4 I n t r oduction LexisNexis CLUE Property is a property claims history information exchange that enables insurance companies to access prior claim information from the CLUE personal property claims repository These claims contain information such as dollar amounts paid on losses by claim type, age of loss, carrier, policyholder, claimant, and risk information CLUE information is based on claims information that has been provided to LexisNexis Risk Solutions Inc or its predecessor entity by participating insurance carriers CLUE Property reports include all losses reported to LexisNexis for a period of up to seven years, based on your customer account setup Additionally, LexisNexis Current Carrier, which provides past or present lapses in insurance coverage, is available as a product enhancement option Go to techdoccusthelpcom and see LexisNexis Current Carrier Property Underwriter How to Read the Report for more detailed product information The information shown in this document is representative of the display of CLUE Property reports through the LexisNexis Insurance Solutions portal System-to-system customers can go to techdoccusthelpcom and refer to the following documents related to the product: LexisNexis CLUE Property EDITS Inquiry PTD LexisNexis CLUE Property EDITS Results PTD LexisNexis EDITS Inquiry Records (v2) LexisNexis EDITS Results Records (v2) LexisNexis CLUE Property Technical Information Packet This document is designed to help you understand the report Each section of the report provides essential definitions and tables R e p ort Header Section The Report Header section includes information that identifies your specific report CLUE Property How to Read - Underwriter 4

5 Report Header Field Descriptions Field Order Date Complete Date Case ID Description Date and time that the order was placed Date and time that the order was completed Unique identifier for this report as submitted by the requester Case ID is listed on the report twice Quoteback Account Node/Location User ID Special Billing ID Unique identifier for this report as submitted by the requester Requester s LexisNexis account number Unique LexisNexis-assigned identifier for your business location Requester s LexisNexis user identification Alphanumeric field that may be submitted by you or programmatically set up by LexisNexis This is an option that must be set up with your customer manager Reference Number Processing Status Report identification number for the requested report If you have questions about your report, provide this number to a LexisNexis representative when you call customer support Current status of the report Processing Statuses The processing status field describes various conditions related to the execution of your requested report You receive a processing status for your order regardless of what events occurred during the processing of that report The following table lists possible processing statuses, each with a description Processing Status Descriptions Processing Status Processing complete - with claims information Processing complete - no claims, no inquiry history Processing complete - no claims, with inquiry history Not processed; invalid account number Description Processing completed successfully and there are losses returned on the report Processing completed successfully and there are no losses or inquiry history returned on the report Processing completed successfully and there are no reported losses, but inquiry history data was returned on the report The account number listed on the order has not been properly set up CLUE Property How to Read - Underwriter 5

6 Processing Status Descriptions (Continued) Processing Status Insufficient search data Description The order is missing significant information and cannot perform a search on the loss history Minimum order requirements are full name and full address Not processed; state limitation Not processed; product not requested This status is only used if there are exception states specified for your account If an order is placed that goes through an exception state, then no processing is done A CLUE Property report was not requested on the inquiry G e n eral Information Section The General Information section summarizes the information included in your report The information returned in the General Information section falls into two categories: Recap and Messages Recap The Recap section provides an overview of what data returns in the report This information may include: The number of risk claims reported The number of subject claims reported CLUE Property How to Read - Underwriter 6

7 Messages The Messages section contains general messages about the report The following table describes messages that indicate the report processed successfully or that problems prevented your order from being processed correctly Messages Descriptions Message Search Not Requested Security Freeze in Effect for Subject# Subject Deceased Indicator on File Description A search was not requested Indicates there is a security freeze in effect for the subject submitted on the inquiry Indicates a deceased indicator on file for the subject submitted on the inquiry S e a r ch Information Section The Search Information section displays the search criteria provided when you initiated the request R e p orted Claims History Section The Reported Claims History section of the CLUE Property Underwriter report returns risk and subject losses CLUE Property How to Read - Underwriter 7

8 Reported Claims History - Risk Risk losses are losses where there is an exact match on the risk address between the inquiry and the contributed claim Risk losses are returned as full scope claims if the loss matched on both risk address and subject information from the inquiry Risk losses are returned as limited scope (no personal data) if the loss matched on the address only The report can return a maximum of 25 risk claims and a maximum of 25 subject claims Reported Claims History - Subject Two types of losses are returned on subject claims: Losses associated with the inquiry subject and addresses other than the inquiry risk address Losses that matched on only the inquiry subject s last name and an address submitted on the inquiry or developed through our data enhancement process These are considered PRC (possible related claims) Subject losses are always returned as full scope claims City may be preceded by a code, followed by a > and a space, in the first 3 positions of city name CLUE Property How to Read - Underwriter 8

