1 EMERGENCY RESPONSE GUIDELINES Prepare Respnd Recver Last Update: May 15th, 2018

2 Black Creek Industrial Grup Emergency Respnse Guidelines Purpse All Black Creek Industrial Grup ( BCIG ) Prperty Management Teams ( Management Teams ) are expected t have a detailed Emergency Actin Plan ( EAP ) fr prtecting life and prperty, assuring the safety f persnnel, vendrs and tenants and fr managing resurces, analyzing infrmatin and making decisins in the event f an Emergency Cnditin at any IPT prperty. Definitin - Emergency Cnditin: An Emergency Cnditin is defined (but nt limited t) under the EAP as any cnditin that prevents and BCIG prperty frm perating at full capacity under nrmal cnditins and shuld be reasnably determined and acted upn by Management Teams. While many cnditins will arise that cannt be predicted r defined; they can be expected t be the result f certain kinds f events including: Natural disasters: Earthquake, Hurricane, Snw/Ice Strm, etc. Hazardus Materials Cntaminatin Civil Disturbances Internal Facility Incidents Terrr Alert Airbrne Bilgical/Chemical Txic Emergencies Natural Disasters: There will be varius types f Natural Disasters that may affect BCIG's prperties. In additin t thse listed abve, these may als include widespread flding, high winds, r ther extreme weather cnditins causing widespread damages. Hazardus Materials: An Emergency Cnditin can be caused by hazardus chemical spills r ther wide-spread chemical cntaminatin disasters. Examples culd include txic chemical spills frm UPS batteries, nuclear waste emissins frm pwer plants r transprtatin vehicles which have cntaminated a wide gegraphic area. Civil Disturbances: An Emergency Cnditin can be caused by a civil disturbance. While unlikely, such disturbance culd be the result f a rit, war, r widespread bmb threat. Internal Facility Incidents: An internal facility incident can be caused by a number f circumstances. These circumstances culd include; chiller failures, pwer bumps, catastrphic water leaks, etc. Page 2 f 11

3 Black Creek Industrial Grup Emergency Respnse Guidelines This dcument is meant t be an verlay that defines BCIG expectatins related t the required Management Teams EAP which shuld be supplemented by specific items such as utility shutff lcatins, BCIG Claim Reprting Instructins, BCIG Emergency Respnse Checklist, BCIG Annual Review Checklist and BCIG Asset Management Cntact List (see attached exhibits). Additinal items shuld include (but nt be limited t) Emergency Management Team ( EMT ) cntact list, Tenant emergency cntact lists, Vendr Emergency cntact lists, etc. Each prperty shuld als have additinal prcedures defined at an apprpriate level f detail based n the unique circumstances f the prperty such as lcatin, age, cnstructin features, access r as may be mandated by any lcal r municipal agencies r cde requirements. 4 Black Creek Industrial Grup Emergency Respnse Guidelines Peridic Review f EAP Prepare The Management Teams shuld frmally review the EAP n less than annually t ensure the EAP remains current and the prperty-specific cntact lists, site plans, shut ff plans and prcedures are cmplete, accurate and understd by the EMT. Evacuatin plans, fire drill prcedures, emergency shut-ff plans and ther items are t be psted by the Tenant r Management Team (as required and applicable) at the prperty and submitted t the Fire Department (if required). An Annual Review Checklist is prvided in the EAP the cmpleted checklist shuld be sent annually t the BCIG Asset Manager alng with the current prperty specific EAP. Risk Management Management Teams shuld be fully prepared t preserve life, manage risk and t cntrl lss in an Emergency Cnditin. RISK MANAGEMENT Preserve life, manage risk and cntrl lss by being fully prepared in the event f an Emergency Cnditin. Eliminate / Minimize Prperty Hazards Perfrm regular inspectins and make/enfrce required repairs. Perfrm preventive maintenance as scheduled / budgeted. Mnitr and Enfrce Vendr / Tenant Insurance Requirements Ensure tenants and vendrs are prperly insured Manage Incidents Create, maintain and fllw a cmprehensive Emergency Actin Plan. Page 4 f 11

5 Black Creek Industrial Grup Emergency Respnse Guidelines General Guidelines / Cnsideratins fr Maintaining an Effective Emergency Actin Plan Prepare KNOW AND FOLLOW LOCAL LAWS / BUILDING CODES / FIRE CODES! Fire Department review f prperty-level emergency prcedures (if applicable) Encurage Tenants pst required emergency and evacuatin plans and t be in cmpliance with ther related cde requirement (exit signage, racking, utdr strage, panic hardware, etc.) KEEP THE EAP CURRENT AND RELEVANT! The full EAP shuld be frmally reviewed at least annually Annually (at minimum) update all EAP lists (EMT list, tenant cntact lists, vendr lists etc.) KNOW THE EAP EXISTS! Management Team shuld all be aware f the EAP and where t find it Peridic mandatry training f Management Team persnnel HAVE THE EAP ACCESSIBLE! The EAP shuld be readily accessible by members f the Emergency Management Team (EMT). The EMT shuld keep a hard cpy f the EAP and supprting dcuments accessible (trunk f their car) and have a cpy accessible n a hard drive and via a netwrk. COLLABORATION IS IMPORTANT! The EMT rles and respnsibilities shuld be clearly defined and understd by each team member. Page 5 f 11

