We would appreciate it if you also spend a moment to focus on the now, enjoy the moment and be happy. Hopefully this will lead to, not just only a happier student (hotel) but a more peaceful and smiley world. Enjoy your time at The Student Hotel! DEFINITIONS In this document the following terms shall have the meanings described below: 1. The Student Hotel All hotel locations of The Student Hotel.* * a specification of all entities of The Student Hotel can be found at the bottom of the Terms & Conditions 2. Contracting Party The person or legal entity that has concluded a contract for the performance of services as referred to below. The Contracting Party shall also be understood to mean the party furnishing security, whether or not in the Guest s name, and has concluded a contract for the performance of services as referred to below. 3. Hotel Agreement This Terms & Conditions document serves as the Hotel Agreement between the Guest and/ or the Guarantor and The Student Hotel. The booking details provided with the confirmation specify the details for the performance of services for the hotel agreement and are part of the Hotel Agreement. 4. Booking Details The booking details specify start date and the end date of the hotel booking, the room type and the guest and if applicable the guarantor details. The booking details also state all the amounts the Guest and/ or the Contractor owes The Student Hotel. 5. Guarantor The guarantor is the party who guarantees the payments of the hotel accommodation fee and/or any outstanding charges under the signed Hotel Agreement. A guarantor can be a parent or guardian or another person or entity. The Guarantor Information must be correct at the time of booking.

3 6. Guest The party or parties to whom we render the services described below pursuant to a Hotel Agreement concluded with the Contracting Party. References in these terms and conditions to the Guest will also be interpreted to refer to the party or parties who accompany the Guest. Unless explicitly provided otherwise, references in these terms and conditions to the Guest or Contracting Party shall also be read as meaning both the Guest and the Contracting Party. 7. Services Our provision of hotel accommodations and rendering of hotel services, in the broadest sense of the terms, including offering meals, reception services, cleaning services, common areas and security. 8. In writing Written (as opposed to oral) communication, including notifications received by /internet. 9. Additional Services Services we perform that are in addition to the Hotel Agreement. 10. Reservation The conditional contract that a Guest enters into with The Student Hotel in digital form that establishes the period for which, and the terms and conditions under which, our services will be contracted. 11. Optional Reservation An option right for making a reservation. An optional reservation is valid for a period of 48 hours unless another period has been confirmed by The Student Hotel in writing. 12. Semester Booking Special hotel booking of 1 or 2 semesters which is only available for students that are registered at a school or university recognized by the Dutch Ministry of Education, Culture and Science. Also registration as a resident of the city where the hotel is located is mandatory. Semester Bookings have a fixed start and end date. 13. TSHLife web page The main landing page for the Guest with a semester booking that can be used to access the guest account, pay invoices, order extra services, report maintenance and find information. 14. Double Occupancy Two Guests paying for and using the same room.

4 PAYMENTS The Contracting Party and or the Guest owe The Student Hotel all the amounts stated in The Hotel Agreement. For Additional Services we will charge the corresponding fee. The Contracting Party and the Guest shall be jointly and severally liable for all claims that we have and/or come to have against one or both of them. Every payment made by the Guest will release the Contracting Party from a corresponding amount of its debt. The Contracting Party shall be considered to have concluded the Hotel Agreement or any other agreement also on the Guest s behalf. The appearance of the Guest acknowledges the Contracting Party s authority to represent the Guest. Payments shall be made using the digital invoice in the TSH Life web page in accordance with the payment term(s) stated on the invoice and in a manner as indicated on the website. The Student Hotel accepts only payments by debit card, credit card or via ideal. The Student Hotel reserves the right to refuse payment by bank cheque, cash, giro acceptance form or other means of payment, or to attach conditions to their acceptance. The Student Hotel does not cover any commission costs incurred via online payments for Semester or Short Stay guests. Credit Card payments handled at Reception will also incur commission costs. The Student Hotel will only pass the commission cost and will not put a surcharge on top. Payment on invoices shall be done before the 1st of the month concerned. If payment is not received, not received in full or is received late, a late payment fine of 25,- will be charged and access to the room will be blocked automatically. In case the Guest/ Contracting party are behind in payment for more than 6 weeks and continues failure to pay after given written summons, The Student Hotel may dissolve the Hotel Agreement. In such case, the payment obligation for the agreed term will continue unabridged and will be subtracted from the deposit. The Student Hotel has the right to retain and, if appropriate, to pledge any goods which the Guest and/or Contracting Party keeps in the hotel as long as the Guest and/or Contracting Party has not fulfilled all of its obligations to The Student Hotel. In the case of a continued failure to pay, the Contracting Party and/or the Guest shall be in default by operation of law. In that case, the Contracting Party and/or the Guest will be liable to pay late-payment interest without any notice of default being required. This late-payment interest rate will be 1.5% per month or part of a month.

