3 why do a study Identifies maintenance items that may pose potential risks to the District, such as: Safety risk Disruption of education Financial risk why do a study Categorizes maintenance projects by level of need Identifies areas for potential energy savings needing ADA updates that require a higher level of safety and security Identifies life safety code compliance 3

4 how to do a study 1. Compile and review existing building drawings to understand facility history 2. Review previous facilities reports (roof, mechanical systems, etc.) 3. Building walk-throughs with architects, engineers and facilities staff 4. Meetings and interviews with key faculty and staff 5. Draft, coordinate and finalize A/E reports identify existing conditions Exterior envelope Site and hard surfaces Interior elements Security Building systems 4

5 life expectancy of major components level 1 poor condition replacement recommended prioritizing needs conditions in this category are nearing or at the end of their reasonable useful life and should be replaced soon. Conditions of this level are showing extensive wear and degradation and are likely beyond repair. Recommend addressing within the next 1 to 2 years. level 2 fair condition acceptable, some maintenance required conditions in this category are mostly in adequate condition with some areas requiring maintenance. Examples of this level are VCT floors with sporadic cracked or chipped tile and acoustical ceiling systems with minimal tile damage. These conditions should be addressed in 2 to 3 years. level 3 good condition conditions in this category were observed to be in generally good condition needing little or no additional work beyond routine maintenance. Areas observed to be in this condition were generally found in newer portions of the building and areas that appeared to have been recently improved. These conditions may need to be addressed in 5+ years. 5

6 identify the most urgent needs Preventative Budgetary prioritizing needs develop a plan Needs to be a living document Requires ongoing evaluation This study is to analyze the existing facility maintenance needs at Maple Dale - Indian Hill School District s two schools; Maple Dale School and Indian Hill School. Working in conjunction with the Maple Dale Indian Hill s Director of Operations, Plunkett Raysich Architect s task is to provide a sound basis for deciding actions necessary to plan and implement a cost effective facilities maintenance program for the Maple Dale - Indian Hill School District. The plan will reasonably meet the school district s immediate as well as long-range goals and objectives. Plunkett Raysich Architects (PRA) is privileged to provide this facility study for the schools in the Maple Dale - Indian Hill School District. PRA gratefully acknowledges the assistance and cooperation of the Superintendent of Schools, Director of Operations, School Principals, staff and community. The study is limited to assessing the current physical condition of the two schools. The study did not involve assessing the buildings configurations or adequacy to fulfill the educational program. Nor did the study assess educational space needs or site utilization. Attached is a spreadsheet of the various physical aspects requiring attention at both the Maple Dale and Indian Hill Schools. Those items that are deemed substantially aesthetic, or optional have been identified by an *. The individual budget items have been grouped relative to the timeframe in which they should be replaced (1 to 2 years, 3 to 5 years, and 6 to 10 years). Items that fall within the 1 to 2 year time frame are items that should be addressed immediately. The budget estimates have included the following: 1. Cost of construction based on qualified contractors performing the work. 2. Cost reflects Fall 2008 construction costs. The budget estimates have not included the following: 1. Any contingency. 2. Any architectural or engineering fees to provide construction drawings, specifications, bidding assistance or construction observation. 3. Any state or local permits. 4. Any allowances for equipment, furniture or accessories. 5. Inflation factors for construction completed beyond the Fall of The site paving and building roofing area estimates were obtained from site paving and building documents provided by the Director of Operations. 6
