2 Building Act 1984 Pursuant to and incorporating the terms of the Building (Local Authority Charges) Regulations 1998 Issued: xx XXXX 2007 For Implementation: 4 June 2007 This scheme and tables of charges of BCN Consultancy (Building Control) (BCN) has been prepared in accordance with the Building (Local Authority Charges) Regulations 1998, and may be amended, revoked or replaced by BCN at any time. The definition of terms used in this scheme is as set out in the Building (Local Authority Charges) Regulations BCN Consultancy (Building Control) may agree stage payments and/or reductions for work of a repetitive nature to suit the incidence of work on particular jobs. The figures contained in the Tables are net of VAT. VAT should be added to all charges except the regularisation charge. In the unlikely event of an application being withdrawn after registration but before the Building Control Officer has commenced his work all charges will be refunded with the exception of a non returnable deposit of 35 plus VAT
3 SCHEDULE 1 FEES FOR ONE OR MORE SMALL DOMESTIC BUILDINGS AND CONNECTED WORK [Fees for Schedule 1 are to include works of drainage in connection with the erection of a building or buildings, even where those works are commenced in advance of the plans for the building(s) being deposited] Plan Fee 1. Where a plan fee is payable in respect of the erection of one or more small domestic buildings shown on the deposited plan, the plan fee payable for that building or those buildings or for those works is the total of the sums shown in, or calculated by reference to columns (2) and (3) of the Table in this Schedule as relevant for the number of dwellings in that building or those buildings. Inspection Fee 2. The inspection fee payable in respect of the erection of one or more small domestic buildings or connected works is the total of the sums shown in, or calculated by reference to, columns (4) and (5) of the Table in this Schedule. Building Notice Fee 3. The building notice fee payable in respect of the erection of one or more small domestic buildings is the total of the plan fee and the inspection fee which would be payable in accordance with the Table in this Schedule if plans for the carrying out of that work had been deposited in accordance with the Principal Regulations. Reversion Fee 4. The reversion fee payable in respect of the erection of one or more small domestic buildings is the amount of building notice fee which would be payable under these Regulations if a building notice in relation to the carrying out of that work had been given in accordance with the Principal Regulations at the time the reversion fee is payable. Regularisation Fee 5. The regularisation fee payable in respect of the erection of one or more small domestic buildings is an amount equal to 120 percent of the total of the building notice fee which would be payable in accordance with the Table in this Schedule if a building notice for the carrying out of that work had been deposited at the time of the application for regularisation in accordance with the Principal Regulations. Interpretation of the Schedule 6. For the purposes of the Table, the reference in the heading to column (1) is a reference to the number of dwellings in the building or buildings referred to in paragraph 1 above.

5 SCHEDULE 2 FEES FOR CERTAIN SMALL BUILDINGS, EXTENSIONS AND ALTERATIONS Calculation Fees 1. For work specified in column (1) of the Table below: (a) (b) (c) (d) (e) the plan fee payable is the amount, if any, shown in column (2) of the Table in relation to that work; the inspection fee payable is the amount, if any, shown in column (3) of the Table in relation to that work; the building notice fee payable is the amount shown in column (4) of the Table in relation to that work; the reversion fee payable is the amount shown in column (4) of the Table in relation to that work; the regularisation fee payable is the amount shown in column (5) of the Table in relation to that work. Interpretation of Schedule 2. (1) Where the work in question comprises or includes the erection of more than one extension to a building used or intended to be used for the purposes of a single private dwelling, the total floor areas of all such extensions may, be aggregated in determining the fee payable in accordance with the Table below. (2) In the Table below: (a) a reference to an extension is a reference to an extension which has no more than three-storeys, each basement level counting as one storey; and (b) a reference to a dwelling is a reference also to a building consisting of a garage or carport or both which is occupied in common with a house or with a building consisting of flats or maisonettes or both.

Any extension of a dwelling, including the provision of one or more rooms in a roofspace, the total floor area of which does not exceed 10m 2, including means of access and work in connection with that extension 4. Any extension of a dwelling, including the provision of one or more rooms in a roofspace, the total floor area of which exceeds 10m 2, but does not exceed 40m 2, including means of access and work in connection with that extension 5. Any extension of a dwelling, including the provision of one or more rooms in a roofspace, the total floor area of which exceeds 40m 2,but does not exceed 60m 2, including means of access and work in connection with that extension 6. Any replacement of window/s and/or door/s containing 50% or more glazing, no more than three in total (new openings refer to schedule 3) 7. Any replacement of window/s and/or door/s containing 50% or more glazing, four or more in total (new openings refer to schedule 3) Charges for applications relating to: Applicable cavity wall insulation, applicable unvented hot water systems. Refer to Schedule 3
7 SCHEDULE 3 WORK OTHER THAN WORK TO WHICH SCHEDULES 1 AND 2 APPLY Additional Schedule 3 Flexibility Under provisions of the prescribed fee regulations the cost of work was the only factor which determined the Building Regulation Fee, but it is now possible to use the type of building (by use as defined in table 3B) and the type of work carried out (as defined in of the Charges Regulations) as additional measures to accurately reflect the costs of any particular type of work. At the present time the charge recommended for each type of work carried out is the same, but part of the additional flexibility built into Schedule 3 would legally enable different charges to be set. Building Notice Fee and Reversion Fee 1. (a) Subject to 1 (b) below, the amount of the building notice fee or reversion fee for any work shall be that shown in Table 3A, in relation to the estimated cost of that work. (b) Different amounts may be set by building control authorities for different purpose groups in Table 3B, and in this case the building notice fee or reversion fee will be the figure set by the authority in Table 3B for the relevant purpose group. Plan Fee 2. (1) The amount of the plan fee for any work the estimated cost of which is 5,000 or less shall be the amount of the building notice fee which would by virtue of paragraph 1 be payable in respect of that work. (2) The amount of the plan fee for any work the estimated cost of which is more than 5,000 shall be 25 percent of the building notice fee which would by virtue of paragraph 1 be payable in respect of that work. Inspection Fee 3. (1) No inspection fee is payable in respect of any work the estimated cost of which is 5,000 or less, notwithstanding that an inspection is carried out. (2) The amount of the inspection fee for any work the estimated cost of which is more than 5,000 shall be 75 percent of the building notice fee which would by virtue of paragraph 1 be payable in respect of that work. Regularisation Fee 4. The amount of the regularisation fee for any work shall be 120 percent of the building notice fee which would by virtue of paragraph 1 be payable in respect of that work.

Replacement windows and or doors in buildings other than dwellings attract a Schedule 3 charge multiplied by a factor of 0.5
