So far, only 5 people are volunteering for these roles. It is a lot to ask of these 5 people to carry the load for 102 families in the Neighborhood. Please consider joining our community HOA. You can start by volunteering with social ac vi es, website, newsle er, liaison with the County, and many more! We define a good neighbor as one who takes into considera on how things they do affect their neighbors. Remember, we have a great neighborhood in a great loca on. Let s all work together as good neighbors and stewards of Village North Crossing! HOA Dues April 1 Full Membership $350 Civic Members $125 Outside Swimmer $375 Annual HOA Mee ng April 26 at 7 PM Community Work Day May 1 1pm to 5pm Pool Open May 27 Community BBQ May 30 at 11am We want to encourage you to a end the next Board mee ng on April 14 at 7pm in Devaughn Dr. HOA Dues Dues are to be paid by April 1st. If you pay on or a er April 11th, you will incur a late fee charge. If we don t receive payment by May 1st, your account will be sent to our a orney for collec on and you will be responsible for the addi onal charges incurred. Our community common areas (pool, tennis court and playground coming soon) need major repairs and maintenance. In order to keep up the value of our proper es, these issues need to be addressed promptly. Your full and on- me payment is required.
3 HOA Accomplishments in the last 2 years Only 2 ac ve Board Members and few volunteers 50 full members ($325) we have 102 houses in the community that could be full members, 12 civic ($125) and 8 outside members ($375) Since the community is more than 30 years old, many repairs and replacements are needed. The new 2014 board decided to use a phase approach based on need/risk/cost. In 2014 the electrical system was repaired because none of the lights (pool or walk way by tennis court) were working. This was a big project ($$) because the en re fuse box had to be replaced and new wiring was put underground to reach the lights outside the courts. In 2015 the focus was on the pool. The pumps were replaced, added liquid chlorine and changed the sand in the filters. The outside shower was repaired Water fountain was repaired Hired a pest company to handle rats and termites in the pool house Cameras were installed to addressed vandalism a er the cameras were installed, we did not have more issues! Also in 2015 a swing set was purchased since the other had to be removed because it was in terrible condi on and created a significant liability. The swing set is to be installed in April In addi on, in 2015 a li le bit was invested in a lawyer to take care of straightening the community paperwork. 16 joinders that were pending from were filed Addi onal Items Pending to be Addressed Pool gates: the gates we have are not built to support the weight of the extra metal that was added so people can not s ck their hands through the gate. This causes it to come out of alignment and it does not automa cally close (liability). The last two years we have had to hire somebody to do a temporary fix. Correc ng the problem has an es mated cost of $2,500. Pool deck: the deck around the pool needs to be repaired. We don t have a quote but it should be address soon. Pool les: they are old and some came off we are working on ge ng a quote to fix this. Misc Pool needs: we need new trash cans and pool furniture and improvements in the pool bathrooms. Parking lot needs to be paved. Tennis courts: they are almost not usable we are trying to get a company to agree to some patch work but it really needs to be re done. To have new tennis court is around $40K for one or $50K to have two. Bylaws and other documents: we need to do a deep review of all the paperwork with the lawyers to ensure everything is correct. Some houses could have sold without the HOA being no fied so they would need to be contacted.
4 ATTENTION ALL RESIDENTS The Village North Crossing is going GREEN. We are trying to save money on prin ng by going green. We need your informa on (we only received informa on from ONE home owner). Help us be more effec ve. Pool Key New Pool Keys will be issue and distributed in April, during our Annual HOA mee ng. Note that if you have not paid your HOA dues, you will not be provided a key. If you pay and are not able to make it to the mee ng, please send an to: to coordinate a day and me to get your key. Responses to your may be delayed and can take up to 3 to 5 business days.
5 VOLUNTEERS NEEDED! We need your help to take care of some things around the community to avoid liability issues, maintain our community a rac ve and avoid hiring contractors (addi onal expenses) to complete the necessary work. Some of these task, we would like to get someone as soon as possible; others will hope to have them done during our COMMUNITY WORK DAY ON MAY 1ST AT 1 PM. Please consider volunteering for one or more of these tasks: Ac vity HOA provides. Please bring. Clean and paint Bulletin boxes by Community entrances Brushes and Paint Cleaning products Paint pool fence, pool boards, bathrooms, etc. Brushes and Paint Tile wall in pool shower Tile, glue and grout Tile cutter and tile equipment Pressure wash tennis court Pressure washing machines Talk to your neighbors and encourage them to become a Full Member of our community. 7 Like so many maintenance jobs, everything goes smoother and you ll get be er results with proper prepara on. Early spring is the me to get ready for lawn growing and mowing season. Sharpen mower blades to ensure clean cuts. A dull blade tears the grass, leaving jagged edges that discolor the lawn and invite pathogens. Sharpen mower blades once each month during grass cu ng season. Have a backup blade (about $20) so that a sharp one is always on hand. Tune up your mower with a new sparkplug ($3 to $5) and air filter ($5 to $10). Your mower might not need a new sparkplug every season, but changing it is a simple job, and doing it every year ensures you won t forget the last me you replaced your sparkplug. Buy fresh gas. Gas that s been le to sit over the winter can accumulate moisture that harms small engines. This is especially true for fuel containing ethanol, so use regular grades of gasoline. If you need to dump old gasoline, ask your city or county for local disposal sites that take old fuel. Clean up your lawn. Time to get out the leaf rakes and remove any twigs and leaves that have accumulated over the winter. A thick layer of wet leaves can smother a lawn if not immediately removed in early spring. Cleaning up old debris clears the way for applying fer lizer and herbicides. Your grass will now start growing in earnest, so be ready for the first cu ng. Don t mow when the grass is wet you could spread diseases, and wet clippings clog up lawn mowers. Fer lizing: Both spring and fall are good mes to fer lize your lawn. In the northern third of the country, where winters are cold, fer lize in fall cool weather grasses go dormant over winter and store energy in their roots for use in the spring. Aera on: Aera ng punches small holes in your lawn so water, fer lizers, and oxygen reach grass roots. Pick a day when the soil is damp but not soaked so the aera on machine can work efficiently. Pre-emergent herbicides: Now is the me to apply a pre emergent herbicide to prevent crabgrass and other weeds from taking root in your lawn. A soil thermometer is a handy helper; you can pick one up for $10 to $20. When you soil temperature reaches 58 degrees the temperature at which crabgrass begins to germinate it s me to apply the herbicide.
