1 Tenant-in-Common Association to hold 2009 Spring Meeting March in San Diego, Calif. February 06, Financial Digest According to the Tenant-In-Common Association (TICA), the organization will hold its 2009 Spring Meeting March 18-20, 2009 at the Manchester Grand Hyatt in San Diego, Calif. With the current economic conditions, this meeting will provide the education needed to survive and thrive through this economy. This event brings more than 600 of the leading registered representatives, broker-dealers, sponsors, attorneys, CPAs, real estate professionals and investment professionals interested in 1031 exchanges or tenant-in-common (TIC) transactions together to network and learn the latest trends in the TIC industry. With the current economy and financing market, the agenda and sessions will focus on how to

2 "survive and thrive" in the TIC industry. Throughout the event, attendees will have the opportunity to participate in interactive forums and educational sessions, attend sponsor roundtable sessions, network with leading commercial real estate companies in the exhibit hall and hear the industry's leading experts speak. Educational sessions will cover a variety of the latest topics and trends in the industry including the most effective strategies for handling property workout situations, managing your time to meet your investor's needs, expanding your product line with alternative products including funds, REITs, notes, and more. Attendees will also hear the latest industry trends including past and current statistics and future predictions. Keynote speakers for this year's meeting include real estate economists Dr. Glenn Mueller and Dr. Mark Dotzour. Mueller currently teaches real estate courses at Denver University Burns School of Real Estate & Construction and serves as a real estate investment strategist at Dividend Capital Research. He has 33 years of real estate industry experience and 24 years of research on real estate market cycles, investments and capital markets. Dotzour is the chief economist and director of research for the real estate center at Texas A&M University. Dotzour will present an outlook for the economy, interest rates, investment climate, real estate space and absorption and property values. Walk away with an understanding of the most effective strategies in dealing with TIC property workouts, the TIC investors involved and the broker dealer community in future workout situations. Given the current market conditions, and the increased demand on time for handling industry issues, learning or increasing effective marketing techniques must be a critical component for registered reps to increase business in This panel will discuss marketing techniques that work, with a focus on developing new client relationships and how forward thinking, relative to relationship management, integrates into effective marketing. Session B: Diversifying product lines with notes, real estate funds and REITs for TIC Sponsors. This sponsor-oriented break out session will discuss the development of new innovative product lines with industry leaders who have successfully developed or advised sponsors on the development of notes, funds or REITs. It will also cover successful execution on fund raising for additional products beginning with the due diligence process, broker/dealer penetration, rep penetration, wholesaling and the managing dealer relationship. Notes, Funds & REITs : A frank discussion of why a TIC sponsor should or should not consider adding real estate notes, funds or REITs to their product line. Successful industry leaders will discuss what every TIC sponsor should consider before adding real additional products such as: Legal and filing costs and expenses; structure (fees, promote, sponsor equity); capital structure for acquisitions; costs of capital; and typical mistakes. Execution on Fundraising: A discussion of what it takes to successfully execute on fund raising goals for new products. Sponsors and broker/dealers will gain from this discussion regarding current deal structures, including how the debt market is impacting transactions. The panel will discuss TICs, DSTs, debt programs and funds and how each of these structures can be utilized to acquire property and raise funds. Session B. Marketing your Product Offerings to Meet Client Demands in 2009 (for reps). Registered reps should attend this discussion of ways to repackage TICs, DSTs and funds to meet client demands and to reduce client's fear of investing. 5-6 p.m. Open Forum: Creating a Win-Win for Everyone in the TIC Industry Be sure to attend this open question and answer session to discuss the challenges facing the industry, along with any questions or suggestions to TICA from members. A registered rep, broker/dealer, sponsor and third party due diligence professional will review and discuss the tasks that need to be addressed by their respective groups when an investment has an interruption/reduction of cash distributions and/or other cash flow related issues such as tenant-in-improvement and leasing commission shortfalls, projected inability to make debt service and potential capital calls.

The four primary asset classes, office, retail, multifamily and industrial and their historical and projected performance for 2009 will be discussed by experienced panelists. Use this information to educate your clients in choosing the appropriate investment that will meet their risk tolerance and yield objective.
