1 COUNTRYWOOD LANE HOMEOWNERS ASSOCIATION RULES & REGULATIONS
2 INTRODUCTION This booklet was compiled for the benefit of all residents of Countrywood Lane HOA. It is a quick and understandable reference of rules that govern our community. We hope that it makes residing at Countrywood Lane an enjoyable experience. It is each owner s responsibility to ensure that their current tenant has a copy of these Rules & Regulations. 4 I. PARKING and MOTOR VEHICLES 1) Parking in the driveway is for loading and unloading ONLY. Vehicles that are left unattended for a period of fifteen (15) minutes are subject to tow without notice. The only exception is for a commercial vehicle of a contractor who is working on the premises at the time. 2) No motor vehicle (automobile, motorcycle etc.) shall be permitted upon any area other than paved roadway surfaces. No motor vehicle shall, at any time, be operated within the Countrywood Lane complex for racing or recreational purposes and every vehicle must be equipped with an appropriate muffling device. 3) No go-cart, minibike, or other such vehicle shall be operated within the Countrywood Lane complex at any time. 4) Riding skateboard, skates and scooters are not allowed anywhere within the common area. 5) No vehicle may be driven within the complex in excess of 10 miles per hour. 6) Every vehicle must be currently licensed and operated in accordance with the California State Motor Vehicle Codes. 7) No boats, trailers, recreational vehicles, inoperative vehicles or trucks over 3/4 ton shall be parked in any parking spaces or areas on the premises. 8) No vehicle shall be parked so that it blocks garbage bins, walkways or any other parking spaces. 9) No washing of the vehicles are allowed within the premises. 10) A maximum of two (2) vehicles per unit shall be allowed. One vehicle may be parked in the covered parking space assigned to the unit; the other vehicle must be parked in the rear parking lot on a first-come basis or parked outside the complex. 11) Any vehicle left in the rear parking lot for more than 7 days (1 week) will be subject to tow after the vehicle is tagged. If the vehicle is not removed after tagging, it will be subject to tow in 96 hours. If a vehicle must be stored in the rear parking lot longer than 7 days, a written request stating the length of storage must be presented to and approved by the Board of Directors before storing the vehicle.
5 II. POOL 1) The pool is for the use of residents of Countrywood Lane HOA and their guests only. 2) The pool area is open between the hours of 8:00 AM & 10:00 PM daily. 3) No pool area use or swimming is allowed after 10:00 PM except with written permission from the Board of Directors. 4) No glass of any kind is allowed in pool area. 5) No food is allowed in the pool area at any time. 6) No children under the age of 14 years are allowed in the pool area unless under the direct supervision of an adult resident. 7) No animals are allowed in the swimming pool and/or the pool area except Seeing Eye dogs and helping care companions for the physically disabled. 8) Appropriate swimwear must be worn in the pool at all times. No diapers (except swim diapers), cutoffs, underwear, nudity etc 9) Running, horseplay, diving into the pool or use of items not approved for pool use is not allowed. 10) Use of emergency equipment for things other than emergencies is forbidden. 11) No radios, boom boxes or any type of noise generating devices are allowed in the pool area. 12) Smoking at the pool and the pool area is forbidden. 13) No resident shall have more than 5 guests in the pool area at any one time. If more than 5 guests are expected, written permission must be obtained from at least one (1) Board member allowing the extra guests. 14) A resident of Countrywood Lane must accompany all guests using the pool at all times. 15) No private parties are allowed in the pool area. The pool and surrounding area is for the enjoyment of all residents.

PETS 1) Each unit may have a maximum of two (2) small, usual and ordinary animals as pets for example. 2 dogs or 2 cats or 1 dog & 1 cat No dogs over 25 pounds are allowed. 2) No animals are allowed in the pool area except Seeing Eye dogs and helping care companions for the physically disabled. 3) Owners will be liable for any injuries or damages to persons or property caused by their pets or any animal brought into the complex by the resident, tenants or his/her guests. 4) Dogs must be on-leash and controlled at all times. 5) Owners must clean up after their pets go potty in the common areas. 6) No animals are to be kept outdoors on balconies or patios or in the common areas.
