UFF C HIG UFFS C IGGS IZ CI IZ IZ P M FI he proposed new single-family zones will provide specialized regulation regarding single-family houses as follow-up to the Interim Control rdinances for the Mar Vista/ ast Venice and entwood neighborhoods that were adopted in 2015, which expire in March dditionally, specialized regulations are proposed for the Pacific Palisades neighborhood. he proposed new single-family zones for Mar Vista/ast Venice and entwood would involve a zone change from 1-1 (often referred to as the Baseline Mansionization rdinance, or BM ) to 1V2, a proposed new zone, which allows flexibility in the location of a new second story above the first floor of a house, and would regulate floor area, depending on lot size, to between 35% and 45%. here are two new singlefamily zones proposed for the areas of Pacific Palisades, outside of the Coastal Zone. he zone change from 1-1 to 1V1 is proposed for non-hillside areas and would regulate floor area to between 55% and 65% of a lot. he zone change from 1-1 (often referred to in the hillside areas as the Baseline Hillside rdinance, or BH ) to 1H1 is proposed for hillside areas and would regulate floor area to between 0% and 50% (depending on slope of the lot). Both zones would allow flexibility in location of a new second story above the first floor. hese proposed new single-family zones will supersede the existing 1-1 (or BM/BH) regulations, for a more tailored zoning solution to preserve neighborhood character H 80H CH 77H CIGH 85H V ext of the proposed eighborhood Conservation rdinances will be available at the pen House/Public Hearing and online at under hat s ew.
