2 Ths page s a summary of the polcy, ntended to help you understand ts terms. It does not form part of the polcy tself. what you need to know about your polcy Thank you for choosng to nsure your house wth us. We have desgned ths document to help you clearly understand the terms of your polcy, but f you are unsure about anythng, please pop nto your local AMI branch to dscuss t or call us on we re happy to explan. If you do not meet these condtons, we can decde not to meet a clam or to cancel or vod your polcy. you must: do what you can to protect your house aganst loss or damage be truthful and correct n everythng you tell us let us know f there s any change of ownershp or use of your house let us know f your house s unoccuped for more than 60 consecutve days What else you mght lke to know let us know f you make any substantal alteratons to your house. Do I always have to pay an excess? Your excess s the amount you must contrbute as the frst payment towards the cost of each clam you make. The Polcy Schedule shows how much excess you have to pay. However, you won t have to pay any excess f: you have chosen to have no voluntary excess and there s no addtonal excess appled you make a clam for keys and locks (see page 3) you make a clam under Cover f you damage other people s property (see page 4) you make a clam for glass or santary fxtures and you have chosen the No excess for glass or santary fxtures opton (see page 4). Is my house covered whle I m away? Your house s automatcally covered for up to 60 consecutve days whle t s unoccuped. If you are away for longer, the terms of your cover wll be lmted. See page 2 What s covered by ths polcy. Talk to us and we ll arrange extra cover.

3 your house polcy about your nsurance contract a. Ths polcy forms part of the nsurance contract between us and you. b. Your nsurance contract conssts of: ths polcy the Polcy Schedule the nformaton you provded n the proposal the payment notce any changes that we wrte to you about any changes you request and we agree to n wrtng. c. Your nsurance contract begns when we accept the proposal, and ends on the expry date stated n the Polcy Schedule. You can renew your polcy as from the expry date by payng a renewal premum. d. You must pay your nsurance premum by the date stated on the payment notce. You cannot make a clam untl you have pad your premum. If you do not pay your premum your polcy wll cease to operate. e. If you are not happy wth ths house polcy, you can change your mnd, provded you tell us wthn 15 days of the date of your proposal. We wll wthdraw cover effectve from the begnnng of the nsurance contract and we wll fully refund the premum you have pad. Ths clause wll not apply f any clam has been made. our defnton of house Property covered by ths polcy for defntons of other words used n ths polcy, please see page 9. a. Ths polcy covers resdental dwellngs and holday homes that you own and lve n or you rent out. It does not cover commercal buldngs, caravans or temporary structures. b. The followng all form part of your house and are covered by ths polcy: the dwellng and ts permanent fxtures carpets and floor coverngs that are permanently glued to the floor ktchen stove and hob, range hood, waste dsposal unt, permanently fxed dshwasher extractor fans and fxed heaters bathroom towel rals, ncludng fxed heated towel rals permanently fxed clothes dryers domestc outbuldngs (such as garage, shed) and domestc glasshouses fences, gates, walls, decks and brdges domestc paths and drveways constructed of concrete, stone, brck, pavers or tarseal swmmng pools of permanent constructon spa pools, f permanently plumbed domestc underground and overhead servces at the address stated n the Polcy Schedule. our defnton of house contnues overleaf 1

The followng do not form part of your house and are not covered by ths polcy: any structure or property not at the address stated n the Polcy Schedule any temporary structure any retanng wall any portable swmmng pool any portable spa pool any hedge, tree, shrub or lve plant fxtures or fttngs that are not permanently attached carpets or floor coverngs not permanently glued to the floor (eg f loose lad or ftted usng smooth edge or tacks) any wharf, dam, per, landng, breakwater or sea wall any land, earth or fll. what s covered by ths polcy cover for your house Your house s covered for any unforeseen and sudden physcal loss or damage that s not excluded by ths polcy. There are some crcumstances when you are not covered please refer to What s not covered by ths polcy on page 5 and the Polcy Schedule. 1 What we wll pay a. We wll pay to repar or rebuld your house to an as new condton, up to the floor area stated n the Polcy Schedule. b. We wll use buldng materals and constructon methods n common use at the tme of repar or rebuldng. c. If your house s damaged beyond economc repar you can choose any one of the followng optons: to rebuld on the same ste. We wll pay the full replacement cost of rebuldng your house. to rebuld on another ste. We wll pay the full replacement cost of rebuldng your house on another ste you choose. Ths cost must not be greater than rebuldng your house on ts present ste. to buy another house. We wll pay the cost of buyng another house, ncludng necessary legal and assocated fees. Ths cost must not be greater than rebuldng your house on ts present ste. v a cash payment. We wll pay the market value of your house at the tme of the loss. d. If your house s damaged and can be repared, we can choose to ether: repar your house to an as new condton, or pay you the cash equvalent of the cost of repars. 2 What we wll pay for permanently glued carpets and floor coverngs a. We wll pay the full replacement cost of damaged carpets and floor coverngs that are under 5 years old. b. We wll pay the market value of damaged carpets and floor coverngs that are over 5 years old. c. We wll only pay for carpets and floor coverngs that are permanently glued to the floor. d. We wll only pay for damage to carpets and floor coverngs n the room or rooms where damage occurs. 2

