Important Villas Home Insurance Requirements Whether you re new to the neighborhood or changing insurance providers, please ensure your home insurance policy meets the VWTA resident homeowners insurance requirements, as outlined below. This information is also available in the documents section on VWTA.org. Homeowners are required to maintain insurance on their unit at all times. Dwelling coverage (type HO3) at full market value is required, with the Villas of Wedgewood Townhouse Association named as an interested party for property coverage on the policy. Please pay extra care to make sure the complete and proper association name is listed (simply stating Wedgewood Association is incorrect and will not suffice). Owners will be asked by the Board to show evidence of insurance annually that indicates the amount of coverage. Most carriers will supply a dated Certificate of Insurance for this purpose. Homeowners are requested to provide acceptable evidence of insurance within the requested due date. Additionally, when mailing your proof of insurance to VWTA, please be sure to address the envelope to Villas of Wedgewood Townhouse Association. VWTA shares a mailbox with Wedgewood Association, and proper address will ensure we receive your proof of insurance intended for the Villa Board. The Board also wishes to point out that it is prohibited in interfering with any homeowner s insurance claim that does not directly impact the Association. Villas Board Election Results Thank you to all who participated in our 2016 Villas Board election. Your engagement in our community supports our efforts to maintain the Villas of Wedgewood as a safe, desirable and beautiful place to live. Villas Resident Mailbox Repair Notice In an effort to maintain the beauty of our community, resident mailboxes will be inspected by March 31, 2016 for repairs required to maintain our neighborhood standards. You should have received a letter from Northwest Property Management outlining the inspection and repair process. This was set up by both the Villas Townhouse Association and the Wedgewood Association. If, following inspection, your mailbox requires repairs, a notice will be issued outlining specific parts required and cost. Homeowners will be given 90 days from the date of notice to order necessary parts and make the repairs. Please refer to the mailed letter or visit the projects section on VWTA.org for more details. We will continue to keep you informed of next steps. Friendly ARC Form Reminder A friendly reminder that all maintenance of deck floors and stairways, patios, mailboxes (see above section), garage door replacement and storm door and window replacement is each villa owner s responsibility. An ARC form is required to be submitted to the Villas Board for any exterior changes, including landscaping, heat tape on roof, windows, etc. An ARC form must also be submitted for approval of temporary dumpsters and estate sales (be advised: estate sales also require a permit from the City of Crystal Lake).The ARC form protects homeowners from incurring further costs due to covenants violations. Three-Part ARC forms were distributed to each resident in our last quarterly newsletter. You can also find the ARC form on our website at VWTA.org (make 3 copies if using it). If you have any questions pertaining to our VWTA covenants and restrictions, by-laws or villas handbook, please refer to the documents section on VWTA.org. Any questions regarding your ARC form may be directed to Al Jordan, ARC Committee at (815) 685-2026. End of Season Snow Removal Reminder Although our fingers are crossed for an early, warm spring, our partnership with Acres Group for community snow removal will remain through March 31, 2016. As always, contracted service is defined by the following:. Removal for driveways, sidewalks, stoops, service and public walks and mailboxes after 1 snowfall. Streets are plowed by the village. Plantain Court is a private street handled by the Master Board, Northwest Property Management.. Acres Group will install and remove driveway markers in areas identified as critical. Driveway & Vehicle Procedures Please park cars in your garage to ensure complete driveway snow removal. To avoid liability, Acres Group will only clean driveways from the back of parked cars to the street. Homeowners are responsible for removal of any remaining snow. If you remove your car while Acres is plowing, they will complete your driveway. For Snow Removal Assistance Please contact our Acres Group Account Representative, Steve Swanson, at (847) 878-7940. Details are also available on VWTA.org. 2016 Landscape Maintenance On February 15 th, Acres Group began dormant pruning of shrubs and trees on villas grounds. In coming months, villas homeowners can anticipate spring/ summer maintenance to pick up as temperatures warm. A complete 2016 Acres Group maintenance schedule will be released in our next quarterly newsletter. Details will also be made available in the projects section on VWTA.org. Weekly Voluntary Resident Life Trash and AD&D Procedures Resident trash, recyclables and refuse must be placed outside no earlier than 7 p.m. the evening prior to pickup. The day of pickup, empty bins must be placed back inside by 7 p.m., per city ordinance No. 258. Arrangements with the scavenger service must be made for prompt pickup of large items, following these same guidelines. Association Authorized Vendors These vendors are authorized by the association to complete your home renovation projects.
