3 EXECUTIVE SUMMARY SECOND QUARTER Luxury homes sales had a strong first half of the year. In our New York markets, the number of luxury homes sales in Westchester County ($2M and higher), and Putnam and Dutchess counties ($1M and higher) showed double digit gains in the second quarter and year-to-date, and nearly every price range posted an increase. In Westchester County, homes sales from $3M to $4.9M increased nearly 50. The median price was $3.7M and 12 of the 43 sales achieved the $4M price mark. Despite positive gains in closed sales, clouds may be forming over our luxury markets in the second half of the year. Pended sales, a forward-looking indicator, dipped in Westchester, Dutchess and Putnam counties at the close of the first half. More ominous is the 50 decline in Westchester s ultra-luxury ($5M and higher) pended sales, attributable to waning demand in Northern Westchester. To put the $5M+ market into context, 2007 was the high water mark with 31 sales above $5M that year. The market bottomed in , and inched its way up to a respectable 27 sales in 2013, 2014 and within striking distance of the 31 sales at market peak, though selling prices were off by about 30. Last year, the number of $5M+ sales dropped 30 to just 19. With only five closed and four pended sales over $5M in the first half of, Westchester s ultra-luxury market might be poised for a second year of declining sales. There is a constant supply of new listings coming to market, and the ultra-luxury segment is overflowing with magnificent homes for sale. Buyers are seeking value even in this rarified strata and sellers who correctly position their home in price and presentation have the greatest chance of attracting the discerning eyes of these buyers. In Connecticut, Greenwich (sales $3M and higher) posted its third consecutive quarterly gain in home sales, and much of this quarter s growth was attained in the upper end of the market. However, pended sales are down and third quarter activity will determine if recent gains are sustainable or short-lived. The bright spot in Connecticut is Darien (sales $2M and higher). Pended sales have tripled, albeit at the lower end of the luxury price range, and may signal as the turnaround year for Darien. Rowayton, on the other hand, enjoyed a surge in sales in and now lags far behind last year s stellar performance. Perhaps more important than hard data is the luxury consumer s perception of the world around them and how it impacts their buying behavior. A perception of stability in the markets and global economy give the luxury consumer confidence to purchase the things they love, from art and jewelry to travel and real estate. A sense of uncertainty creates a lack of urgency, a common trait among todays buyers. This helps explain why value is so important it propels the luxury buyer to take action when a sense of uncertainty tells them otherwise.