14 A p p endix A: Policy Type The Reported Claims History section returns the following policy codes The description is not returned B - Boatowners Policies providing coverage for any and all personal watercraft, including but not limited to outboards, inboard/outdrives, inboards, pontoon boats, houseboats, and jet-skis Policies in this category typically provide coverage for personally owned watercraft up to 30 feet in length, used either in inland waters or within coastal US territorial waters This category should be used to report all watercraft related losses only if the watercraft is covered by a separate policy, and should not be used for losses to watercraft covered under a Homeowners policy See CRAFT in "Appendix B: Cause of Loss" on page 16 C - Condominium Policies providing physical damage and liability coverages to owners of condominium units Coverage is afforded to real property contained within outside walls of the unit and the insured's personal property This category should be used to report any losses, including an insured's share of loss assessment, to owners of condominiums The policy type for this category is: HO-6 Condominium Owners Form D - Flood Policies providing coverage for direct physical loss by a flood A flood is a general and temporary condition of partial or complete inundation of two or more acres of normally dry land area or of two or more properties (at least one of which is your property) from: Overflow of inland or tidal waters; Unusual and rapid accumulation or runoff of surface waters from; Mudflow; or Collapse or subsidence of land along the shore of a lake or similar body of water as a result of erosion or undermining caused by waves or currents of water exceeding anticipated cyclical levels that result in a flood as defined above F - Fire Mudflow is defined as A river of liquid and flowing mud on the surfaces of normally dry land areas, as when earth is carried by a current of water Also referred to as a Dwelling Fire policy These are policies that are written to provide fire and usually extended coverages (wind, hail, smoke, explosion, riot, civil commotion, vehicles, and aircraft) on the dwelling for owners of a dwelling occupied either by the owner or a tenant Fire policies can also be endorsed to include coverage for contents as well as for liability and medical payments coverages CLUE Property How to Read - Underwriter 14

15 H - Homeowners A package policy for the owner/occupant of 1 to 4 personal residence(s) providing coverage on the dwelling, personal property, and also affording liability and medical payments coverages Homeowners policies can be amended by various types of endorsements to provide a wide range of protection There are five policy forms (see below), each varying in the extent of coverage and cost The primary differences between a Homeowners and a Fire policy are that a Homeowners policy includes liability coverage and must cover property occupied by the owner (except in the case of an HO-4, which provides coverage only for a tenant's personal property and liability/medical payments (See Policy Type T - Tenant)) Policy types for this category are: HO-1 HO-2 HO-3 HO-5 HO-8 Code Description Basic Form Fire and Extended Perils Broad Form Special Form Comprehensive All-Risk Form Modified Coverage Form - Actual Cash Value I - Inland Marine For purposes of CLUE Property, an Inland Marine policy refers to a separate policy issued to an individual, covering personal property of specific value (or several similar items totaling a single amount) including but not limited to the following categories: Antiques Art Cameras Coin Collections Computers Furs Gold/Silverware Guns Jewelry Manuscripts Musical Instruments Rugs Sports Equipment Stamp Collection Tools This category refers to personal property specifically and separately insured, not property that is part of a schedule attached to a Homeowners policy J - Personal Umbrella A high-limits liability policy designated to provide protection above and beyond what is provided by standard liability contracts CLUE Property How to Read - Underwriter 15

16 M - Mobile Home A special package policy for the owner and/or occupant of a mobile home, covering physical damage to the mobile home, personal property, and liability/medical payments while the home is used as a permanent residence It is similar to a Homeowners policy except that it is designed for mobile home owners, which results in differences in coverages Non-owner -occupied mobile homes can also be covered under various Mobile Home policy forms Q - Earthquake Policies providing coverage for earthquakes R - Ranch/Farm A package policy for ranching and farming properties, similar to a Homeowners policy but adapted and designed for the special considerations of ranches and farms (animal collision, farming, etc) T - Tenant A form of Homeowners policy designed for individuals renting or otherwise living in a dwelling they do not own The policy is designed to provide coverage for only personal property and liability/ medical payments exposures, and otherwise closely resembles the other Homeowner forms The policy type for this category is HO-4 Tenant/Renters form X - Other Includes policy types not outlined above A p p endix B: Cause of Loss The Reported Claims History section returns the following loss codes The description is not returned ACCDL Code Description Explanation Accidental Discharge/ Leakage Losses caused by water discharged from plumbing systems, including burst pipes Pipe bursts resulting from frozen pipes should be reported as FREEZ APPL Appliance Related Water Losses caused by water from appliances, such as washer machines, refrigerators, humidifiers, etc COLL Collision, Upset, Overturn Losses caused by a collision, an upset, or an overturn of a vehicle as provided under a ranch/farm owners policy CONTA Contamination/Pollution Losses caused by contaminants or pollutants in the atmosphere or surface environment CRAFT Watercraft Property damage or bodily injury liability amounts paid on behalf of the insured, as a result of the negligent operation of the insured's watercraft This is intended for when the coverage is attached to the homeowners policy or other policy This is not intended for boat policies CLUE Property How to Read - Underwriter 16

