2 How does life look today for the average Canadian? People continue to struggle to secure goodpaying jobs in line with their education levels. 48% of Canadians live paycheque to paycheque. The typical Canadian owed $21,348 in consumer debt at the start of 2016, a figure that has jumped 2.7 per cent in the past year and doesn't include mortgage debt. Technology has changed human existence by extending life spans, improving communication, simplifying manufacturing and improving transportation. The Internet is one of the largest forces driving technology, as of 2014.

3 So why are we not doing better financially? Although society has evolved from a technological standpoint, the education system remains the same. We are not taught important and practical topics such as the following: How to budget & invest How does credit (credit card/mortgage) work? Learning about inflation Learning about the power of compound interest Despite the need for this information, the education and financial systems have largely ignored the need to educate middle income families on the basics of personal finance.

4 Why do you believe that we have not been taught such important information?

5 What are some alternative ways of creating an income? I would rather earn 1% of a 100 people s efforts than 100% of my own efforts. 6 Why real estate is one of the best ways of making money Rental income. Purchasing a property for the purpose of turning it into a rental property is a lucrative way of earning a residual income. Buying low. You turn an instant profit if you manage to buy a property for under market value. (For example, foreclosures, market corrections, etc.) Selling high. You can make extra money if you stage the property to attract buyers who are willing to purchase over market value. Increasing equity. The real estate market has consistently risen over the years. When purchasing a property and holding it for an extended period of time you are building equity as the property value increases.

7 Real Estate Market In Toronto, Canada In the City of Toronto average price for a detached home in December was $1,286,605, semi-detached houses sold at an average of $808,920, average townhouse price was $662,959, and an average price of a condo apartment was $466,592. The Toronto Real Estate Board says 2016 was a RECORD YEAR for the country s largest real estate market, with sales climbing 11.8 per cent from the previous year.

8 Why isn t everyone taking advantage of the opportunity? In an effort to cool overheated markets in Vancouver and Toronto, Ottawa s new regulations demand that lenders stress test borrowers ability to repay loans at interest rates that are higher than current ones. The rules, which took effect on Oct. 17, require those who are applying for an insured mortgage to show they can afford to pay it back at the Bank of Canada s five-year fixed rate of 4.64 per cent. That s about two percentage points higher than the rates now being offered by the country s big banks. A survey released by the Canadian Payroll Association found that 48 per cent of Canadians said they rely on each payday to cover their bills, with 40 per cent admitting they spend an amount equal to all or more of their net pay each week.
