Will there be a sale price floor above which the sale will become an absolute auction? A 1). Yes the floor amount will be revealed to only the successful auctioneering firm contracted for the sale of the property. Q 2). Is there legal access to Tract B from Old Madisonville Road? A 2). Yes. Russell Drive right-of-way extends to the City of Henderson Tract B property line and provides access to the property. In addition, the City of Henderson will grant a second right-of-way ingressegress easement from the City property adjacent to existing fire range. The description of the easement will be prepared prior to the auction. Q 3). Is there any authority from the CSX Railroad allowing the rail crossing to be used between Tract B and A3? A 3). See enclosed deed Deed Book 12, Page Q 4). Is right-of-way access available for Tract 2? A 4). No. The City of Henderson will auction Tract A1, A2, and A3 together as a group. Then Tract B will be auctioned separately. Then all tracts will be auctioned together and the land will be sold to the highest bidder provided the floor amount has been met or exceeded. It will be the buyer s option and obligation to obtain the necessary permits for a stream crossing from any and all necessary federal and state regulatory agencies or authorities.

Box 716 Henderson, Kentucky Finance Department Phone: FAX: August 25, 2015 REQUEST FOR PROPOSALS Request for Proposals No Auctioneer Services This correspondence shall serve as a request for proposals (RFP) for the City of Henderson (City) to provide auctioneering services to stage and conduct a public auction of certain real estate consisting of approximately acres owned by the City of Henderson. The property for sale is more adequately identified on the enclosed map. If your company is interested in submitting a proposal, please provide the following information the City: A brief overview of the services provided by your company. Advertising options and suggested marketing strategies. Provide recommendations on whether to sell the individual tracts together or separately. Provide a minimum of three examples where this strategy has been used. Licenses and certificates held by you andor your company relative to the auction industry. Fee Structure Provide at least three structures for the City to consider. Based on the presentations, the fee structure agreed to by the City will be subject to negotiation. Also indicate the timeframe for compensating your company. Please discuss and recommend the forms of payment to be accepted from buyers on auction day. Indicate the preference of your company for the actual location where sale of real estate is conducted. Recommend the three most suitable dates for conducting auction. The personnel of your company must be available for at least two preview dates. Dates and times to be mutually agreeable between your personnel and the City. Proposals received after that deadline will not be considered regardless of circumstance. Respondents are strongly encouraged to confirm proposal delivery via phone. The respondent is responsible for all costs associated in creating and submitting a response. All responses become the property of the City. Electronic Proposals will not be accepted. The proposals opening will not be public.