5 your house polcy 3 What we wll pay for unoccuped houses a. If your house s unoccuped for more than 60 consecutve days, we wll only pay for loss or damage that: s caused by fre, exploson, lghtnng, or s covered under Earthquake top-up cover (see below). b. However, ths clause does not apply f our records show that your house s a holday home, or we agree n wrtng to extend cover under Cover for your house before your house becomes unoccuped. cover for addtonal costs We wll pay for the followng addtonal costs. 1 Professonal fees a. We wll pay the reasonable cost of any archtects and surveyors fees to repar or rebuld your house. These expenses must be approved by us before they are ncurred. 2 Demolton and debrs removal a. We wll pay the reasonable cost of demolton and debrs removal. These expenses must be approved by us before they are ncurred. 3 Removal of household contents a. We wll pay the reasonable cost of removng your household contents from your house when ths s necessary to carry out repar or renstatement of your house. 4 Complance wth buldng legslaton and regulatons a. If addtonal work s requred, we wll pay the reasonable costs for complance wth buldng legslaton and rules. b. However, we wll not cover the addtonal work requred f: a notce has been served requrng complance wth the Buldng Act 1991 or the Resource Management Act 1991 before the loss or damage occurred, or your house dd not comply wth the relevant governng buldng controls when t was bult or at the tme of any alteraton. cover for earthquake damage If the Earthquake Commsson agrees to pay a clam for loss or damage to your house, we wll provde Earthquake top-up cover for loss or damage not covered by the Earthquake Commsson. 1 Earthquake top-up cover a. If your house s damaged by earthquake, natural landslp, tsunam, volcanc erupton or hydrothermal actvty (as defned n the Earthquake Commsson Act 1993 and any amendments) we wll pay the dfference between the maxmum amount payable by the Earthquake Commsson and your sum nsured stated on the Polcy Schedule. b. Cover s provded on the same bass as Cover for your house on page 2. c. Ths cover does not nclude any excess you may have to pay to the Earthquake Commsson. d. You wll not have to pay any excess to us. bonus covers The followng bonus covers are automatcally ncluded. Cover s provded on the same bass as Cover for your house on page 2. 1 Key and lock cover a. If any of the keys to your house are lost, stolen or llegally duplcated we wll pay to replace both the keys and ther locks. b. The most we wll pay s $250 for any one clam. bonus covers contnue overleaf 3

We wll pay to repar any damage to your house caused by gradual deteroraton, mldew or rot caused by leakng of any nternal water ppe or waste dsposal ppe. b. The leak must frst have occurred whle you owned and were lvng n the house. c. The most we wll pay s $1,500 for any one event. 3 Electrcal current damage a. You are covered for: burnng out of the permanent wrng n your house, and burnng out of electrc motors under 10 years of age that form part of your house or are solely used to provde servces to your house. cover f you damage other people s property If damage s accdentally caused to other people s property n or about your house, you are covered for your legal lablty as the owner of your house. 1 What we wll pay a. We wll pay up to $1 mllon for any clam or seres of clams arsng from any one event. b. We wll also pay any legal expenses you ncur that are frst approved by us, or any legal expenses that are recoverable from you by any clamant. 2 What we won t pay a. We won t pay for any loss or damage: to any property that you own or that s n your custody or control, or to any property that s owned by or n the custody or control of any person who normally resdes wth you, or ntentonally caused by you or an mmedate famly member or any person who normally resdes wth you, or v caused, drectly or ndrectly, by any motor vehcle or lft, or v arsng out of or n connecton wth any professon, busness or trade n whch you are engaged, or v f you have agreed to accept lablty when otherwse you would not have been lable. optonal covers The followng optonal covers are avalable f you pay an addtonal premum. The Polcy Schedule shows whch optonal benefts you have chosen. 1 No excess for glass or santary fxtures a. If you choose ths opton, you wll not have to pay any excess f you make a clam for accdental breakage of: wndows (ncludng leadlght wndows), and door or skylght glass, and glass panes n your conservatory or domestc glasshouse, and v permanently fxed mrrors that form part of your house, and v hand basns, baths, glass shower doors, moulded shower cabnet unts, tolet bowls and bdets. b. However, f you choose ths opton you wll stll have to pay the excess for breakage of or damage to: glass brcks, tles or pavng, and ceramc surfaces, and pet doors, and v stove or oven tops, and v glass n oven doors, and v shower wall lnngs (where the shower s not a moulded shower cabnet unt), and v taps, fttngs or plumbng of any knd. 4

