Description of Business Management s Discussion and Analysis Independent Auditors Report Consolidated Balance Sheet Consolidated Statement of Operations Consolidated Statement of Cash Flows Consolidated Statement of Shareholder s Equity and Comprehensive Income Notes to Consolidated Financial Statements Deemed Insufficient - Contract Bond or Letter of Credit at 100% Annual Facility Fee

14 SUBMITTAL REQUIREMENTS Insurance Provisions Insurance requirements are outlined in Article 9, Indemnification and Insurance, of the Travel Plaza Facility Commercial Agreement. Comm. General Liability - Minimum of $5,000,000 combined single limit, per occurrence. Selfinsured retentions or deductibles shall not exceed $100, Automobile Liability - Minimum of $100,000 per occurrence, $300,000 aggregate for bodily injury, and $50,000 for property damage. Property Casualty - For benefit of the Company, Authority and the trustee of Authority's outstanding bonds for the replacement cost of all improvements, equipment or other property Environmental Liability - Pollution liability insurance for on-site and off-site cleanup and third party loss on, at, under or coming from the Facility, and resulting from Company s operations Builder s Risk Insurance - For the benefit of Company, Authority and the trustee of Authority's bonds, builder s risk insurance on a replacement cost basis

15 SUBMITTAL REQUIREMENTS Agreement Bond / Letter of Credit Successful Proposer must also post an Agreement Bond or Letter of Credit in accordance with Article 8 of the Agreement. Operating History requirements are outlined in the Eligibility and Proposal Form. Three out of the past five years experience in the development and operation of gas stations and associated convenience stores. Identify between two and five comparable developments operated by the proposer in the U.S. in the past five years. Additional requirements are outlined in the Eligibility and Proposal Form. Has not been subject to legal action in the past five years for an amount in excess of $1,000,000

17 SUBMITTAL REQUIREMENTS Mail / Deadlines All instructions, documents and addenda are available on DemandStar and at Written inquiries received up to 5:00 pm EDT Friday, June 3, 2016 at mcotravelplazarfp@goaa.org One (1) original executed Eligibility and Proposal Form in sealed envelope Eleven (11) complete duplicate sets of all documents Clearly label Proposal for Travel Plaza Facility with Proposer's name and address on front Proposals will be accepted beginning Wednesday, June 28, 2016, and proposals are due no later than 2:00 pm EDT Friday, June 30, 2016 at GOAA s Reception Desk, Third Level, Main Terminal Landside If by overnight delivery or certified mail: Raymond Anderson, Senior Director of Properties, Greater Orlando Aviation Authority, Orlando International Airport, One Jeff Fuqua Boulevard, Orlando, Florida

18 SUBMITTAL REQUIREMENTS Changes to Proposals Proposals may not be withdrawn unless requested in writing and request is submitted prior to deadline for receipt of proposals GOAA may request clarification or additional information from any Proposer

19 EVALUATION OF PROPOSALS GOAA s Concessions Committee will shortlist no less than three (3) Proposers based on the following criteria. Evaluation Criteria Financial Capability Reputation of Proposer Eligibility and Proposal Form correctly completed Demonstrated Experience and Qualifications Quality, Variety and Price Range of Convenience Store Items Quality, Variety and Price Range of Fast Casual Restaurant Menu (If Proposed) Quality of Customer Service and Operational Plan Travel Plaza Facility Improvements consistent with South Airport Travel Plaza Design Criteria Capital Investment in: Convenience Store, Gas Station, 100 Space Parking Lot, Fast Casual Restaurant (if proposed) and Commercial Vehicle Fueling Facility (if proposed) Financial Return to the Authority There is no value or point-ranking system. Final ranking and selection will be made in order of preference.
