2 INTRODUCTION The Bear Claw Ranch is situated at the base of the Big Horn Mountains in a beautiful, rural setting. This unique production ranch is conveniently located in an affluent and highly sought after part of the state with an ideal year round climate, low elevation and highly productive soils. Rolling grassy foothills with no sage brush and great moisture are what make ranches in Sheridan County the envy of the rest of the state of Wyoming while some of the most favorable tax laws make Wyoming the envy of the rest of the country. Northwest of the town of Dayton and approximately four miles south of the Montana border, the ranch lays against the Big Horn Mountains and is about 25 miles northwest of Sheridan. towering deciduous and conifer trees that create a park like setting for the historical buildings. Consisting of approximately 2,540 deeded acres together with a state lease of 720 acres and a private lease of 700 acres for a total of 3,960 acres the ranch spans the Columbus Creek drainage and the Smith Creek drainage. Bordering the Big Horn National Forest on the upper reaches of the ranch and running east for 4 miles the ranch offers a great variety of terrain and scenery. The improvements lay along Smith Creek and are surrounded by

3 LOCATION The eastern front of the Big Horn Mountains from south of Buffalo on the southern end, to the Montana border on the northern end, is one of the most tightly held and jealously protected areas in Wyoming. Multi-generational ownership by substantial families, as well as shorter ownership by conservation-minded individuals, has both assured the integrity of this relatively undeveloped mountain front and made it almost impossible to buy a real ranch in this area. The Bear Claw Ranch lies along this mountain front in a classic setting reminiscent of a western movie set.

4 IMPROVEMENTS One of the most appealing aspects of the ranch is its building compound. As one enters the ranch gate and looks down into the valley at the main house, one cannot help but think, This is what a ranch headquarters should look like. The main residence is a large white two-story house surrounded by lawns and set amongst towering cottonwoods and spruce trees. As one approaches the house, the classic hip-roof barn with the bear Claw brand emblazoned on one end comes into view. Several guest homes are scattered amongst the trees and sweeping lawns creating a true compound feel. While both classic, and vintage in nature, the buildings are in good condition and exude a sense of history and place that cannot be recreated by anything other than the significant passage of time. The Bear Claw is one of the Sheridan area s oldest and most well known ranches and one cannot help but feel the history upon entering the ranch.

5 The Main house is a two-story frame structure that was originally designed as a summer residence and has been extensively remodeled in the 60 s and the 90 s. It is now a comfortable year-round home. It features a large living room with a fireplace, a formal dinning room and country kitchen with a family room on one end of the main floor. Above this on the second floor, which is reached by a beautiful curved staircase in the entryway, is a large master bedroom suite. The other end of the house - both on the main and second floors is a series of bedrooms and bathrooms for family and guests. There are a total of 5 bedrooms and 5 ½ baths in the main home. In addition to the main house there is an office/ recreation cabin with a fireplace and front porch. There are three guest cottages, a ranch-hands house, and a managers home. The classic hip-roof barn, a two story milking barn, shop and several other out buildings round out the extensive improvements on the ranch.

6 OPERATION The ranch is a well-balanced cow/calf operation with feed and hay capacity to carry over claves until the spring. The hay meadows, which are a combination of dry land and irrigated meadows produce an average of 850 tons a year and the ranch runs 270 mother cows plus bulls and replacements.

7 CONCLUSION The Bear Claw Ranch is an historic and productive working cattle ranch located in an ideal climate and set in one of Wyoming s most scenic locations. Private yet very accessible, the ranch enjoys great hunting and fishing, an incredible headquarters compound and direct National Forest access. Ranches like the Bear Claw are few and far between and rarely become available. Due to the unique nature and diverse habitat of the ranch the current owners have placed several conservation easements on the property but over 600 acres of the most scenic deeded lands remain unencumbered and the 3 easements allow for 3 separate parcels to be divided so additional easement potential remains. 10 WYOMING TAX BENEFITS There are numerous reasons why those who live in Wyoming have chosen to have their primary residences here. Some of those reasons are emotional, such as the sheer beauty of the natural surroundings and the overall quality of life. Other reasons are more practical in scope and include Wyoming s overall tax-climate benefits, when compared to all other states. For years, Bloomberg has rated Wyoming as the most taxfriendly state in the United States. Here are the 10 top tax benefits offered by Brian Jones, a senior vice president at Bank of Jackson Hole. 1. No state income tax: With no state tax on personal or corporate income, you have more disposable income, Jones says. 2. Dynasty trusts: In Wyoming, you can shield your real estate from federal estate taxes for up to 1,000 years through a dynasty trust. You can establish a trust in Wyoming for the benefit of your family or other beneficiaries, Jones says. You can transfer your real estate into a limited liability company or family partnership and then put that into the dynasty trust. As a result, multiple generations can make use of and enjoy the property, without having to pay estate taxes or worse, having to sell the property in order to pay the taxes. A key point to remember: The trust must be administered in Wyoming. 5. No tax on out-of-state retirement income: A lot of people in Jackson Hole use Wyoming as a second home, Jones says. They have retirement income that comes from other states where they may be a resident. Wyoming doesn t tax that retirement income that s earned outside of Wyoming, which is certainly beneficial. 6. Low property taxes: Wyoming has very low property taxes compared to other states, Jones says. The taxes that you do pay here are based on the assessed value of the property. 7. No excise taxes: When you fill up your car or buy groceries in Wyoming, you won t pay any state tax on either. 8. No tax on mineral ownership; A lot of states charge owners a tax on their mineral ownership, but Wyoming does not, Jones says. If you own minerals, you won t pay a tax on it like you would your home. 9. No intangible taxes: Wyoming doesn t make you pay a tax on financial assets like stocks and bonds. 10. No tax on the sale of real estate. 3. No inheritance tax or estate tax: Wyoming repealed its estate tax as of January 1, 2005, Jones says. 4. No state gift tax: Somebody who owns property in Wyoming can gift that real estate to their heirs without having to worry about paying a state gift tax, Jones says.