5 Failing to pay on time will also subject the Contracting Party and/or Guest to all related extrajudicial and prelitigation costs, as well as all court costs. The extrajudicial and pre-litigation costs will be fixed at 15% of the principal sum owing, with a minimum of 250,- plus any VAT owed on that amount. Payment must be made in Euro. If we accept payment in a foreign currency, the currency exchange rate in effect on that date will be applied. If we accept payment in a foreign currency, we will be entitled to charge administrative costs of no more than 10% of the amount in foreign currency. OUR OBLIGATIONS The Student Hotel will make the agreed hotel accommodation available to the Guest for the agreed period and/or perform the agreed services in accordance with the statements on our website. The obligation for The Student Hotel does apply no longer; in the event of Force Majeure as described below in the chapter Force Majeure. If the Contracting Party fails to pay the agreed security deposit or interim payment, or fails to do so on time; if the Contracting Party fails to meet in full the obligations the Contracting Party has to us, regardless of how those obligations arose. Unless agreed otherwise by , we will make the hotel accommodation available to the Guest at 3 p.m. on the check-in date until 11 a.m. on the check-out date. We shall be entitled to offer the Guest other hotel accommodations of at least comparable quality to the accommodations to be offered pursuant to the Hotel Agreement. If the Guest objects to this, the Guest or the Contracting Party will be entitled to terminate the Hotel Agreement with immediate effect. If the hotel accommodation offered to and accepted by the Contracting Party or the Guest is cheaper than the original accommodation, we will credit the Contracting Party s account for the difference. We shall in no account be liable for any other form of damages. We cannot be required to receive and/or keep custody of any of a Guest s property except in exchange for a fee. In that case we will exercise all due care in keeping the property. In such case the liability of The Student Hotel regarding loss of goods as defined below in the chapter Liability shall apply unabridged.

6 HOUSE RULES The Student Hotel has set house rules in order to preserve order, peace and quietness in our hotels and to ensure that all of our Guests receive high-quality services. The House Rules are shown below as an attachment. The House Rules can also be downloaded via the TSH Life web page and are available at or a copy can be requested at the reception. The Guest will take notice of The House Rules and will act accordingly. The Student Hotel is entitled at all times, without any notice of termination being required, to terminate the Hotel Agreement with the Contracting Party and to deny the Guest access to our hotel accommodations if the Guest or someone accompanying the Guest violates the house rules or acts in such a way that the order, peace and quietness or normal operation of our hotel could be jeopardized. The Guests and anyone accompanying the Guest must leave the hotel upon request. We are not obliged to provide reasons for our request. Guests are entirely responsible for the conduct and behavior of the people they bring into the Hotel and will be liable for any damages or costs the person(s) accompanying the guest incur(s). We are entitled to discontinue or cease offering our services if the Guest or someone accompanying the Guest fails to conduct themselves in accordance with the standards that are customary for our hotels. In that case, the Guest and those accompanying the Guest must leave the premises upon request. The requirements we impose may include those relating to the Guest s physical appearance. We do not permit animals to be on our premises, either those owned by the Guest or by anyone accompanying the Guest. We are entitled to terminate any Hotel Agreement we choose if public order has been disturbed or is in jeopardy of being disturbed. Termination will take place after consulting the local hotel management. In such case, the payment obligation for The Contracting Party and or the Guest towards The Student Hotel for the agreed term will continue unabridged. The Student Hotel shall not be liable to pay any damages of any kind.

7 MAXIMUM LENGTH OF STAY The Student Hotel does not offer permanent accommodation. We have at The student Hotel a maximum stay of 12 months within a 24 month period. This means that if a booking is made for the first year of 10 months or 10+2 or 12 months then no rebooking is allowed for the consecutive year. For the 3rd year a new booking is allowed to be made. This is for the same property only; bookings are allowed to be made for consecutive years in other properties operated by The Student Hotel. Any bookings found exceeding 12 consecutive months to be made for the same Guest, even if the personal details of the Guest are different than those of prior bookings will be terminated and the Guest needs to leave the hotel immediately. Payments made in advance will be returned. The deposit will be lost and not repaid. In case the personal details of the Guest have (deliberately) been altered in order to get around the maximum length of stay the payment obligation for The Contracting Party towards The Student Hotel for the agreed term will continue unabridged. RESERVATIONS An optional booking can be made via the website of The Student hotel. The option expires automatically after 48 hours when no deposit payment has been received by The Student Hotel in the meantime. A booking becomes final after The Student Hotel has received the full payment for the deposit. From this moment Contracting Party enters a binding Hotel Agreement with The Student Hotel. Without prejudice to the provisions in the previous paragraph, we are entitled to allow a booking to lapse if the Guest has not registered by 11 p.m. on the first day of the period covered by the reservation. This provision will not apply if the Contracting Party has already paid, or guaranteed payment, for the period covered by the booking or, in case of a semester booking, for at least the first month. DOUBLE OCCUPANCY For semester and short stay guests Double Occupancy will only be accepted upon request and is subject to availability and the agreed extra surcharge. When a room is used for double occupancy without consent of The Student Hotel this is considered to be a deliberate breach of the Hotel Agreement by the Guest and/ or the Contracting party. The Student Hotel has the right to terminate the contract without notice. In such case, the payment obligation for The Contracting Party and/ or The Guest towards The Student Hotel for the agreed term will continue unabridged.