Being prepared fr an Emergency Cnditin shuld include (but nt be limited t): Perfrming required inspectins and preventive maintenance n extinguishers, sprinklers, fire pumps, alarms, panels and ther cmpnents f the building s fire & life safety systems as required by state and lcal law, insurance, etc. Ensuring buildings are perated in accrdance with the lease, lcal building cde / fire cde requirements Understanding Tenant s use and any unique items related t it (hazardus material strage, racking, machinery, electrical distributin, etc.) Prviding the EMT cntact list t Tenant Peridically cnducting mandatry training fr EMT s & invlving lcal authrities in the training Encurage Tenants t peridically cnduct mandatry emergency/evacuatin drills in crdinatin with lcal authrities Page 6 f 11

7 Black Creek Industrial Grup Emergency Respnse Guidelines Prperty Prtectin Prepare Understand the Prperty Prperty prtectin starts with a cmprehensive understanding by the EMT f BCIG prperties that shuld include (but nt be limited t): Site Plans Emergency Shut-Off Plans Lcatin f the fllwing (may be indicated n the site map drawings / flr plate drawings): HVAC / Bilers / Generatrs Electrical distributin and meter rms Elevatrs Strm and sewer lines Rf access / hatches Parking lt lighting cntrls Lcatins f any hazardus materials stred and Material Safety Data Sheets (MSDS) Emergency shut ff plan and cntact list shuld be maintained in Fire Cntrl Rm if there is ne in the building. Emergency Management Team (EMT) Clearly identify the EMT, their rles and respnsibilities and prperties they are respnsible fr. Maintain current EMT cntact lists Identify preferred Vendrs (cntractrs, engineers, cnsultants, etc.) Prvide Emergency Authrizatin Letter Identify prperties they are respnsible fr Maintain a Vendr Cntact List Maintain Cntact List fr IPT Asset Management and Lcktn (Insurance) Maintain Tenant Emergency Cntact List *All cntact lists shuld be included as exhibits t the prperty level EAP. MEDIA AND SOCIAL NETWORKING PROTOCOL All Inquiries by the press r ther media persnnel cncerning prperty incidents and emergencies shall be directed t the Senir Vice President, Asset Management fr Black Creek Industrial Grup. 9 Black Creek Industrial Grup Emergency Respnse Guidelines Respnd Cmmunicatin Plan EMERGENCY COMMUNICATION PROCEDURES IF THRE IS ANY DOUBT ABOUT THE SAFETY OR STABILITY OF THE BUILDING DO NOT ENTER Prperty Manager shuld be the single Pint f Cntact between the ERT and Lcal / Other Authrities, BCIG Asset Management, Lcktn Insurance and Tenant. BCIG Asset Manager Authrities (Plice, Fire, FEMA, etc.) Lcktn Insurance Prperty Manager Emergency Respnse Team Prperty Manager Tenant Page 9 f 11

10 Black Creek Industrial Grup Emergency Respnse Guidelines Emergency Respnse Team Primary Respnsibilities Respnd Establish a Cmmand Center and cmmunicate and ntify BCIG Asset Management as sn a safely pssible Cntact and liaisn with emergency first respnders / lcal authrities and tenant(s) Assist/Cntrl any shut-ffs that are safe t access Assist/Sund any audible alarms that are safe t access Assist/Cntrl Evacuatin (if needed) Assist/Secure unsafe areas r assist in the event f a facility lck-dwn. Keep detailed recrds (including phts) f events during the emergency (see Emergency Respnse Checklist), Once immediate respnse has been handled, let emergency authrities (Plice, Fire Department, etc.) d their jb. Supprt them by giving them all knwn details and prvide any requested items (e.g., site maps, flr plans, shut-ff valve lcatins, material safety data sheets (MSDS), etc.). Page 10 f 11

As sn as safely pssible after an emergency, the EMT shuld assess the prperty fr any damages by cmpleting and submitting the Emergency Respnse Checklist (which shuld include pht dcumentatin). Emergency repairs shuld be cmpleted (r cmpleted t the pint f stabilizatin) at Prperty Managers discretin Request cntractr prvide scpe and pricing fr all nn-emergency repairs. Prperty Manager t prceed with apprval and directin frm BCIG and Lcktn. Maintain strng cmmunicatin with tenant(s) regarding repairs and curse f actin. Page 11 f 11
