Summer is in full swing here in Ocean Lakes! People are out enjoying the warm weather, working on their homes and enjoying no school for the kiddos! The pools are full of laughter and water fun! We do have a project that will be commencing sometime in the next month. We are replacing the failed bulkhead at the lake on Bold Ruler and adding rip rap to the bulkhead that hasn t failed. This project should take approximately two months, weather permitting. Please stay away from the construction site for your safety. Just a few reminders from the office to help keep the mosquito population down during the summer months, make sure you take a look around your property and don t have any standing water. Kiddie pools, wheelbarrows, buckets full of water are prime examples of breeding grounds for these pests. Also, we are in the process of replacing old trash cans and want to remind everyone to not use the cans for construction material. These cans are there to be used while enjoying the common areas, not for discarding household or construction trash. The next neighborhood watch meeting will be held on July 19th at 7pm at the Old Dam Neck clubhouse.. All are invited to attend but please RSVP to the office so we know how many to expect. All Virginia Beach residents are invited to attend to meet your neighbors and community leaders. Rain date is July 28th. Hope to see you there! OLCA is hosting our annual national night out on Tuesday, August 2, 2016 at 6pm at the Old Dam Neck clubhouse. National Night Out is an annual community-building campaign that promotes police-community partnerships and neighborhood camaraderie to make our neighborhoods safer, better places to live. We will need some help with this event. If you are interested in helping, please contact the office. We hope to see everyone there!
2 P A G E 2 President s Corner Hot fun in the summertime! Exploding fireworks, smoking grills and smiling residents at various pools, playgrounds, tennis courts, and back yard gatherings are evidence of that observation. Relaxation and enjoyment are key to getting the most out of this time of year and it seems as though OLCA homeowners are experts at both. Speaking of enjoyment, on July 21, the Virginia Beach Council of Civic Organizations (VBCCO) is sponsoring an event for citizens. Held at Mount Trashmore, the Party in the Park will offer free food and entertainment for children. If you are interested, more information can be found on the OLCA or VBCCO websites. While enjoying the many activities of summer, please remember there are some responsibilities that remain. Be diligent to ensure that safety is always a priority. In addition to keeping a watchful eye on the smoking grill and observing all rules at the amenities, it is a good idea to act on the advice of Officer Deitrich, who is our liaison for the Neighborhood Watch program. He advises us all to remember to remove valuables and lock vehicles. In the First Precinct during the past two months, there have been 79 thefts of items left in vehicles and 12 thefts of vehicles. Of these thefts, 90% involved vehicles that were unlocked. In addition to the upcoming yard sale and health fair that are planned for the fall, there has been some interest in holding a community day event. However, to date there have not been any dedicated volunteers to coordinate it. If you have any ideas, resources, or time to give to make it a reality, please contact the office. 3 Homeowner Concerns P A G E 3 We have receive several concerns in the office from some homeowners in the community. They usually are the normal things kids, dogs, parking and trash. We have received several concerns regarding parking in the community. As everyone who lives here knows, parking is a precious commodity here in Ocean Lakes, with most homes having multiple vehicles and single car driveways on most lots. When parking, please be courteous of your neighbor s needs. Don t block driveways, try your best to park in front of your own home, and so on. We have received a letter from a homeowner in the community who asked us to please share the below letter with you in our newsletter.

6 PAGE 6 ACC & Waterways News ACC CORNER Concrete Slabs: In accordance with the OLCA ACC guidelines and Virginia Beach City Permits and Inspection department, all concrete slabs (walkways, driveways, patios, etc.), regardless of size, require a Virginia Beach City building permit and final inspection. Final Inspections: In accordance with ACC guidelines, all alterations that require a Virginia Beach City building permit, must also have a final inspection. In order to close out an OLCA alteration application (ACC application), a copy of the final inspection must be submitted to the OLCA within two weeks of work completion. WATERWAYS NEWS The Waterways Committee is still looking for folks willing to test the water quality of our lakes, ponds, Malbon Creek, and Scopus Canal. The cost for a bacteria and chemistry panel is $12 and is paid to the Virginia Aquarium in the form of a tax deductible donation. If you live on a body of water and would like to know what s in it, and the quality of it, please contact the Waterways Committee for more information. CURB & GUTTER PAN It is the homeowner s responsibility to maintain the curb area and gutter pan all the way to the street. On the left is an example of what it is not suppose to look like and on the right is a correct way it should be maintained. Homeowners are required to maintain all the way to the blacktop of the road including the crack between the concrete and the blacktop. Keeping these clean and free of grass, dirt and debris helps get water off the roads faster. Water cannot flow if these gutter pans are dirty and keeping them clean adds to the curb appeal of the neighborhood! The ACC has the power to adopt and enact new guidelines as deemed appropriate. All actions to enforce the guidelines relating to property maintenance or other violations are initially handled by this committee. There are three regular and two alternate members on the committee. All members are appointed by the Board for three year terms. The ACC meets the 1st and 3rd Wednesday of each month at 6pm. The ACC works closely with the community standards inspectors to ensure compliance by property owners. We have an opening for an ACC alternate available immediately. This person would sit in on the ACC meetings in absence of any regular member. If you are interested, please contact the office to fill out a volunteer application. We would also suggest that if you attend meetings where you would not be sitting as an alternate to know what is going on in the community. If you are interested but unsure of the requirements, please feel free to come visit one of our ACC meeting. Thanks for your consideration!

We re proud of our association and trust it will contribute to the quality of your experience in our community. Here are a few tips and bits of information to help you make the most of community association living. Your Own Space There s one important difference between renting and owning a home that you need to keep in mind. Unlike renting, your unit and its upkeep belong entirely to you. You re responsible for all maintenance for any part of your home that is used only by you or your family. So, for example, when the faucet leaks, the first person to call is your favorite plumber. Common Elements and Assessments The community has a number of common areas and services like the grounds and the maintenance to keep them attractive and enjoyable. We share these areas and their expenses when we pay our assessments. Community Rules Because many residents share the common areas, it s necessary to have a few basic rules so everyone can enjoy the community. If you don t have a copy of the community rules, please call the office or visit our website at Membership When you bought your new home, you became a member of our community association. Membership entitles you to attend and observe board meetings and vote in board elections. You may even want to consider running for a board seat yourself. Our community thrives because residents volunteer for committee assignments and eagerly stand for board elections. Get involved we need you. Questions on Social Media There s a lot of buzz on social media and assumptions are being made. Opinions are not facts. Remember, not everything you read on the internet is true. If you have any questions regarding any of OLCA s policies or procedures, contact the office instead of asking questions on social media where you may not get the correct answer.