8 When a room is used for double occupancy without consent of The Student Hotel, The Student Hotel can decide to: Accept the double occupancy. In this case a new Hotel Agreement will be made. The Guests can continue the use of the room after paying the double occupancy surcharge for the months from the original Hotel Agreement that have already past. Offer The Guest to continue the use of the room for single occupancy after The guest or The contracting party have paid the surcharge for the months from the Hotel Agreement that have already past. When a The Guest and/ or The Contracting Party decide to cancel their contract because they do not agree with the surcharges for double occupancy, the payment obligation for The Contracting Party and/ or The Guest for the agreed term will continue unabridged. GROUP RESERVATIONS Reservations of ten or more rooms qualify as group reservations. The Terms and Conditions that have been provided with the confirming the group reservation apply to that specific group reservation, notwithstanding the provisions of this chapter. A group reservation will become final only after it is confirmed by both the Contracting Party and by us by . If the check-in and/or check-out date changes, the original reservation will lapse and a new reservation will be established, in mutual consultation. An optional reservation may be made in the case of group reservations. This option may only be provided in digital form. The optional reservation will lapse if the option holder does not inform us, within the time period we indicate, that the option holder wishes to proceed with the reservation. In the case of a group reservation, the Contracting party can reduce the reservation by up to 25% of the number of rooms originally reserved, free of charge. If the number of rooms reserved by the group reservation falls below ten, then the reservation will no longer be considered a group reservation. If the Contracting Party cancels the reservation between seven days and one month before the check-in date, the Contracting Party will owe us 50% of the reservation value. If the Contracting Party cancels the reservation within seven days of the check-in date, the Contracting Party will owe us 75% of the reservation value. The Contracting Party will ensure that we have the names and addresses of all Guests not later than five days before the check-in date.

9 The Contracting Party will pay 100% of the reservation value not later than seven days before the check-in date. If the Contracting Party defaults in paying this amount, we will automatically consider the Contracting Party to have cancelled the final reservation. In such case, the Contracting Party will be liable to pay us the full reservation value. CANCELLATION POLICY Please find the cancellation policy for guests with a semester booking below. Guests with a hotel or a short stay booking can find the specific cancellation policy for this booking type in that booking confirmation. The Hotel Agreement might be cancelled by the Guest and/ or the Contracting Party during its term in accordance with the Cancellation Policy as set out in this chapter. The proposed cancellation and notice of replacement must be provided by to info@thestudenthotel.com. The Contracting Party and the Guest shall derive no rights from the proposal. There is a 1-month prior notice of a cancellation/replacement booking. If the Guest has found a replacement guest for the remaining period of the contract and the replacing guest has paid the deposit and signed a Hotel Agreement to confirm this, the only costs for cancellation are a cancellation fee of 350,-. It is mandatory that the replacement is approved by The Student Hotel. The replacing guest could be refused based on the references of a semester booking. The Student Hotel can only process a cancellation or contract takeover by the 1 st of the month following the acceptance of the cancellation or contract takeover. A cancellation or contract takeover can only take place 3 months after the check in date of the semester booking. In case no replacement guest has been found or only for part of the remaining contract period, the cancellation costs will be 100% of the contracted and unpaid accommodation fee for the calendar month following the receipt of the cancellation and 70% of the contracted and unpaid accommodation fee for (the part of) the remaining period plus 350, - cancellation fee. TERMINATING THE HOTEL AGREEMENT BY THE STUDENT HOTEL The Student Hotel has the right to terminate its services towards the Contracting Party and/ or the Guest because of violating the Terms & Conditions and or the House Rules. In such case, the payment obligation for The Contracting Party and/ or guest towards The Student Hotel for the agreed term will continue unabridged for the remain of the contract period.

