3 RESIDENTIAL PRICE RANGE REPORT Absorption is the number of months it would take to exhaust all current inventory based on the sales rate in the first quarter. Inventory levels continue to drop from last year at the same time. Some price ranges in central Berkshire only have 6 months of inventory to satisfy buyer demand. Anything below 7 months of inventory traditionally shifts to a sellerfavored market. Markets with less than 4 months of inventory are considered in critical inventory deficit. 7 Robust land sales keep momentum strong LAND REPORT Land sales rose over last year activity, but most notably, also rose over the previous several years. Historically, the peak of our land sales was in the mid 2000 s with an average 3 rd quarter transaction rate of over 100 parcels, and as high as 193 sales in Our current 81 parcels sold this year represents a significant improvement in the last 10 years, when sales of raw land dropped in 2007, to the all-time low in 2009 (36 sales). This continued momentum is a good sign for our market. Also, with residential inventory retracting, perhaps a spurt of building may begin and land sales increase to accommodate the demand. 12 2017 CENTRAL BERKSHIRE 3 RD QTR YTD SALES The central residential market showed steady activity, with 10% more homes sold this yearto-date leading up to the 3 rd quarter than last, while the dollar volume rose at a rate of only 4%. This created a downward pressure on the average sale price. The rest of the central market showed dramatic gains, with double digit increases in multifamily, condo, land and commercial sales in the central regions so far this year. Pittsfield residential sales were strong and despite slower sales in Dalton, Richmond, Peru and Windsor, there were gains experienced in Cheshire, Hancock, Hinsdale, and Lanesboro. 610 sales 10% Highest since 3 rd Qrt % List-to-Sell Ratio for co-brokes 89% for in-house Residential Sales Volume $91M, down 5% Residential # Units Sold 460, up 1.6% Multi-family Sales Volume: $7.8M, up +58% Multi-family # Units Sold: 68, up 42%, from 48 Condo Sales Volume: $9.4M, up 74% Condo # Units Sold: 42, up 68% from 25 Land Sales Volume: $2.2M, up 114% Land # Units Sold: 21, up 50% from 14 Commercial Sales Volume: $4.9M, up 29% Commercial # Units Sold: 19, +46% up from 13 6 months supply 304 Homes for Sale in Oct 3.81 % from 3.46% avg 30 yr Fixed MtgRate in 16 $115 M sales 4% 96 sales pending in Oct 156 Largest Price Ranges $150 - $199 K Sales $100 - $149K Inventory $170,000 median sale price $237,500 median list price 70% co-broke 30% in-house YTD # Sold $ Sold $65,112,746 $69,262,818 $84,213,679 $82,122,675 $92,985,923 $109,960,168 $114,715,147 Berkshire County Board of REALTORS: Believed to be accurate but not warranted rd Quarter Infographic

16 2017 SOUTH BERKSHIRE 3 RD QTR YTD SALES While south county boasts the highest (14 months) of absorption, the inventory doesn t currently exist where sales are most robust. The residential market remains strong, up double digits from the same time last year. The rest of the market is scattered, with booming condo sales, slow multi-family sales and a lagging commercial market. More parcels were transacted at a much lower price than previous years. Lenox, Lee, Sheffield and West Stockbridge markets were very strong, while Great Barrington ran similar to last year. Monterey home sales have struggled the most so far this year, but Otis, New Marlborough, Tyringham and Egremont made up with modest gains. 464 sales 11% Best since % List-to-Sell Ratio for co-brokes 81% for in-house Residential Sales Volume $146.3M, up +15% Residential # Units Sold 369, up +11% Multi-family Sales Volume: $1.5M, -26% Multi-family # Units Sold: 6, down from 6 in 16 Condo Sales Volume: $11.9M up 37% Condo # Units Sold: 37, up 6%, from 35 Land Sales Volume: $4.9M, down 26% Land # Units Sold: 42, up 31% Commercial Sales Volume: $3M, down 34% Commercial # Units Sold: 10, down from 11 LY 14 months supply 557 Homes for Sale 3.81 % from 3.46% avg 30 yr Fixed MtgRate in 16 $168M sales 13% 82 sales pending in Oct 288 Largest Price Ranges $ K Sales $500K -749K Inventory $298,000 median sale price $459,900 median list price 67% co-broke 33% in-house YTD # Sold $ Sold $105,785,299 $108,134,225 $142,081,466 $134,568,238 $136,169,677 $148,744,124 $167,709,837 Berkshire County Board of REALTORS: Believed to be accurate but not warranted rd Quarter Infographic
