Who can buy property in Australia? Investors looking to buy property in Australia should be aware that you may need to obtain approval from the Foreign Investment Review Board (FIRB). This Australian government department assesses all applications from overseas investors and imposes certain restrictions on the type of property you may purchase, either to live in, rent out or invest in.
2 Key Points: All foreign investors (i.e. anyone who isn't an Australian permanent resident) must obtain approval from the FIRB. In addition, you may only invest in new property or vacant land which will be used to build a new property. Overseas investors, without an Australian visa, are not allowed to purchase established properties for investment. You may purchase a new property in your own name and then rent this to your child, if that child is on a temporary visa. The above regulations only apply to overseas investors who live outside of Australia. Those resident in Australia on temporary visas also need FIRB approval. Australian and New Zealand citizens, expats and those who have a permanent residency visa do not need approval from the FIRB.
