2 About Landmark Landmark Realty Capital (LRC) is a private real estate operating, investment and development company, as well as a direct source of debt & equity capital. 3 Investment Land Development As an experienced developer, Landmark Realty Capital identifies land development sites that anticipate tomorrow s opportunity and growth, while offering attractive economics. Our development capabilities include navigating the entitlement process, project feasibility analysis, project management and financial resources. Brokers Landmark Realty Capital believes that Real Estate Brokers are our strategic partners and vital to the ultimate success of all of our projects. Whether it involves identifying and underwriting new opportunities, or marketing and leasing new or existing properties, we always highly value and protect our broker relationships. Landmark Realty Capital acquires properties nationally, however, preferred markets comprise the Western United States. Lending Landmark Realty Capital is a wholesale, private money lender specializing in debt & equity loan and joint venture opportunities. Private money lending refers to loan collateralized by real estate, with the decision to make the loan based primarily upon the protective equity in the property. LRC solicits, underwrites, processes and funds these types of private money transactions. After each request is processed, it is funded by LRC, with money raised from private investors, institutions, and/or pension fund investors. Private Money Lending Private money debt & equity loans are needed when a borrower and/or a property fall outside the normal underwriting guidelines of conventional sources such as banks, life insurance companies, and conduits. The primary credit decision for those types of lenders is typically based upon the borrower s credit history, income, and track record. Therefore a loan may be a very prudent transaction from LRC s perspective but is classified as sub prime by institutional lenders, thus creating a need for private money. Borrowers Landmark Realty Capital is actively pursuing non-institutional, creative financing opportunities (subprime debt or equity) for sponsors who are acquiring, own or control opportunistic projects that require funding. 4 Board of Directors Richard D. Rollnick President & Managing Member Richard Rollnick, founder and managing-member, serves as the President of LRC with responsibility for the company s daily operations. He has been an active leader in the real estate industry for over 30 years and has distinguished himself as a partner or key executive with several prominent real estate and investment banking firms. He has extensive knowledge and expertise in commercial and multi-family lending and has been successful in providing financing alternatives to borrowers nationwide. Previously, Richard served as president and member of the board of Crown West Realty LLC, a private real estate investment, development and management company with offices in New York, Phoenix, Denver and Spokane, Washington. As one of its founding partners in March 1996, Richard succeeded in taking the company from its inception to its present-day industry leadership position comprising a multi-market portfolio of assets totaling over seven million square feet of leased office, flex, and industrial properties along with 600 acres of land. Prior to his role with Crown West Realty, Richard served as president or key executive with several prominent national and regional commercial real estate development, investment banking and brokerage firms. He has been directly responsible, as a present or past partner, for originating, financing, developing, marketing and managing over 14 million square feet of industrial, office, flex, retail and multi-family properties located in California, Washington, Colorado, Arizona and North Carolina. Richard holds a Bachelor of Science degree from Woodbury University, a Masters of Business Administration from Pepperdine University Graduate School of Business, and is a graduate of Harvard University Graduate School of Design, Running a Real Estate Company program. He is a licensed real estate broker in California and Arizona, is a licensed Arizona Mortgage Broker, and has earned the CCIM designation. Dan J. Harkey Managing Member Dan Harkey is the co-founder and a managing member of LRC. Dan is also the President of Point Center Financial, Inc. a diversified real estate financial services company and a recognized industry leader located in Southern California since Point Center has funded in excess of $1 billion in real estate mortgage loans and equity transactions which are underwritten, packaged, and sold (in whole or in part) to private investors and/or institutional lenders as asset-backed securities. Point Center manages approximately $500 million in assets composed primarily of commercial real estate loans. Point Center originated nearly $300 million in loans in Additionally, Point Center has been approved by the Securities and Exchange Commission to offer a $500 million mortgage pool to investors nationwide in 2006, as a manager of Point Center Mortgage Fund I, LLC. Point Center prides itself in creating value and financial reward for its investors by providing diverse and innovative investment products. Dan has authored a 200-page textbooks titled Introduction to Income Property: Lender Practices and Underwriting and has taught seminars throughout California based on this book. He has also been active in drafting and supporting state legislation to raise the standards of the private money brokerage community, and Point Center is represented by its own legislative advocate in Sacramento. Dan is a licensed broker with the California Department of Real Estate through Point Center and is an active member of the California Association of Mortgage Brokers and the National Association of Mortgage Brokers. Dan holds a Bachelor s Degree in Economics from California State University, Long Beach.
