APPLICATION: All Adult applicants 18 or older must submit a fully completed, dated and signed residency application. Applicant must provide proof of identity. A Non-refundable $50.00 fee for a credit and background check will be required for each adult applicant once a property has been chosen. Credit history and or Civil Court Records must not contain eviction filings, or utility collections, within the past 5 years. Applicant may be required to be approved by a condo/homeowner's association and may have to pay an additional application fee or an additional security or damage deposit. Some properties require a $45.00 lease fee. 2. INCOME: Applicants must have a combined gross income of at least 2.5 times the monthly rent. We reserve the right to require a co-signer. All sources of income if needed to qualify for a rental unit must be verifiable. 3. SELF-EMPLOYMENT: Self-employed applicants are required to produce upon request 2 years of tax returns or 1099s and non-employed individuals must provide verifiable proof of income. 4. CRIMINAL RECORD: Criminal records must contain no convictions for felonies within the past five years and no sexual offenses ever. In the event a record comes back "adjudication withheld" further documentation will be required and applicant may be denied on this basis. 5. RENTAL HISTORY: Previous rental history reports from landlords must reflect timely payments, sufficient notice of intent to vacate, no complaints regarding noise, disturbances or illegal activities, no unpaid NSF checks, and no damage to unit or failure to leave the property clean and without damage at time of lease termination. 6. PETS: No pets (with the exception of medically necessary pets) of any kind are permitted without the specific written permission of the landlord in the lease document. A non-refundable pet fee acceptable to the landlord and/or an additional pet deposit, additional security deposit, and/or additional monthly rent may all be required. Fees and deposits are waived for medically necessary pets. A pet application including a photo is required for each pet. 7. SECURITY DEPOSIT: Applicants will be required to pay a security deposit at the time of lease execution in a minimum amount of one-month rent plus $ We reserve the right to require a higher security deposit and or additional prepaid rent. 8. OCCUPANTS: The number of occupants must be in compliance with ERA Grizzard standards/guidelines for applied units, which are no more than 2 persons per bedroom. All quoted rent prices are based on no more than 2 adults occupying the property. Additional adults may be subject to additional rent. 9. HOLDING FEE: We require a holding or good faith fee to be collected to hold a property off the market. In the event the application is approved and applicant fails to enter into a lease, the applicant shall forfeit this fee. In the event the application is approved, this fee shall be applied to the required security deposit. A property may be held for a period of not more than 2 weeks. 10. EXCEPTIONS: Any exceptions to the criteria will need to be submitted in writing to the agent for presentation to the landlord for consideration. If approval is then given for such exceptions, additional security, co-signers, and/or additional advance rent payments may be required. 11. All properties are rented AS IS. Some appliances maybe exempted from repair.by the owner. 12. NON-COMPLIANCES: Our policy is to report all non-compliances with terms of your rental agreement or failure to pay rent, or any amounts owed to the credit bureaus. 13.
