5 1 Residential Mortgages Fixed Variable Tracker Discount Welcome Mortgage We offer a full range of residential mortgages including fixed, variable, and tracker rates. No product fee on some remortgage products Free standard valuation (valuation up to 999 and for properties valued up to 2m) and fees assisted legal services for standard remortgages With our award winning* Welcome Mortgage your clients get 0% interest for the first 3 or 6 months of their term, then changing to a fixed rate for 2, 3 or 5 years Max age at term end: 80 years and max advance: up to 1.25m (on certain products) All current fixed, tracker, and welcome residential mortgage products have ERCs and allow 10% overpayments each year. Discount and variable residential mortgage products vary We offer a 95% LTV on residential lending Lending into retirement is currently available across our standard residential mortgage and remortgage range Our lending into retirement tool can be found on our website with details of the income evidence we require New Build We ve a dedicated mortgage processing team and an account manager for new build mortgages, to work on your cases and smooth the journey from enquiry to offer and completion. For new build properties we can offer 90% LTV on houses and 85% LTV on flats We accept up to 5% vendor gifted deposits We can extend our offer dates so clients don t miss the best deal due to building completion delays (this requires the case to be re-keyed) Interest Only Our interest only mortgages give your clients more flexibility, including the option to reduce the capital on an existing interest only mortgage. For interest only part and part we lend up to 75% LTV with 60% on interest only and the remainder on capital repayment Up to three repayment strategies can be used to cover the value of the interest only element We accept the equity from the sale of the client s property or others they may have Selected products come with free valuation (valuation up to 999 and for properties valued up to 2m) and fees assisted legal services for standard remortgages No minimum income requirement (subject to affordability assessment) *Innovator of the Year at Moneywise Magazine Mortgage Awards 2014 for the Welcome Mortgage
6 2 Investment Mortgages Buy to Let Portfolio Landlords Holiday Let HMO Second Homes Whether your client is a first time landlord, building a property portfolio, or refinancing an existing property, our dedicated underwriters and investment product range can help. Maximum portfolio of 10 mortgaged rental properties Maximum of 4 rental properties mortgaged with the Society (BTL, Holiday Let or a combination) Maximum LTV is up to 70% Minimum ICR is 140%, payable on a stress rate of 5.5% for purchase and capital raising remortgages, and 5% for non-capital raising remortgages Maximum age at the end of the term is 85 years Customers should own and occupy their own residential property Dedicated second home range for properties not intended to be rented, interest only up to 70%, and part & part up to 75%, and capital and interest up to 85% LTV Buy to Let and HMO Holiday let No maximum tenancy term First time and portfolio landlords accepted No minimum income (evidence of income still required and affordability will be assessed) We lend on HMO properties with up to 5 bedrooms so long as each tenant has an individual AST agreement Experience as a landlord is required for HMOs and portfolio landlords 3 Dedicated holiday let products Primary applicant must have a minimum income of 40k Additional sources of income may also be considered as part of the affordability assessment on Holiday Let applications Affordable Homes Mortgages Shared Ownership Help to Buy Shared Equity Right to Buy Our assisted purchase offering includes shared ownership and Help to Buy equity loan mortgages. We lend up to 95% of borrower share on shared ownership properties We ve been awarded the best shared ownership mortgage lender 2 years running* Minimum share to be purchased: 25% max share: 75% Shared ownership arrangement must be through a HCA registered provider or Registered Social Landlord We accept up to 100% of the borrowers share on Right to Buy We accept discounted market sales Help to Buy products available for purchase and remortgage across England, Scotland, Wales and London We accept certain restrictive covenants subject to appropriate cascade mechanisms where restrictions fall away in possession We calculate the Help to Buy affordability of the equity loan at 3% * Best Shared Ownership Mortgage Lender at the 2016 and 2017 What Mortgage Awards

8 A flexible criteria. To supplement our range, we make sure that our product criteria is equally tailored to the needs of your clients:
9 95% LTV products available Max age at the end of mortgage term is 80 years for residential applications and 85 for rental property applications Self-employed traded for 3 years we can accept an accountant s certificate. If less than 3 years, 2 years accounts can be accepted Maximum portfolio of 10 mortgaged rental properties, irrespective of lender. Up to 4 of which can be mortgaged with us, whether BTL, Holiday Let or a combination Vendor and builder deposits accepted up to 5% No minimum income requirements or maximum tenancy for buy to let subject to affordability
10 Property related capital raising up to 90% LTV Interest only part & part 75% LTV (over 60% LTV must be capital repayment) Max new build LTV: 90% on houses, 85% on apartments Interest only up to 60% LTV sale of property accepted as repayment strategy in certain circumstances 95% of borrower s share available on shared ownership We accept up to 4 applicants on a mortgage using all incomes towards affordability
