1 Borrower Summary (EPM) This allows the User to fulfill several key points of the loan without having to jump around to several different forms. Data entered on the Borrower Summary will flow over to other forms with the same field ID s. 1. General Info: a. Loan Summary Highlights of the loan are listed here. Also if there is a Co- Mortgagor Users it will be listed here. b. Disclosure Dates the important dates from the Disclosure Tracking tool are listed here, so users can quickly review without having to open the disclosure tracking tool. 1 P a g e

2 2. Borrower Information: All Borrower information is added here. The drop down box (highlighted in yellow) will need to be completed as Individual if the borrowers is on the loan. If there is a title only spouse add the title only spouse to the Co-Borrower section and the drop down box would show Title Only. If you have a Co-Borrower you can click on the Copy From Borrower button to autofill the similar information. *** Tip don t forget to add an address, so econsent can be sent. 3. Present and Previous Address: If the borrower does not have a 2-year history be sure to complete the previous address. 2 P a g e

3 4. Credit Information: Users must certify that Authorization was given to pull the Credit Report. When the date is added the User s name will autofill. There are also jump buttons that allow the user to Order Credit, View Credit, and Import Liabilities. Once the Credit has been pulled the Borrower(s) Credit Score information will autofill. 5. Subject Property Info: If the loan is a Refinance and the Current Address and Subject Property address is the same so users can click on the Copy from Present button. Users can use the Zillow jump button to take them to the Zillow website, and the Order Appraisal jump button will take users to Encompass Services so an appraisal can be ordered. **Tip Be careful when entering a Purchase with no street address. Be sure to type TBD as the Address or the alert to send disclosures will be triggered. 3 P a g e

4 6. Transaction Details: There are 4 jump buttons that will take the user to Encompass Services: Product and Pricing, Access Lenders, Order Flood, and Order Title. Users will be required to choose a Loan Program and Closing Cost template using the two magnify glasses that are circled in green. Closers Only will use the MERS MIN Button (note it may not be visible to some users). Don t forget to check if the borrower is a First Time Home Buyer. If the loan is a Refinance remember to complete the drop down for the refinance type. There is a Net Tan Benefit jump button that will open a Quick Entry popup. 4 P a g e

5 Transaction Details Continued: If the loan has subordinate financing click on the Sub Financing button and the below popup will open. If the loan is a VA loan, users need to complete the VA dropdown box. Users are able to open the FHA/VA Questionnaire popup using the button provided. This helps the user to complete the info without leaving the Borrower Summary (EPM) screen. 5 P a g e

6 Transaction Details Continued: Complete all data fields. Some of the fields will be updated by the Lock Desk. There are two pencil icons Quick Entry pop ups: Total Monthly Payment and Total Monthly Income 6 P a g e

7 7. Source: Referral info can be entered in Referral Name and Lead Source Comp section. Source of File will show the loan origination software from which the loan was started. Lead Source will autofill if the loan was imported from the Encompass Web Center. There is also a designated area for Loan Officers to leave notes for Operations. 8. SSN s for esign and Shortcut Jump Buttons: The last four digits of the social security number will be listed for up to 2 Borrower s and 2 Co-Mortgages. The last four digits used for the edisclosure Pin. The Shortcuts section has several useful shortcuts that can be used to quickly get to all the important forms 7 P a g e

8 9. TRIP Jump Buttons and Document Tracking: Users are able to quickly jump to any of the LE or CD screens using the 2015 TRID forms Panel. Users are also able to see a quick reference of all documents ordered through the efolder. The Document Tracking panel allows users a useful quick glance at what has been Ordered, Received, and if/when it Expires. 8 P a g e