17 Code Description Explanation CREDIT Credit Card Damages paid to the insured as a result of theft and subsequent unauthorized use of credit cards DAMAG Damage to Property of Others Damages paid on behalf of the insured to another party for losses to property of the other party, caused by the negligent and unintentional acts of the insured DISAP DISSC Mysterious Disappearance Mysterious Disappearance Involving Scheduled Property Losses that result from the vanishing of an insured's property in an unexplained manner Differs from theft/burglary in that no evidence of theft is present Losses of property scheduled on a homeowners policy that cannot be explained, with no evidence of theft DOG Dog Bite (Liability) Damages paid on behalf of the insured as a result of any animal owned by the insured biting or injuring another individual EXTEN Extended Coverage Perils Includes losses that occur as a result of the extended coverage perils not listed elsewhere in this section: explosion, riot, civil commotion, damage from vehicles, and damage from aircraft FIRE Fire Losses caused by the combustion of an unfriendly fire (one that escapes the purpose or use from which it is intended, or one that is unintended) Although light, flame, and heat are generally required to constitute an unfriendly fire, a fire loss can occur without the presence of all three Subsequent losses (such as water damage and smoke) that result due to a fire should be included in this category FLOOD Flood Losses that result from rising water and its effects from the overflow of lakes, rivers, or streams Flooding within a dwelling due to burst pipes is not flood damage (see FREEZ - Freezing Water) FOROB Intake of Foreign Objects Damage caused to farm related machinery resulting from the intake of foreign objects as provided under a ranch/farm owners policy FREEZ Freezing Water Damage caused by the freezing of water and subsequent consequence The most common loss is water damage from water pipes rupturing and overflowing HAIL Hail Losses that result from damage caused directly by hail, or any form of falling frozen precipitation IDTHF Identity Theft Restoration Identity Theft Restoration losses should be reported to CLUE Property when damages are paid as a result of Identity Theft Restoration efforts covering expenses related to restoring the claimant's identity, personal data, personal documents, credit standing and financial reputation These costs can include lost wages, phone bills and legal fees LAE Loss Adjustment Expense All claims costs and/or expenses specifically associated with the loss These costs include the investigation, appraisal, adjustment, settlement, litigation, defense, or appeal of a specific loss filing It does not include salaries and expenses of employees and other office overhead expenses LIAB Liability (All Other) Damages paid on behalf of the insured for any reasons other than SLIP and DOG, where the insured has been deemed to be negligent and liable for loss incurred CLUE Property How to Read - Underwriter 17

18 Code Description Explanation LIGHT Lightning Losses caused by lightning, or any large-scale high-tension natural electric discharge in the atmosphere, including resulting losses from fire LIVES Livestock Losses associated with livestock as provided under a ranch/farm owners policy MEDIC Medical Payment Damages paid on behalf of the insured for medical care or expenses to an injured party, typically occurring while the injured party occupies the insured's property, but without regard to fault MOLD Mold Losses that result from the effects of mold MOVE Earth Movement Damages resulting from movement of the earth along established fault lines Differentiated from earthquake in that earth movement does not necessarily involve vibration or trembling of the earth's surface OTHER Other All other losses not described above, including but not limited to collapse, falling objects, weight of snow/ice PHYDA All Other Physical Damage Losses to real or personal property of the insured due to any reason not listed above, or in the section titled EXTEN - Extended Coverage Perils QUAKE Earthquake Losses resulting from vibrations of the earth or earth's crust caused by seismic activity from under the earth's surface SINK Sinkhole Losses resulting from a collapsing sinkhole SLIP Slip/Fall Liability Damages paid on behalf of the insured as a result of a visitor to the insured property becoming injured due to a slip or fall SMOKE Smoke Losses caused by smoke damage, other than those paid under the peril of fire THEFT Theft Losses experienced due to the theft or burglary of unscheduled personal property; ie, property not specifically listed or insured under the homeowners policy or any other policy THFSC Theft Involving Scheduled Property Losses from theft or burglary that involve scheduled personal property VMM Vandalism and Malicious Mischief Losses resulting from the willful destruction of the insured's real or personal property WATER Water Losses caused by the accidental presence of water (but not including flood or surface water) in a place where it is unintended, other than ACCDL, APPL, and WEATH WC Workers Compensation Benefits paid on behalf of the insured to personally hired employees of the insured, as a result of injury suffered while the employee is in the course of his or her employment WEATH Weather Related Water Losses caused by wind driven rain WIND Wind Damages caused directly by high winds, cyclones, tornadoes, or hurricanes CLUE Property How to Read - Underwriter 18
