1 NTN DecisionPoint Criteria Worksheet You have two settings options when using the NTN DecisionPoint report: 1. Take Advantage of the NTN Default Settings NTN DecisionPoint does a full credit analysis of your applicant s credit record. These have been determined to produce fair and accurate results when scoring rental applicants nationwide. You are free to override the NTN DecisionPoint Rental Recommendations with Manager Decision Override Set Your Own Personal Preferences you may set your own preferences on several of the standards applied to evaluate the rental applicant. To do so, please answer the questions on the attached Customized Settings Worksheet and indicate how you would like NTN DecisionPoint to treat the criterion on each of the NTN DecisionPoint Criteria tabs; Rental Factors, Applicant Score, Eviction / Unlawful Detainer, Tenant Performance, Credit Exclusions, Foreclosures & Tax Liens, Credit Other, Fully Credentialed 2, CoApp 3, Cosigner 3. If using NTN Defaults the following circumstances will carry a heavy negative value: If your applicant has been evicted by a previous landlord If your applicant has filed a bankruptcy If your applicant has an outstanding Judgment against them in favor of an apartment building If your applicant has a history of previous lease violations Even when using the NTN Defaults, we prefer that you set the following applicant acceptance standards: Your standard on months at current residence Your standard on months at current employment Your preferred rent to income standard to accept OR Co-Applicant Summary Report The Co-Applicant Summary Report, when enabled, will determine a Group Recommendation and/or Group Score based on entered criterion when there are multiple applicants. NTN recommends to set the CoApp and Cosigner tabs criterion if using the Co-Applicant Summary Report to confirm that your group accept, conditional accept, and reject recommendations are to your specifications. 1 Contact Your Local Office to learn more about and to be enabled for Manager Decision Override. 2 The Fully Credentialed tab is only visible to fully credentialed subscribers that have completed and passed the On-site Inspection. 3 The CoApp and Cosigner tabs are only visible when enabled for the Co-Applicant Summary Report. 2 Customized Settings Worksheet Rental Factors Rental Factors determine the basic accept, conditional accept, and reject requirements for minimum employment and residency requirements, and rent to income ratio. If you have an acceptance policy regarding having a designated amount in savings in lieu of monthly income you can designate that here. When ordering your NTN DecisionPoint (Plus) Report the Rental Factors fields display; Rent, the amount you will be charging for rent; Income, their monthly income; Months at Current Residence; and Months at Current Employer. If you would like to be reminded to enter values into the Rental Factors fields you can set them to be required on this tab. Minimum Employment Requirements How many months in the applicant s current job do you consider stable? Enter that amount into the Mos field. Next determine if you would like to conditionally accept or reject the applicant if they do not meet the value entered into the Mos field. If you wish to reject enter a message in the Reject Message field. If you wish to conditional accept select the checkbox and enter a message in the Conditional Accept Message field. I would like to reject the applicant if they are employed less than months and use the message below: Employment Rejection Message: I would like to conditionally accept the applicant if they do not meet my acceptance criteria and use the message below: Conditional Accept Message: Minimum Residency Requirements How many months at the applicant s current residence do you consider stable? Enter that amount into the Mos field. Next determine if you would like to conditionally accept or reject the applicant if they do not meet the value entered into the Mos field. If you wish to reject enter a message in the Reject Message field. If you wish to conditional accept select the checkbox and enter a message in the Conditional Accept Message field. 3 Rent to Income Factors You can determine what is used in the calculation of the Rent to Income ratio, multiplier (Income/Rent=Multiplier) or percentage (Rent/Income=Percentage). You then determine each level value to the corresponding message. If the value entered into column 1 is met or exceeded, the Accept Message will display. If the value entered in column 2 is met but does not exceed the value entered into column 1 the Conditional Accept Message 1 will display and so on through column 4. If the value entered into column 4 is not met the message entered into the Reject Message field will display. If your multiplier/percentage varies on rent amount charged, you can enter up to as many as three additional levels based on the rent amount. I am using percentage for the calculation on the chart below. I am using a multiplier for the calculation on the chart below Accept Rent to Income Multiplier/Percentage: Conditional Accept 1 If rent is less Conditional $ than or equal to Accept 2 If rent is less Conditional $ than or equal to Accept 3 If rent is less than or equal to $ Reject Verified Savings in lieu of Monthly Income If an applicant s monthly income does not meet the standard set you can use savings in the calculation. The calculation uses the amount entered in to the Income and Savings Rental Factor fields when ordering the NTN DecisionPoint (Plus) Report. I would like to accept applicants Rent to Income if they meet my entered standard of times the annual rent. Required fields Would you like the Rental Factors fields to be required when you are entering the applicant s information and ordering a NTN DecisionPoint Report? If yes, select the checkbox next to the fields you wish to be required. 