7 your house polcy 2 Lost rent cover a. Ths cover only apples f we agree to pay a clam for loss of or damage to your house. b. If your house s occuped by rent-payng tenants and s damaged so that t s unft to lve n, we wll remburse you for any actual loss of rent for up to 6 months. c. If your house s damaged beyond economc repar, we wll remburse you for loss of rent for up to 14 days after the date we settle your clam. what s not covered by ths polcy 1 No cover for certan delberate damage a. There s no cover for any delberate damage caused, drectly or ndrectly, by: you, or anyone who normally resdes wth you, or any guest to your house, or v tenants (except for damage by fre or exploson), or v guests of tenants (except for damage by fre or exploson). 2 No cover for breakdown a. There s no cover for mechancal, electrcal or electronc breakdown, except for the cover provded under Electrcal current damage on page 4. 3 No cover for certan knds of damage a. Gradual damage. There s no cover for loss or damage caused, drectly or ndrectly, by: deprecaton, wear and tear, seepage or corroson, or rot, gradual deteroraton or mldew (except for the cover provded under Gradual damage cover on page 4). b. Faults and defects. There s no cover for loss or damage caused, drectly or ndrectly, by: any fault or nherent or exstng defect n the constructon of your house or the materals used, or any error or omsson n the desgn of your house. c. Pest damage. There s no cover for loss or damage caused, drectly or ndrectly, by nsects, rodents or vermn. d. Alteratons and repars. There s no cover for any: damage caused, drectly or ndrectly, by the delberate removal or attempted removal of any structural support, or water damage resultng from the delberate removal of roofng materal, exteror claddng, doors or wndows, that occurs durng the course of alteraton or repars to your house. what s not covered by ths polcy contnues overleaf 5

There s no cover for any loss or damage caused, drectly or ndrectly, by the followng events: war, nvason, act of foregn enemy, hostltes (whether or not war s declared), cvl war, rebellon, revoluton, nsurrecton, mltary or usurped power, or radoactve materal or ts use, the exstence or escape of any nuclear fuel, materal or waste, or confscaton or destructon by the order of Government or by any person or body legally authorsed to seze, confscate or destroy your house, or v subsdence, eroson, landslp (except natural landslp covered under Earthquake top-up cover on page 3), settlng or crackng n structure resultng from earth movements. your excess 1 What you must pay (your excess) a. Your excess s the amount you must contrbute as the frst payment towards the cost of each clam you make. The Polcy Schedule states the excess that apples under your polcy. b. You can ether pay the excess drectly to a suppler or reparer, or we can deduct the excess from our payment to you. 2 No excess a. You do not have to pay any excess: f you have chosen to have no voluntary excess and there s no addtonal excess appled, or f you make a clam under Earthquake top-up cover (see page 3), or f you make a clam for keys and locks under Key and lock cover (see page 3), or v for any clam under Cover f you damage other people s property (see page 4), unless specfed on the Polcy Schedule, or v f you make a clam for glass or santary fxtures and you have chosen the No excess for glass or santary fxtures opton (see page 4), or v f you make a clam for lost rent under Lost rent cover (see page 5). 3 Pay only one excess a. If you nsure both your house and your household contents wth us, and you make a clam under both polces for loss or damage caused by the same event, then you wll only have to pay one excess. The amount wll be the hgher of the two excesses. clams 1 If you need to make a clam These are your responsbltes when makng a clam. If you do not fulfl these responsbltes we can decde not to accept a clam. a. If t s lkely that you wll make a clam, you must contact us mmedately. You may be asked to fll out a clam form. b. If there has been any delberate damage, burglary or theft, you must notfy the Polce mmedately. c. You must do what you can to prevent any further loss or damage. d. You must get our permsson before you arrange for any repars or ncur any expense n respect of any clam. e. You must mmedately tell us of any communcaton you receve that relates to an event whch has resulted, or could result, n a clam. f. You must provde us wth any further nformaton, documents or authortes that we may ask for. g. You must help us as we requre, ncludng after your clam s settled. Ths may nvolve attendng court to gve evdence. 6

