Capacity Analysis-Judgments Judgments must be paid ff befre lan is clsed, unless brrwer has made an agreement with the creditr t make regular and timely payments. Must btain cpy f agreement and evidence that payments were made n time per agreement, and dcumentatin shwing a minimum f 3 mnths payments have been made prir t credit apprval. 5 Prperty Requirements Appraisal Cnd/PUD Prjects Appraisal must be cmpleted by HUD apprved appraiser and must dated within 120 days f the funding date. Apprved FHA cnds nly. New cnd apprvals nt eligible. When a 2 nd appraisal is required, the lwer f the 2 appraisals will be used if there is a greater than 5% variance. Brrwer may nt pay fr the 2 nd appraisal. The 90 days is calculated frm the seller s acquisitin date t the purchase cntract date f the new transactin.