5 Applicant Score When using custom criteria on the Applicant Score tab you can set accept, conditional accept, and reject score and messages. There are also several recommendation display options. Applicant Score and Message If the applicant score is equal to or greater than the value entered into the Accept score field the Accept Message will display. If the applicant score is equal to or greater than the value entered into the Conditional Accept Message 3 score field but not greater than Accept score field the Conditional Accept Message 3 message will display and so on through Conditional Accept Message 1. If the applicant s score is less than the value entered into the Conditional Accept Message 1 score field the Reject Message will display. Use the table below to draft your Applicant Score and Message criteria. If not there are some options. You can select to exclude the score when determining an accept or reject recommendation. If you never want your NTN DecisionPoint Report to produce a recommendation, except when you have Reject criterion set on other tabs, select Never produce a recommendation. You can also select to only produce a Reject Recommendation when the applicant does not meet your acceptance criteria. 7 Eviction/Unlawful Detainer The criterion on the Eviction/Unlawful Detainer tab determines how you will treat eviction filings and unlawful detainers. How important in determining the applicant s eligibility is it if there is an eviction or unlawful detainer? Based on your answer you can select your Eviction Factors criteria. You can select to ignore, reject or conditionally accept if there is an eviction judgment present. If you select to conditionally accept you can enter a specific message to display. If you would like the judgment or unlawful detainer to reduce the applicants score select the Use Eviction Criteria and enter values and messages into the table. 9 Tenant Performance NTN relies on landlords across the nation, like you, to provide Move-In and Move-Out information on residents, positive and negative. If information is found on your applicant in NTN s proprietary Tenant Performance database how do you want that information to affect the applicant s score? As with many criteria sections you may select to use NTN Defaults or you can select to ignore, reject or conditionally accept if there are negative NTN Tenant Performance factors present. If you select to conditionally accept or reject you can enter a specific message to display for each option. If you would like the NTN Tenant Performance factors to affect the applicants score select the Weigh as option and enter values for each Tenant Performance factor. 11 Credit Exclusions The criterion settings on the Credit Exclusions tab determines what, if any, factors on the applicants credit report that you would like to exclude when calculating the applicants score. The factors in this section deal with collections, bankruptcies, judgments, foreclosures, tax liens, and negative debt. Exclusion Criteria Start by determining if you would like to use NTN Defaults or if you would like to set you own exclusion criteria. I would like to use NTN Defaults I would like to set custom credit exclusion criteria Exclude from Score Next, determine if what of the following, if any, you would like to be excluded when calculating the applicant score. Mark your selections: Educational Loans (Negative Only) Educational Loans (Exclude All) Utilities (inc. cell) Telephone Medical Collections Paid Collections I would like to exclude: All collections less than $ Exclude all credit activity older than months Collection Exclusion (after applying above exclusions) After that, determine what, if any, other collections exclusions you would like to apply. These exclusions will be applied after the Exclude from Score criterion. You can use NTN Defaults, exclude collections by total count, exclude collections by total amount, use both, exclude all collections, and exclude write offs. When selecting to exclude by count, amount, or both use the form below to draft your criterion. 12 Trade Lines in collections exclusion Now determine if you would like to exclude individual trade lines in collections if they are less than the value entered into the $ field. For example, if a trade line in collection less than 25 dollars is not important to you when determining the applicants score enter into the $ field. I would like to exclude all individual Trade Lines in Collection less than $ Chapter 7 Bankruptcy Exclusion Next, determine if you would like to use NTN Defaults or your own Chapter 7 Bankruptcy Exclusion criteria. If you would like to set your own criteria determine if you would like to exclude if discharged, exclude if discharged and older than a designated number of years, always exclude, or exclude if dismissed. 