7 IV. GARBAGE 1) Only garbage and recycling material is to be placed in the designated bins. No furniture, appliances, car parts, tires, clothing etc. are allowed to be placed in the bins. The garbage and recycling areas are located near buildings 1576 and ) All items shall be placed in the bins. No debris shall be left on the ground around the bin. 3) All cardboard boxes shall be crushed/flattened and placed inside the recycle bin. 4) No trash/garbage is allowed to accumulate in any common areas or in the dumpster area. 5) After Christmas, all cut trees must be disposed of by the first week of January. All trees should be taken out on the evening prior to garbage day and placed outside the garbage bin.
8 V. GENERAL 1) Storage of combustible materials in units or storage rooms is strictly prohibited, as this constitutes a fire hazard. 2) Each building is equipped with a fire extinguisher in plain view on the exterior of the building. If the fire extinguisher is damaged or missing, please immediately notify the Board of Directors or Management Company for repair or replacement. If a fire extinguisher must be used, please immediately notify the Board of Directors or Management Company for replacement. 3) Each unit is equipped with a smoke detector and should be tested on a regular basis by the owner or tenant. Maintenance of the smoke detector is the sole responsibility of the unit Owner. 4) All TV s, stereos, game units or any other noise-making appliance must be turned down and/or used sparingly after 10:00 PM so as not to interfere with the quiet enjoyment of the neighbors. 5) Units shall not be used for purposed that are non-residential in nature. No traffic or noise causing business shall be conducted from any unit in the complex. 6) Except for signs approved by the Board of Directors for the benefit of the entire project, no signs shall be displayed on the exterior area of any building that can be viewed from the common areas, except signs not larger than reasonable for advertising a unit for sale or lease. A Real Estate sign of customary size and design advertising a unit being offered for sale, may be placed near the entrance of the community in the manner that it would not impede pedestrian access and would not damage the landscaping. 7) No owner shall make structural alterations or modifications to the interior of his/her unit without the prior written consent of the Board of Directors. Replacement of the windows and exterior doors are subject to the architectural review and prior written approval from the Association. 8) No alterations shall be made to the Common Area without the prior, express written consent of the Board of Directors. Common area includes the outside of all buildings.
9 9) Storage of items in or upon a unit where visible from the Common Area, adjoining streets and/or other units is prohibited. 10) Storage in or around the PG&E meter enclosures is strictly prohibited. 11) No Owner shall allow any hazardous, offensive activities in their unit or the Common Area nor shall they permit any activity to occur that may cause insurance rates to increase. 12) Each Owner will be liable to the Association for any damages to the Common Area, landscaping, trees, irrigation etc. which is caused by the negligence or willful misconduct of the Owner, his family, guests, tenants or others associated with the unit. 13) Power equipment shall not be used in the complex without prior approval of the Board of Directors. 14) Television, citizens band or ham radio antennas and/or unsightly objects are not allowed on the roof or exterior of the buildings. Satellite dishes may be installed in accordance with the satellite dish policy as outlined by the FCC. 15) Exterior clotheslines are prohibited. No clothes, swim wear, towels, blankets, sheets etc. are permitted to hang from the balcony railings. 16) Residents using Common Areas shall refrain from any activity that may cause damage to landscaping, pools, structures or any other installations. 17) Only Board members, qualified, licensed contractors or emergency personnel are permitted to use the ladders installed on the sides of each building. 18) Residents using Common Areas shall leave the premises in good order and shall remove any debris and/or personal property from the area upon leaving. 19) No resident, tenant or their guests shall engage in any activity that may cause harm, damage or inconvenience to any other resident of the complex. 20) Residents with children will be responsible for their conduct & behavior while on the Association Common Areas. Damage to Common property by residents children will be the sole responsibility of the parents or guardians. Residents must ensure their children do not inconvenience other resident s with their unacceptable behavior and conduct.
10 21) Bicycle riding, roller-skating and skateboarding is prohibited on sidewalks, streets and all Common Areas. 22) Patios and all Common Areas are subject to monthly inspections by the management company. Notices will be sent to the owner of the unit for any violation(s) and if the violation(s) are not corrected within the specified time, are subject to fines.
