13 Lichfield South 12 Track Record Examples Tempus Ten, Junction 10, M6 A 17.5 acre mixed use site at Junction 10 of the M6 was identified by Lingfield as a key gateway to Walsall, the Black Country and the greater Birmingham conurbation. This was the first mixed use development in the Walsall Regeneration Area. Lingfield worked tirelessly with the Local Authority to ultimately provide a Planning Permission of commercial development, totaling some 350,000 sq.ft of offices, hotels, conferencing, leisure and restaurant uses, generating 2,500 jobs for Walsall. Lingfield were successful in achieving further planning consent for 80,000 sq.ft of offices and 100,000 sq.ft of distribution warehousing for this strategic site. Lingfield fostered excellent working relationships, with both the local authority and the community including an adjoining Church and four Schools to ensure a mutually beneficial approach to the development. This patient and sensitive approach ensured that an outline planning permission was expedited. Lingfield were large enough to have the resource and small enough to offer senior management input which has made a major contribution to the success of this site which is a key land mark building at the entrance to Lichfield. I have also been impressed by their ability to attract blue chip occupiers. David Smith Leader of the Council Lichfield District Council (2008) The Wall Island venture has been established now for a number of years and represents a high quality and successful business offer. The planning permission just recently granted by the Authority would provide for an additional 12,500 square metres of Grade A office space together with a research and innovation centre. Potentially the development could provide some 1,350 jobs on site with indirect job creation being an additional 170 jobs in Lichfield District and 285 in the wider area catchment area. Using current average salary levels applicable to the Lichfield area this scale of job creation would equate to approximately 60M + of gross income being generated. This however is viewed as a rather conservative figure given the types of jobs that are likely to be provided for at this prestigious development. Assuming retention of 30% income and expenditure locally this would equate to some 19-20M going into the local economy per annum.