13 Judgment Exclusion After that, you must determine if you would like to exclude a Judgment if one is found on an applicant credit record. You may use NTN Defaults or select your own Judgment Exclusion settings. You may select to exclude or exclude only if balance is < (less than) the entered dollar amount. Foreclosure Exclusion Next, decide if you would like to exclude Foreclosures when determining the applicants score. There are only two settings for this option; NTN Defaults and to always exclude. Use NTN Defaults Exclude Tax Lien Exclusion Now decide if you would like to exclude Tax Liens when determining the applicants score. If so, how much negative debt would be acceptable? None, I would not like to forgive negative debt. I would like to forgive negative debt How much negative debt are you willing to forgive? Then determine what would like to use to calculate the negative debt. Mark your selections: Judgments Collections Past Due Trade Lines Tax Liens Write Offs Lastly, what would you like to use as a starting score? 15 Foreclosures & Tax Liens The Foreclosure and Tax Liens tab criterion let you dictate if you would like to use NTN Defaults, reject the applicant, reject if within 12 months and weigh as, reject if within 24 months and weigh as, or conditionally accept the applicant and use a designated message. Foreclosure Scoring and Reject Modes I would like to use NTN Defaults If you select to reject determine if You would like to reject the applicant if they have a Foreclosure, if they have a Foreclosure within 12 months, or if they have a Foreclosure within 24 months. 19 Collection Reject Factors This section determines how to handle reject options if there are collections present in the applicant s credit history. Use NTN Defaults Reject Applicant Reject if within 12 months Reject if within 24 months Reject if total of collections are greater than Reject if total collections greater than after collection exclusions have been applied. I would like to apply this Collection Reject Factors criteria to Trade Lines in Collections. Negative Item Reject Factors First determine if you want to ignore the settings on the Credit-Exclusions when calculating negative debt. Ignore exclusion criteria Next determine, if you would like to reject based on a count and/or a total amount of negative items use this section. As indicated in the warning, to insure that ALL Trade Lines in Collection are included in the Collections count and/or amount you must select both Collections AND Writeoffs. 21 Fully Credentialed This tab is only available to subscribers who have passed the On-Site Inspection 5 If you would like to be notified in the Messages section of the NTN DecisionPoint that there are educational loans, open mortgages, closed mortgages or foreclosures on their credit report select the checkbox next to the items you wish to be notified. Display both the NTN DecisionPoint Score and the FICO score If you would like a message to display on the report when there are disputed items, enable the Disputed Items Message ( Enabled) checkbox and enter the message to display. 23 Co-App This tab is only available when you are enabled for the Co-Applicant Summary Report 6. When a group of applicant s are ran together the criterion on this page determines how the Co-Applicant Summary Report calculates the group income and score; and allows for setting to notify or change the recommendation if certain factors are on the applicants record. Apply the following to determine group Income First, determine how you would like to treat a group of applicants income. Would you like to accept the entire applicant group if one of the applicants income individually meets the rent to income criteria requirements? Would you like to average the group s income to determine if the rent to income criteria requirement is met? All applicants must meet income requirements individually - Since this option is pass/fail the group recommendation will be reject unless all applicants meet the requirement individually or use the options below to set how you would like to handle conditional accept and reject individual income requirements. and If any applicants income is conditional If any applicant income is reject Combine the applicants income to determine recommendation based on multiplier/percentage set on the Rental Factors tab. Accept if one applicant meets income requirements. Apply the following to determine group Score Second, determine how you would like to calculate the applicant group s score. Do all applicants have to meet the score requirement individually? Would you like to accept the entire applicant group if one of the applicant s scores in the accept range? Do you want to average all of the applicants scores to calculate the group s score? Would you like to weigh the importance of the applicants score on their monthly income contribution? If this option is selected the following equation is used: [(Applicant 1's Score x Applicant 1's Percentage of Total Income) + (Applicant 2's Score x Applicant 2's Percentage of Total Income) = (Applicant 1's Weighted Score + Applicant 2 s Weighted Score) = Group Score] The last option would be to use an alternate score criteria for use on the Co-Applicant Summary Report.