10 In addition the Contracting Party and/ or the guest will be financially liable for any other cost or loss of revenue for The Student Hotel resulting from the violation of the Terms & Conditions and/ or the House Rules by The Guest or any of its party. DEPOSIT & ROOM INVENTORY CHECK The Student Hotel may require the Guest to pay a deposit as a security for unpaid invoices, damages cause by the Guest or its party and fines. The Student Hotel will hold the deposit for the period of stay of the Guest. The Guest and/ or the Contracting party cannot make any claim on interest payment on the held deposit. Within 48 hours after arrival the Guest is obliged to perform a room inventory and bike check. Any missing or damaged items must be indicated by the Guest. Prior to the check-out of the Guest, The Student Hotel will perform a room inventory check and a bike check. All reported damages and missing items that were not reported by the guest with the room inventory check and the bike check at arrival of the Guest will be charged to the Guest. The Student Hotel will return the deposit to the Guest or Contracting Party after check-out of the Guest. Any outstanding payments and charges will be deducted from the deposit. The deposit will be paid to account from which it was transferred to The Student Hotel. If this account is no longer active the Guest must request transfer to another account in writing prior to its check-out. Failing to inform The Student Hotel before check-out will delay the deposit return. The Student Hotel will transfer the deposit within 3 weeks after check-out of the Guest. If The Student Hotel has made the deposit payout and the money transfer was refused because the account or credit card it was paid to is closed, expired or blocked the deposit transfer will be delayed. Furthermore The Student Hotel will deduct an administrative charge of 25,- from the deposit for making a new transfer. In case the bank account or credit card to which the deposit payout was made is no longer assigned to The Guest or The Contracting Party and has already been issued to another person or entity and The Student Hotel has not been informed about this upfront, The Student Hotel can only payout the deposit after the initial transfer has been returned by the new account or credit card holder.

11 LIABILITY We are exclusively liable for paying compensation for the direct harm or loss resulting from our Culpable failure to perform the Hotel Agreement and/or Additional Service. We expressly accept no liability to the Contracting Party/Guest if our failure to perform the Hotel Agreement results from a circumstance that cannot be attributed to us, including but not limited to labor strikes, fires, business disruptions or governmental actions. We also accept no liability for any harm or loss caused by persons or property that any Guest has brought into the hotel or caused to be brought into the hotel. A Student Hotel s liability will never exceed the value of the Hotel Agreement or payment for the harm or loss covered by the insurance company or the amount in compensation for the harm or loss another third party pays to us. The Student Hotel will produce a statement of the current insurances in effect upon the Contracting Party/Guest s request. If harm or loss occurs as a result of the culpable failure to perform on the part of a third party whose services we have engaged, such as a security or cleaning company, then the Guest or Contracting Party compensation will be limited to the compensation we receive from the relevant third party. We take measures to ensure the security of the hotel accommodation. Should an incident (such as theft or vandalism) occur despite this that is directly attributable to the failure of the security service, the Guest or Contracting Party will receive the payment that we have demanded from the security service on duty at the time of the incident. If property is removed, stolen or damaged, the Guest must prove that the loss or damage to the property occurred in the hotel accommodation as a result of the acts or omissions on the part of the third party whose services we have engaged. Except as set out above, we accept no liability for any harm or loss caused in respect of any persons and/or their property, including death, personal injury, property damage or theft. We are not liable to the Guest for a harm or loss that occurs as a result of or in connection with the performance of any agreement between Student Hotel and the Contracting Party/Guest if the Contracting Party/ Guest is insured, or could have been insured, against the relevant harm or loss. With due observance of the foregoing, we will be liable for the harm or loss of goods that the Contracting Party/Guest has placed in our custody in exchange for a fee. The damages in this case will be limited solely to the current market value of the goods in question. We will not be liable for the contents of these goods. A wallet will be covered but the contents of that wallet will not be covered unless we were given a written statement of the

12 contents at the time it was placed in our custody. We expressly exclude liability for any other form of harm or loss, including consequential harm or loss. We shall never accept any liability for any goods placed in our custody or left with us in any way regard less of how that arrangement was arrived at or who placed the goods in our custody or left the goods with us unless we have charged a fee for the arrangement. We will not accept liability of lost luggage, personal items, mail or delivered packages unless the guest can prove that these items were lost or stolen due to the Hotel or its staff s serious negligence. LIABILITY OF THE GUEST AND/OR CONTRACTING PARTY The Contracting Party/the Guest or those accompanying that Contracting Party and/or Guest are jointly and severally liable for all harm or loss that has been and/or will be inflicted upon The Student Hotel and/or any third party as the direct or indirect consequence of misconduct, negligence and/or a wrongful act instigated by this Contracting Party/Guest and those accompanying that Contracting Party and/or Guest. This liability also applies in respect of violations of the house rules instigated by the Contracting Party and/ or Guest and those accompanying that Contracting Party and/or Guest. This liability also applies in respect of harm or loss caused by any animal and/or any substance and/or any property held by or under the supervision of the Contracting Party and/or Guest and those accompanying that Contracting Party and/or Guest. We may file an official report with the local police if we observe misconduct, criminal acts or violations of the house rules. The Student Hotel does not charge city tax to Guests with a Semester Booking because registration as a resident of the city where the hotel is located is mandatory with this type of hotel booking. The Guest has to be able to provide the Student Hotel with a copy of his/her registration with the city within 3 weeks after check-in. If the Guest cannot provide this proof of registration The Student Hotel will charge city tax over the full stay and if necessary deduct it from the deposit. Guests with a Semester Booking must be able to provide a copy of his/her registration with a university or school for a full time education on request. If the Guest cannot provide this proof of registration the Semester Booking may be cancelled by The Student Hotel immediately and without notice. In such case, the payment obligation for The Contracting Party and/ or the Guest for the agreed term will continue unabridged.

