Often people think that premiums are determined by some secret formula. It is true that every company has rates for their homeowner s premiums, but there are many factors that help make up your homeowner s premiums. Factors that help determine your homeowner s premiums Location Age of home Age of roof The replacement cost Distance to fire station Get the best possible homeowner s premiums Install deadbolt locks. Increase your deductible. Some insurers offer occupational discounts for teachers, police/firefighters, government employees, etc. Install a central station security system. Your agent can help you evaluate the different policies and companies so you can make the choice that is right for you. Ask for other discounts offered by your insurer. Make sure your replacement cost is up to date. Do you have Replacement Cost or ACV coverage? We recommend replacement cost. Do you need loss of use coverage? Most homeowners and renters do.

3 Page 3 Windstorm Tree Damages Alert Agility Recovery When Mother Nature decides to clear the air along with thinning out some trees, it makes us all a little nervous, especially those of us that have some big trees around our homes! We get many calls and s related to one particular question: Who is responsible for the damage to our home if a neighbors tree hits our home or one of our trees hits our neighbors home. Almost 98% of the time, your own insurance contract responds to the damages to your home for the damages resulting from a fallen tree. For insurance coverage to even engage, there must be damage to your home, fence, deck an outbuilding etc.. and the damages must exceed the homeowner s deductible you have. The exception to this rule is when you have put your neighbor on notice regarding a visibly unhealthy tree that you bring to their attention in the form of a formal written notice. In the even that there is a very unhealthy tree or a tree that has died, you alert your neighbor and they do nothing to bring it down before it falls on your home or property, there is often the possibility of pursuing a liability claim against the neighbor. Even in this situation, your own company might provide coverage for the loss and then subrogate against the neighbor for damage reimbursement.
