest for 8 ½ miles providing tremendous access to effectively private trails into the Forest.
7 CONCLUSION The Teton Diablo is a solid working cattle ranch in a beautiful end-of-the-road setting with very nice improvements and excellent recreational attributes. Fishing, hunting, riding, roping, four wheeling, cross country skiing, snowshoeing and snowmobiling can all be enjoyed on the property and the adjoining federal lands. Great access and proximity to Pinedale and Jackson Hole add to the appeal of this offering. A jet capable airport is 10 minutes from the property and commercial air service in Jackson is less than 2 hours from the ranch. The owner of the ranch also has a hangar at the Pinedale airport that can be made available for purchase to the buyer of the ranch. Wyoming is one of the most tax friendly states in the country and is one of the few state governments to consistently operate in the black. 12 WYOMING TAX BENEFITS There are numerous reasons why those who live in Wyoming have chosen to have their primary residences here. Some of those reasons are emotional, such as the sheer beauty of the natural surroundings and the overall quality of life. Other reasons are more practical in scope and include Wyoming s overall tax-climate benefits, when compared to all other states. For years, Bloomberg has rated Wyoming as the most tax-friendly state in the United States. Here are the 10 top tax benefits offered by Brian Jones, a senior vice president at Bank of Jackson Hole. 1. No state income tax: With no state tax on personal or corporate income, you have more disposable income, Jones says. 2. Dynasty trusts: In Wyoming, you can shield your real estate from federal estate taxes for up to 1,000 years through a dynasty trust. You can establish a trust in Wyoming for the benefit of your family or other beneficiaries, Jones says. You can transfer your real estate into a limited liability company or family partnership and then put that into the dynasty trust. As a result, multiple generations can make use of and enjoy the property, without having to pay estate taxes or worse, having to sell the property in order to pay the taxes. A key point to remember: The trust must be administered in Wyoming. 5. No tax on out-of-state retirement income: A lot of people in Jackson Hole use Wyoming as a second home, Jones says. They have retirement income that comes from other states where they may be a resident. Wyoming doesn t tax that retirement income that s earned outside of Wyoming, which is certainly beneficial. 6. Low property taxes: Wyoming has very low property taxes compared to other states, Jones says. The taxes that you do pay here are based on the assessed value of the property. 7. No excise taxes: When you fill up your car or buy groceries in Wyoming, you won t pay any state tax on either. 8. No tax on mineral ownership; A lot of states charge owners a tax on their mineral ownership, but Wyoming does not, Jones says. If you own minerals, you won t pay a tax on it like you would your home. 9. No intangible taxes: Wyoming doesn t make you pay a tax on financial assets like stocks and bonds. 10. No tax on the sale of real estate. 3. No inheritance tax or estate tax: Wyoming repealed its estate tax as of January 1, 2005, Jones says. 4. No state gift tax: Somebody who owns property in Wyoming can gift that real estate to their heirs without having to worry about paying a state gift tax, Jones says.