13 Guests are not allowed to apply for housing benefit for their room at The Student Hotel. The Student Hotel shall therefore not cooperate in any request for assistance in a housing benefit application. The Guest is obliged to inform The Student Hotel of any period where their room will stay vacant for a period of 7 days or more. The Student Hotel will then carry out necessary actions to avoid the risk of Legionella. COMPLAINTS A complaint filed with The Student Hotel regarding the performance of the Hotel Agreement must be made in writing by the Contracting Party/Guest and be submitted immediately after discovering the failure to perform for which The Student Hotel is liable. Complaints should be sent in writing to: complaints@thestudenthotel.com. If a complaint is deemed to be well-founded, we will, if and to the extent it is in our power to do so, attempt to eliminate the cause of the complaint as quickly as possible. FORCE MAJEURE The term force majeure will be understood to include: staff illness, war, threat of war, civil unrest, labor strikes or sit-ins, water damage, acts of war, fire, flood, acts undertaken by the government or general outages of gas, electricity, water or internet. In the case of force majeure, we are entitled to either suspend performance of the Hotel Agreement or cancel the Hotel Agreement. In that case, we shall in no way be liable to pay for any harm or loss incurred as a result. The foregoing provisions also apply if a force majeure situation arises in respect of persons/services and/ or institutions we use to perform the Hotel Agreement or an Additional Services. This also includes suspensive or resolute conditions fulfilled with respect to the aforementioned persons/services and/or institutions or improper performance on the part of the aforementioned persons/services and/or institutions. We shall not be required to prove the effect of the foregoing on our business operations.

14 FOUND PROPERTY Every Guest and/or his or her guest(s) are required to turn in any property they find to the reception desk as soon as possible. We shall obtain ownership of any items that are not claimed by the rightful owner within three months after they are turned in to us. The Guest shall bear the risk and expense of the shipping of any property lost by the Guest or his or her guest(s). We shall never be obliged to send such property. After Check-out, any personal belongings left in the room or any other area of the Hotel will not be kept and will be considered as leftover unwanted items, unless by its appearance and / or value it is clear to anyone that it must be a lost item, in which case the first paragraph of this chapter is applicable. APPLICABLE LAW AND DISPUTES This Hotel Agreement and any additional agreement(s) relating to branches of The Student Hotel in The Netherlands shall be governed by the laws of the Netherlands. The competent court in Amsterdam, The Netherlands, shall have exclusive jurisdiction over all disputes that may arise in relation to this Hotel Agreement or its performance or in relation to any additional agreement concluded between The Student Hotel and the Contracting Party/Guest. CHANGE OF ROOMS Any person residing at The Student Hotel may be obliged to transfer over to another room of the same room type or greater for operational reasons. CHANGE OF POLICY It is a condition of the Hotel Agreement that guests comply with all Terms and Conditions and House Rules. Whilst every effort has been made to provide guests with the most complete and accurate information available, The Student Hotel reserves the right to change, modify or revoke any policy or procedure contained within this Hotel Agreement with or without notice. Changes will be applicable within 24 hours after guests have been informed by . All information is correct at the time of this publication. The latest version is always available at reception and is published on the website ENERGY MONITORING The contracting party and the Guest agree to The Student Hotel monitoring their energy consumption in the room. This includes, water and electricity consumption and time spent in the room. This does not infringe any privacy as all monitoring is conducted through sensors. Not all rooms will be monitored.

