2 A warm welcome and aloha to Steve Whipple, who is the newest member of the Association Board of Directors. Steve and his wife, Sharon, have been owners since Steve has seen the times when things were not so great and now, the renewed spirit of Aloha. This spirit will be important as we face the challenges of aging structures while continuously improving the property. Aloha Fellow Homeowners REFLECTIONS: Joanne and I have been owners at Kamaole Sands since July of After retiring in 2003, we started to extend our time at Kamaole Sands. This allowed me to become an active volunteer on the property. The highlight was bringing together a group of homeowners with various talents to renovate the BBQ pavilions in During this project I realized that it was very rewarding to give back to Kamaole Sands. In early 2010, I decided to let my name stand for a director for the term and was elected to the board. The initial challenge for a new board member is learning board procedure, policy and the fiduciary responsibilities of a director. From there, understanding committee structures, charters and setting goals, objectives and bringing forth recommendations to the board. As a director you become familiar with our bylaws, house rules and statutes along with financial organization and project management. It was indeed exciting and rewarding to chair the Energy and Water Feature Committees. Our group was able to accomplish many projects and implement strategies that resulted in substantial savings for the AOAO. I would like to acknowledge our very interested and talented homeowners who have served on committees. As a director, I have tried to act in the best interest of all the 440 homeowners. I believe that Kamaole Sands is Kihei s premier property. The AOAO team is exceptional, led by our General Manager Jarret and our Assistant General Manager Troy. I wish to thank all the board members, especially our president Lois Koenig. My best wishes to the new Board. Sincerely, Ron Young 2

4 A big mahalo to Al & Terrie Himenes for being our Volunteers of the Year! Some of their contributions to the AOAO include upgrades to the lobby and pool bathrooms, GM office, AOAO office, Front Desk office, and the Cyber and Lap top desks in the lobby. They also recently hosted an employee appreciation luncheon! (Kudos to both of you from the employees!!) Mahalo for all that you do!!! 4

5 Phase 1 of the pool upgrades is nearing completion. Mahalo to Al Himenes for his hard work in the renovation and Stephen Sylva from our maintenance department to bring phase 1 to a completion. Please join me in congratulating Frank Tumpap as our AOAO Employee of the Year! Frank joined our Ohana in January 1989 and has done an outstanding job in his department. Some of the passions in Frank s life are to run in the Maui Marathon and being with his family! Frank said the best time he has had at Kamaole Sands has been the last few years seeing all the improvements. Before, the property did not look so good and I always heard complaints from guests and owners. Now, we hear a lot of Thank You and Mahalos. I feel proud to be working for this beautiful resort. 10 Tom and I would like to thank our many friends and neighbors for making our vacation time every year for the past 19 years so memorable. Being the guest of George and Janet Drummey for our last owners luau, and being presented with the traditional leis of Hawaii by our Canadian friends Ron Young and Gwen Wick, made it a warm and very moving experience. It has been a great ride the past 19 years, starting every day with a warm aloha from the little lady who does yard work to the friendly wave in the evening from Dave our Security guard. We have always tried to be Good Will Ambassadors for the Kamaole Sands and rightly so. It is a great community within this complex. It has a great Board and so many wonderful volunteers. We feel very blessed and grateful to have been a part of it. Our memories will last forever. Mahalo to all and Aloha! 11 Please join me in congratulating Tiffany Mancao for her promotion to AOAO Office Manager and Tammy Latz for her promotion to Management Assistant/Information Technology. Both employees have done an excellent job keeping the Association organized and running smoothly. A task easier said than done! Tiffany started working for the association in February Her duties as an office manager will include the handling of Human Resources, paying bills, owner /agent relations and special projects. Tammy started working for the AOAO in September She coordinates the maintenance operation and keeps information flowing for all. This includes the handling of keys, pest control, day to day maintenance requests and special projects. Tiffany Mancao Tammy Latz The elevator at Building 5 was finally put back into regular use after a replacement motor generator and control board was installed. Elevator operation and modernization are some of the recent topics of elevator discussions. We appreciate everyone s cooperation while the elevator was down for repairs, 11

12 HOMEOWNERS HO 6 INSURANCE By Jeanette Badger Re-printed as a reminder Each owner at Kamaole Sands is required to have an HO6 insurance policy covering potential losses within their own units. Due to a number of losses over the past few years, the Insurance Committee and the Board of Directors are recommending additional coverage to each owner. The purpose of this recommendation is to reduce personal losses in the event of a problem. Picture taken by AOAO Security of the fire at Hale Kamaole on 3/7. No one was hurt but the fire and water damage was extensive. HO6 Policies Generally Include Protection for: Built-in improvements and alterations made by you or the previous owner e.g. tile floors/walls and countertops, cabinet upgrades, upgraded appliances Personal Property including Furniture, clothing and Personal Possessions Additional Living Expense during insured repair Personal Liability Insurance for accidental bodily injury or property damage to others on or off your premises including defense costs Coverage Includes: Unit Owners HO-6 form Values declared by you to include upgrades Personal Property - Values declared by you Deductible $1,000 All Losses (standard) except as noted in policy Suggested Optional Enhancements: HO-6 Special Coverage Form including Hurricane Special Personal Property covering at home and away from home for Replacement Cost Increased Loss Assessment to cover up to AOAO deductible of $25,000 Loss of Use Rental coverage - suggest $50,000 Personal Liability - Standard $500,000. Recommend obtaining quotes for $1,000,000+ if in a rental program The above is intended as a guideline only. You should seek advice from your local insurance broker. 12

14 The speed bumps are showing signs of wear and the hold downs are in need of replacement, TJ Gomes, the company that installed our Asphalt, is working with the AOAO to repair and replace damaged speed bumps. Over the years, sections of the fence line plants on the lanai side of buildings 8 and 9 have died off or become overgrown. Tall Areca canes are being removed to help bring sunlight to the area for plant growth and to restore views. Some cane stalks with their tops cut off have been left standing until new growth takes hold. New hedge plants will fill areas were vegetation has died back. 15 Expedia s last day of operation will be on Sunday, March 31 st. On April 1 st, Aloha Concierge will take over activity operations at the lobby and pool desk. We anticipate one day of transition before full service is restored. On behalf of the Board of Directors and of the Owners, I would like to thank Expedia and their staff for their many years of service to Kamaole Sands. Expedia has been on property through the thick and thin and has helped, as a partner, to move our resort to the better place we are now in. We wish them the very best and we will always say a big Mahalo as we see them on other properties around the island. Lois Koenig/AOAO President Debbie Eddins/Expedia Aliʻi Mechanical Contractors has ordered the parts needed to repair the leak in the dry stand pipe system. The AOAO will provide a repair schedule when it becomes available. Final approval on engineering plans for 10 Double Detector Check Assemblies (DCDA) are still pending the County s stamp of approval. We are on standby until this process is completed. The County has made several requests for plan revisions, which have delayed our ability to proceed. 15

16 CONSTRUCTION TIMING 2013 The Association has a number of major projects to be completed in 2013 which will be noisy and dirty. The Board has voted to set aside an approximate six week period of time in which we plan to do the noisy projects. By setting these dates at this time, we can notify owners and agents of what to expect. They can then make a decision as to whether to book into units during that time. Spall, Fascia Board, and Pool Deck repairs were projects postponed in We hope to complete them in We will provide specific project details when the DCDA project plans are county approved. There is no perfect time for noisy construction in a vacation resort, but we have chosen the construction time between August 19 - October 4. This is traditionally the slowest time of the year for rental guests. With notice, most owners and agents can steer guests away from this period of time or let the guest know what is happening and give them a discount!