9 your house polcy 2 Your rghts a. You are enttled to: have your clam acknowledged and dealt wth n a professonal and effcent manner, and receve a far settlement of your clam as quckly as crcumstances allow, and receve a clear explanaton why any clam has not been met, and v have free access to our formal complants procedure (see General polcy nformaton on page 8), and v have free access to an ndependent revew by the Insurance and Savngs Ombudsman. 3 Our rghts a. We are enttled to: nspect any land or buldng where loss or damage has occurred, and settle any clams aganst you for anythng covered by ths polcy, and defend you or take legal acton n your name aganst anyone else for anythng covered by ths polcy, and v complete all necessary documents and authortes as your agent. 4 If you have other nsurance a. If you make a clam under ths polcy and there s another polcy coverng the same loss or damage, we wll pay a proporton of the clam equal to our rateable share of the total loss or damage. your responsbltes These are your responsbltes as a polcy owner. If you do not fulfl these responsbltes we can decde not to accept a clam or to cancel or vod your polcy. 1 Protectng your property a. You and anyone else covered by ths polcy must take every care to protect all property covered by ths polcy. b. You must keep your property n a good condton at all tmes. 2 Accuracy of your statements a. Your contract s based on nformaton suppled to us, ether by you or on your behalf. All nformaton suppled by you or on your behalf must be truthful and correct. b. You must tell us about any crcumstance that may affect: our decson whether to accept your proposal and on what terms, or our decson whether to renew your polcy, or our decson whether to renstate your polcy, or v any clam made under your polcy. c. If you do not dsclose all of the nformaton you should have, your polcy may not operate and we may refuse to meet a clam. d. If you make a fraudulent clam, your polcy wll cease to operate. 3 Keepng us nformed a. You must mmedately tell us f: you change your address, or you sell your house or your nterest n your house ceases, or your house s used for any purpose apart from resdental purposes, or v you are about to substantally alter the structure of your house, or v your house wll be unoccuped for more than 60 consecutve days. 7

10 premer house cover changng or endng your polcy 1 Changng your polcy a. You can ask to change your polcy at any tme. We must agree n wrtng to any changes before they become effectve. b. We can change the terms of your polcy at any tme. If ths happens we wll wrte to you at your last known postal address. Any changes wll become effectve from 4pm on the 14th workng day after the date of that letter. 2 Changng the sum nsured a. If your polcy has a sum nsured stated on the Polcy Schedule, we wll adjust t annually for nflaton. 3 Endng your polcy a. You can cancel your polcy at any tme. If you do, we wll refund the unused part of your premum. b. We can cancel your polcy at any tme by gvng you 14 workng days wrtten notce at your last known postal address. The cancellaton wll be effectve from 4pm on the 14th workng day after we post the notce. If ths happens, we wll refund the unused part of your premum. c. Your polcy wll cease f we pay out a total loss settlement for a clam. If ths happens, there wll be no refund of premum. d. Your polcy wll cease mmedately f you sell your house or your nterest n your house ceases. If ths happens, we wll refund the unused part of your premum. 4 Premum refunds a. The unused part of the premum s the premum you have pad less: the premum for the tme the polcy has run, and an admnstraton charge. general polcy nformaton Dsputes We have a formal complants procedure to help resolve any aspect of our polces or our servce that you are unhappy wth. For nformaton, please ask at any AMI branch, or call us toll free on Interested Partes Any Interested Party named n the Polcy Schedule wll be a jont nsured only under the Cover for your house (see page 2) secton of ths polcy. Goods and Servces Tax All amounts referred to n ths polcy nclude any GST that may apply. Dollar amounts Any dollar amount stated n ths polcy or on the Polcy Schedule s n New Zealand dollars. Words n talcs Any words n talcs do not form part of the polcy and are provded by way of explanaton only. 8