15 ENTERING ROOMS Staff of The Student Hotel has the right to enter the room of the Guest for either Maintenance, presumption of breaching the House Rules, Security reasons and hygiene matters. 17 Dear Guest, Welcome to The Student Hotel! We hope you enjoy your stay with us and also here in this beautiful city. We aim to provide a first class service to all our guests here at The Student Hotel so you can relax and focus on your studies or simply enjoy your stay. If you have any questions about life here in the residence please do not hesitate to contact any of our staff we will be pleased to help you. If you have a problem with or a question about any of the facilities i.e. internet, laundry etc please inform us as soon as possible so we can resolve the issue in the shortest time available. We are all here to study or work hard and also to have a good time. Our policy is simple; respect the building and everyone in it. We are not here to control you and spoil the fun but we do expect that you respect our building, the staff and other guests. In order to avoid any misunderstanding on what respect implies, please find below our house rules. For people who continue to disrespect our building and other guests, we will have to take the measures pointed out below. RECEPTION AVAILABILTY The Hotel Reception is available 24/7 to help answer your questions unless other matters might take priority. NOISE & PARTIES We understand everyone likes to party. But in order to minimize complaints from other guests and neighbors we ask you to respect the following: Sunday to Thursday There should be no noise (parties, music) in the residential areas, the garden and/or right outside the hotel after 23.00hrs Friday & Saturday There should be no noise (parties, music) in the residential areas, the garden and/or right outside the hotel after 01.00hrs Guests are required to clean up any garbage they or their party leave behind. If not cleaned, The Student Hotel will charge the cleaning costs to anyone identified as participant in any party. Please be reminded that security cameras are in place that monitor activities throughout the building and outside areas. If we receive too many complaints from guests or neighbors, the following 3 strike procedure will apply. 1 st Complaint We will issue the offending guest(s) with their 1st Strike 2 nd Complaint We will issue the offending guest (s) with their 2nd and final Strike 3 rd Complaint We will terminate the contract of offending guest(s) with The Student Hotel We will have exceptions to these rules only on Official/by the Management approved Student Parties. 18 EMERGENCY EXITS It is not allowed to store any personal items or belongings in the stairways or corridors. Emergency routes, corridors and exits must remain clear at all times. Use of Emergency Exit doors is strictly prohibited in non-emergency situations. Anyone that blocks the stairways, emergency routes, corridors and/ or exit points or uses an emergency exit door in a non-emergency situation will immediately receive an official warning and will also receive a financial charge of 150,-. SMOKING If any member of our team sees you smoking in the building or finds evidence of smoking including e-sigarettes, there will be an immediate charge of 150,-. Smoking in the building is unhealthy and also dangerous for the other guests. If people continue to smoke in non-designated areas or manipulate or obstruct the working of the smoke detectors in any way, their contract with The Student Hotel will be terminated within 1 week. Smoking is prohibited within 5 meters of the Main Entrance door(s) of The Student Hotel. FIRE ALARM The Student Hotel assumes no responsibility for the costs of fire alarms set off by illegal burning of candles, illegal smoking or willfully manipulation of smoke detectors by a person. Manipulating or obstructing a smoke detector will lead to a 150,- fine and immediate termination of contract. In such case, the payment obligation for the agreed term of your stay will continue unabridged. ILLEGAL SUBSTANCES, DRUGS & WEAPONS Bringing illegal substances, drugs and weapons into the hotel is strictly forbidden and will lead to immediate eviction. In such case, the payment obligation for the agreed term of your stay will continue unabridged. The Student Hotel will notify the proper authorities. RESPECT TO OTHER GUESTS AND STAFF Please ensure that you respect all members of staff and your fellow residents. The Student Hotel is a safe and friendly environment where everybody should be treated with the same level of respect. The Student Hotel has a zero tolerance approach to bullying, intimidation or violence to any of its staff or guests. KEYS Please notify the reception immediately if you lose your electronic key. The Student Hotel can program a new key for you. The cost for programming a new key is 10,-. House Rules V

19 BIKES We provide one bike for each Guest with a Semester or a Short Stay booking free of charge. The Guest will be asked to sign for their bike and agree to the terms of using this bike. A bike will not be given unless the bike is signed for. Hotel guests with other booking types can rent a bike on request. After signing for receipt of the bike and the keys the Guest will be considered to be the user of the bike until the bike and the key have been returned to The Student Hotel. The user should check the bike on damage within 2 days after receipt of the bike key. Any damage(s) should be reported via the bike check form that will be issued with the bike key. Hotel guests who rent a bike should report damage(s) at the reception on the same day when the bike key has been issued. Faults or loss of value that is not reported this way is the responsibility of the user. The Student Hotel provides you with a high quality bike to use for the length of your stay. It is not the intention that guests bring their own bike. Private bikes may not be parked inside The Student Hotel bike parking and may not be parked directly outside The Student Hotel location or on the outside parking place unless designated parking is available. All bikes parked within the property of The Student Hotel must be parked inside in their allocated parking space. Any bike (The Student Hotel bike or private bike) parked or left outside in the common garden area or outside of entrances or the streets surrounding The Student Hotel location will incur a fine of 25,-. When not in use and when at The Student Hotel location, all bikes should be stored in the basement, in the parking spot corresponding to the bike number; The only exception is if bikes are not used for a period of maximum 15 minutes; Users of bikes parked outside on within 100 meters from The Student Hotel for over 15 minutes will get a fine of 25,-. For bikes parked in The Student Hotel but not in the designated areas the Guest will be fined 25,-. If a user is fined for this more than 3 times, the use of the bike will be terminated and the bike will be locked. House Rules V

