8 Cheyenne Logistics Hub at Swan Ranch (CLH) Information Sheet May, of 10 OVERVIEW CLH is a 2,000 acre multi use development located southwest of Cheyenne, WY. It is being developed by Granite Peak Development. CLH is part of the Swan Ranch project that encompasses approximately 7,200 acres. 4,000 acres are located at the southwest intersection of Interstate 80 (I-80) and Interstate 25 (I-25) and the remaining 3,200 acres are located on the east side of I-25. CLH is served by the BNSF Railway (BN) which enters the park at the southern end of the property. Granite Peak Development is in the process of planning and negotiating a Union Pacific Railroad (UP) presence. UP will enter and exit the park on the west side of the property. The High Plains Interchange (I-25 Exit 4) provides the main access to the park and is located on the east side of CLH. CLH can also be accessed from the College Ave Interchange (I-25 Exit 7). CLH is platted and zoned under a Planned Unit Development (PUD). Industrial, commercial and community open space uses are permitted under the PUD. A new $20 million Southeast Wyoming Visitor center is under construction on the southeast corner of the High Plains Interchange. It is due to open in late summer PLANNED USES AND INVENTORY Two (2) to fifty (50) plus acre lots are available for purchase and development. Planned uses include the following: Manufacturing and industrial with and without rail access throughout the project Large warehouse facilities with rail access in the Warehouse Park Service facilities and yards in the Energy Parks Retail, hospitality and travel services along I-25 Small to medium warehouse, flex and office facilities RAIL AND ROAD INFRASTRUCTURE CLH is adjacent to the BNSF tracks on the southern end of the property and the UP mainline on the north and west side of the property. BNSF will deliver cars to the CLH Rail Yard that will have in excess of 10 feeder and storage tracks. Facilities located within CLH will have the ability to receive and ship from private rail spurs constructed on their respective sites. A planned Transload facility will be located on the park for transfer from truck to rail and vice-versa. The High Plains Interchange provides direct ingress and egress routes to/from

Clear Creek Parkway is the five (5) lane main arterial for Swan Ranch and CLH. The main looped roadways through the CLH (Clear Creek Parkway, Trumpeter Drive, Berwick Drive and Tundra Drive) provide easy access to all sites and is a fully graded, all weather surface. UTILITY INFRASTRUCTURE OTHER Users have committed to or are in negotiations to build facilities on approximately 250 acres of the project. Cheyenne is a proven logistics hub for Wal-Mart and Lowes. Each company has built and currently operates a million plus square foot distribution facility in Cheyenne. CLH has backbone wet and dry utilities infrastructure within the R.O.W. s of Clear Creek Parkway, Trumpeter Drive, Berwick Drive and Tundra Drive. All dry utilities will be installed to the individual property boundaries and will include electricity, natural gas, and phone/data utilities. A commercial well and water storage tank is located on CLH and will link to the fire distribution main that will supply fire suppression water to individual properties. Trunk main water and sewer infrastructure has been constructed. City of Cheyenne sewer was constructed during the summer of 2011 and is available throughout the facility. City of Cheyenne water will be available in mid In the interim, each facility will need to be serviced by an onsite well system.

Telecommunications Telecommunication facilities in Cheyenne are served by Qwest Corporation. AT&T, Sprint, and MCI are the long-haul carriers providing analog, digital and fiber optic transport services. Cheyenne is a major Electronic Switching Center with many high-speed data services including DSL, ATM, Frame Relay and ISDN. Labor Advantages Wyoming is a Right-to-Work state with labor rates that are extremely competitive with most other areas of the nation. Laramie County union membership represents about 14% of the work force. Unemployment was 6.1% in Cheyenne has more than 11,000 under-employed people creating an attractive pool of available workers. Labor Availability Cheyenne has a population of 56,915, the county has an additional 30,627 and our trade area has 130,000.
