3 R E S T O R E D H E R I T A G E Once known as the Pipefitters Building, where ships piping systems were constructed, the Pipe Pipe Fitters Building Shop Venue is an exquisite restored heritage building, available for special events. Originally built in the 1940's the Pipe Shop is located in the Shipyards, in the heart of Lower Lonsdale, which commemorates the thousands of men and women who worked in the area from Over 450 ships were launched from this site during the many years of operation including merchant marine vessels and victory ships. With exposed, original wooden beams, concrete floors and globe lighting installed the Pipe Shop Venue boast exclusivity and excitement. Conveniently located on the waterfront, adjacent to the Pinnacle Hotel, Pier 7 restaurant and Tap & Barrel the Pipe Shop is a 5 minute walk from the SeaBus terminal and bus loop. Venue Rental Rates Maximum capacity is 475 standing (with additional washrooms), 360 gala seating. Rental rates and current policies are effective as of June 8, Cost includes all day venue rental, beautiful globe lights installed, and post event cleaners. 8 R U L E S & R E G U L A T I O N S Venue Details Decor: Absolutely NO nails, tacks, staples or duct tape is to be used on the walls, floors, pillars, posts or ceilings for any purpose. All decorations must be approved by Quay Property Management before installation, and must be removed immediately after the event including any signage around the Venue. NO exceptions. Pre-approved decorations hung from ceiling and walls must be removed by event organizers. No dry ice or smoke machines are to be used at any point during the event. No open flame, candles in votive only. Rentals: It is the responsibility of the occupant to supply tables, chairs, rentals, décor and heating or cooling (if necessary). The space does not come with tables or chairs, there is no ladder onsite. Professional experienced wedding and/or event planners are required at each event, our preferred vendors are listed in this package. Garbage Removal: All garbage and recycling must be removed from the premises by the occupant. There is nowhere in the area to dispose of it. If you need garbage removal services please call 1800GotJunk prior to your events end time. Every item must be taken offsite prior to your events end time. Ensure venue is in the same condition it was received. If any items remain inside or are left around the outside of the venue they will be removed without consent, and charges will be applied. 9 Venue Regulations Payment and Deposit: A $ non-refundable Booking Deposit is required to confirm the booking, which will be applied against the full venue rental fee. A $ Damage Deposit is payable upon signing the venue rental agreement, and will be returned 10 days after the event. Full payment is due 60 days prior to the event. Cheques are preferred form of payment, we do not accept credit cards or etransfers. Cancellation: All cancellations must be made in writing. The Booking Deposit is non-refundable. Any group cancelling within six weeks of the booking will be charged the full venue rental. Alcohol: A special occasions liquor license is required if alcohol is being served. The liquor license can be obtained at the B.C. Liquor website. Alcohol service must end one hour prior to the end of the event, and in accordance with liquor licensing, and local bylaws. If alcohol is being served, security is recommended. Liability insurance: The occupant must obtain and show proof of $5 million in general liability insurance and list Quay Property Management Corporation and The City of North Vancouver as an additional insurer. Damage: All events are to maintain the venue in good order on the premises and are liable for all venue damage. The venue reserves the right to deny any activity deemed to have potential to compromise the integrity of the venue. Cost for all damage, repair or repaint will be the sole responsibility of the client. The venue will not be held responsible for damage to or loss of any personal property and/or equipment left at the venue prior to, during or following any events. Confetti and other loose materials such as toothpicks are not allowed. A cleaning charge will apply for any services. Noise restrictions: The Venue located in a beautiful, residential area, guests must be quiet when leaving the premises. In accordance with the City bylaws, all events must end at: 11:00 pm on Saturdays, 10:00 pm Sunday through Thursday. Ph: pipeshop@quayproperty.net

10 N E W Venue Features Construction is complete on the Pipe Shop capital improvements project. The scope of work includes: repair and paint (white walls) of existing drywall surfaces to entire venue. Installation of new washrooms, and installation of new open concept "servery" kitchen, the food preparation area. Domestic hot water, passive ventilation with the installation of ceiling fans. New full height (23 ft) feature wall for A/V projections with frame. A 16" x 9" opening cut into the wall (frame) complete with lighting tucked in behind to allow for better ambiance later at night.