20 The user of the bike is fully responsible for the bike; repairs, maintenance, theft or any loss of value, will be the responsibility of the user. In case of damage or a repair issue, the user should go to the preferred bike repair partner of The Student Hotel. Details of these partners can be found at reception. A discount will be offered to the guest from our preferred partners. BIKE INSURANCE We provide guests bike insurance for the whole period of their stay. You can find price and order the insurance on the website. Bike insurance covers only the theft of the bike, bike insurance does not cover damages, repairs, maintenance or any other costs of loss of value; Theft is not covered if the user has ever been fined for parking the bike not according to the house rules or in case The Student Hotel can prove that the bike has ever been parked not according to the house rules; Theft is only covered if the student can show it still possesses the key to the lock and an official police report. After each theft, the insurance policy must be renewed and the premium has to be paid again. GYM The gym is available for all guests of The Student Hotel. The gym is open 7 days a week. Opening hours can be found at the entrance of the gym. Use of the gym is at the risk of the guest. The Student Hotel does not accept responsibility for any injuries that occur while using the gym equipment. When using the gym equipment and materials ensure that everything is returned in the correct place and that nothing is taken out of the gym area. Do not misuse any of the equipment in any way. In the gym the use of a towel is compulsory. Please try to keep the gym clean. If everyone does this the gym will be a pleasant place for all guests to work out. Please note that the gym is monitored by CCTV. LOBBY The lobby is open 7 days a week from 08.00hrs 00.00hrs ( hrs on Saturday). The lobby is available for all guests of The Student Hotel and their guests. When you invite guests please also take responsibility for the actions and behavior of your guests. The lobby should be a space for all our guests to enjoy. Please keep it clean and use furniture and equipment with respect. House Rules V

21 GAMES AREA The game area is available for all guests of The Student Hotel. The game area is open Sunday to Thursday from 9:00 to 23:00 and Friday to Saturday from 09:00 to 24:00. When using all games equipment, ensure that all equipment is returned in the correct place and nothing is taken out of the area. We expect you to respect our games areas and common spaces. Keep these spaces clean and inform us of any damages. This area is monitored by CCTV. Do not misuse any of the equipment in any way. ROOM It is forbidden to apply nails, screws, etc. in walls, floors and ceilings. It s also not allowed to move the fixed furniture in the room. The following items are prohibited within The Student Hotel: candles, incense sticks, additional furnishings, deep fat fryers and woks, oil burners, or any other equipment that is likely to offset the fire alarm. For semester bookings the room cleaning is not included in the booking. The semester guest is responsible for keeping the room clean. The guest can book a room cleaning service or do the cleaning him/ herself. In the Netherlands the TAP water contains a high percentage of calcic. In case we observe that a guest does not meet the normal hygiene level and does not improve on this, after two warnings of the staff, the room cleaning service can be made compulsory. The cost for the additional room cleaning will be for the guest. In our building permit it is stated the municipality does not allow displaying flags, posters or any other decoration in the windows. KITCHENS Your common kitchen will be cleaned every week. Please check the cleaning notice in your kitchen for the cleaning schedule. 1. What do we clean? All exterior surfaces of tables, cupboards and appliances, as well as the floors. To ensure that surfaces and floors are cleaned by us, please make sure that there are no foods, plates, glasses or rubbish on them. Once every 4 weeks, we will deep clean your kitchen. This means that clean in- and outside of all appliances as well as the regular items, providing they are free from all food and dishes etc. 2. What do you clean? House Rules V

