2 DEAR READER OUR SERVICE AGENDA I am more than happy to introduce our new Residential Portfolio Investment Team in Germany. We offer buy-side, sell-side and strategic investment advice in the residential sector. In what is a very dynamic market, we are working on a broad spectrum of exciting projects, from national and local portfolios to new residential developments and undeveloped sites. Residential properties are economic assets but also vital necessities with a broad social implication at the same time. The sector and the discussions about affordable rents have become a major public topic that is on the front page of newspapers and also affected last year s federal election. PROFESSIONAL EXPERTISE Simon moved to Cushman & Wakefield from CBRE where he was latterly Senior Director/Head of Portfolio Investment. He has over 12 years of experience in providing strategic advice in portfolioand single asset transactions. FUNCTION AND RESPONSIBILITIES Andreas Polter is responsible for the newly created Residential Portfolio Investment department within the Investment Advisory Team. Among other things, the range of services includes buyside and sellside advice of residential portfolios, residential project developments, student homes as well as transactions of healthcare properties (nursing homes, rehabilitation clinics, etc.). PROFESSIONAL EXPERTISE Andreas previously served as Director at CBRE for more than six years, where he worked as Team Leader in the Residential Valuation team. He has more than eleven years of experience in the valuation of large-scale residential portfolios and nursing homes, as well as providing strategic advice on several portfolio transactions. FUNCTION AND RESPONSIBILITIES Markus Elmer is a Senior Consultant in our Investment Advisory team. The team s scope of services includes providing buy and sell-side advice in portfolio transactions. PROFESSIONAL EXPERTISE Markus Elmer moved from CBRE to Cushman & Wakefield at the beginning of 2017 where he was part of the portfolio investment team. While studying for his degree he gained professional experience with Knight Frank in London and in the sale and acquisition of retail property at Redos Real Estate in Hamburg. FUNCTION AND RESPONSIBILITIES Jan-Bastian Knod is a Consultant in our Investment Advisory team. The team s scope of services includes providing buy and sell-side advice in portfolio transactions. PROFESSIONAL EXPERTISE Jan-Bastian Knod moved from CBRE to Cushman & Wakefield at the beginning of 2017 where he was part of the portfolio investment team. 9 RESIDENTIAL INVESTMENT MARKET OVERVIEW RISING RENTS LOW YIELD ENVIRONMENT FORWARD DEALS SAFE HAVEN SECONDARY LOCATIONS RESIDENTIAL PORTFOLIO TRENDS 2017 EXPECTATIONS FOR 2018 Lack of supply of of residential portfolios has resulted in increased portfolio premiums Decrease of sold apartments, but aggregated portfolio transaction volume (approx. 15 billion Euros) remained stable due to increased prices New project developments accounted for approx. one third of total transaction volume; Low bond yields keep residential real estate yields low; ongoing yield compression detected in A to C cities Demand for niche assets classes (micro apartments, student houses) has been increasing constantly Interest rate environment remains low Demand for assets in A and B cities will be significantly higher than supply Limited availability of large-volume investments will lead to ongoing yield compression Higher yielding properties in C and D locations will benefit from a further increase in demand Construction activity will increase but will still be below demand for lower and medium price segment DUE TO CONTINUALLY INCREASING DEMAND FOR A- AND B- CITIES, INVESTOR FOCUS IS INCREASINGLY TURNING TO HIGH-GROWTH SECONDARY-LOCATIONS