22 You and the other students using your kitchen are obliged to keep the kitchen tidy and to maintain a normal level of hygiene. We ask you to organize this within the group of students and users of the kitchen within the initial weeks of your stay so cleaning and hygiene will be part of your daily and weekly routine: Arrangements for who will dispose of the garbage on what days Who will do dishes and cleaning on what days etc.? It is important that kitchens are cleared of dishes, garbage and other rubbish on the day the kitchen is cleaned by TSH staff. If not, we cannot do the cleaning. If your kitchen is not tidy enough to clean, we will not clean it for that week. If the kitchen is in the same state the week after, we will proceed to clean, but will charge your group of rooms 35,- per hour. GARBAGE Put your rubbish into the bin in your shared kitchen your room or common areas. Please always put a plastic bag in your bins to prevent them from getting dirty and smelly. You can collect full garbage bags in the wheeled container in your shared kitchen or dispose of them at the garbage place directly. Some locations have locked containers. You can open the containers with your room key. You can arrange a schedule with the other guests who share the kitchen to put out the garbage. If garbage containers are full or broken, please inform the reception immediately and dispose of your garbage when the containers are available again. The garbage area is protected with security cameras. Please do not leave any garbage outside the garbage containers. If garbage bags are found outside the containers, the offender(s) will incur a charge of 25,-. MAIL & PACKAGES All mail and packages that are delivered at the reception will be sorted and distributed during the night after delivery. Please always indicate your room number in your address when you register somewhere or when you order something. Mail or packages that have no room number in the address will be delayed in delivery or may end up in the box for unsorted mail. Mail and packages that do not fit in your mail box will be held at the reception. If there is mail or a package for you we will put a package note in your mail box. Please bring this package note with you if you want to collect the package. The Student Hotel does not accept responsibility for mail or packages that are damaged or that got lost. Please make sure that you de-register at City hall from The Student Hotel s address and change your address with all companies, agencies and your university after your check-out. The Student Hotel will keep all mail for guests that have left for 3 weeks after receipt of the mail. After 3 weeks the mail will be returned to the sender. House Rules V

23 PETS Pets are not allowed. Cleaning cost as well as cost for removal of scents arising from holding pets will be charged to the Guests or visitor that is keeping the pet. RESPONSIBILITY The Student Hotel is not responsible for damage to or theft of personal property. This includes any property in the Kitchens, stored luggage and delivered packages. The Student Hotel does not accept any form of vandalism or theft in t s property. Anybody found to vandalize the property of The Student Hotel will be charged an initial fine of 100,- and labor and replacement costs. If the vandalism results in loss of turnover for The Student Hotel the perpetrator will also be charged for the loss of turnover. Depending on the severity of the vandalism, it may be left to the discretion of the Hotel Manager on how to proceed. Any accidental damage caused may be handled without any charge if guests are upfront and honest about what happened. CHECK OUT PROCEDURE Around four weeks before the Hotel Agreement ends The Student Hotel will perform a room check in your room. The purpose of the room check is to see if we need to carry out repairs and if the cost for the repairs will be paid by The Student Hotel or by you. The room check will be scheduled by The Student Hotel and you will be informed of the planned time slot for your room check. You do not have to be present during your room check. You can obtain a copy of the room check form at the reception the day after your room check. If you use a bike from The Student Hotel we will perform a bike check at the moment of your check-out. Please calculate 30 minutes for us to perform the check. As part of the check-out procedure you need to provide The Student Hotel with a proof of de-registering at City hall from The Student Hotel s address. Please leave your room in the same state as you have found it, if your room is clearly not cleaned or dirty when you check-out, we will deduct a minimum of 50,- from your deposit for extra cleaning costs. Please make sure you clean your section of the Fridge/Freezer and remove all items before you leave, not only for us, but for the hygiene of the other guests. If this is not completed a 50,- charge will be deducted from your deposit. Inflicting damage to the room inventory (decoration) and/or theft of property from The Student Hotel shall be charged to the person responsible. The Student Hotel will pay back your deposit, minus outstanding amounts to the account it was transferred from to The Student Hotel. The refund will be transferred within 3 weeks after your check-out. House Rules V

24 MAXIMUM LENGTH OF STAY POLICY The Student Hotel does not offer permanent accommodation. We have at The student Hotel a maximum stay of 12 months within a 24 month period. This means that if a booking is made for the first year of 10 months then no rebooking is allowed for the consecutive year. For the 3rd year a new booking is allowed to be made. This is for the same property only. Bookings are allowed to be made for consecutive years in other properties operated by The Student Hotel. Any bookings found to be made by the same person, even if details are different than the first booking, for the 2nd consecutive year will be terminated and the deposit will be lost and not repaid. CCTV For your safety and the safety of the other guests of The Student Hotel CCTV footage in the residential areas are recorded and filed. In case of serious incidents on our property The Student Hotel will provide the CCTV images to the proper authorities. TECHNICAL ISSUES Please always report technical issues. Guests with a semester booking are requested to report technical issues via the TSHLife portal. Guests with a hotel or short stay booking can report technical issues at the reception. We will process technical malfunctions as soon as possible during office hours on week-days. Urgent issues will be dealt with as a priority and will be handled urgently. Our technical staff is able to enter your room. You do not have to be present for repairs to be carried out. The Student Hotel is authorized to refuse you access to the hotel when violating the house rules above. INTERNET USE The Student Hotel offers its guests free WiFi. We strictly prohibit our guests from using the WiFi network for illegal activities.
