5 FNM FTV Form Fannie Mae guideline states that FTV inspection results must be signed by the inspector Because we submit results electronically, the FTV form that Safeguard supplied must be completed, scanned and attached with the photos The form can not be altered Do not use a homemade form

7 Interior Sign-in Sheet All vendors are required to sign in when completing work at a property Put a new sign-in sheet next to a full sign-in sheet Do not write on the bottom, the back, etc. Use the sign-in sheet that Safeguard provided, do not use homemade sign-in sheets

10 Photo Requirements Photos must support what you are reporting If you report a car in the driveway show it! If you report fresh garbage at the curb show it! Clients are reviewing why properties are being called occupied and if the photos do not support, they are requesting inspectors return to support their result Make the first trip to the property the best trip do not return!

11 Most Commonly Missed Photos Doorhanger being left FTV sticker All four sides vacant (non-bankrupt type) Street scene Clients QC your work monthly for these photos -We will begin to chargeback if correct photos are not submitted

12 Doorhangers If contact is not made, the front of the house photo must show the doorhanger left on the door Photo should be taken from the street to show the entire house, address and doorhanger Use the correct doorhanger ours is industry approved! Ensure you have the correct doorhanger, two are preprinted. Ensure you write the contact name/number legibly!

14 FTV Sticker Must be left on non-bankrupt type orders where your vacant result is the FTV for the property Sticker provides a phone number for mortgagor to contact Safeguard

16 All Four Sides These photos show that the inspector walked around the entire property It is vital for you to enforce this with your subs as they must be looking for damage in the back of the property This guaranties that the sub got out of the car

17 Street Scene This is an investor guideline You must submit this photo on each inspection order

19 Voltage Stick Newer requirement photo evidence if the power is running to the property or not Safeguard recommends non-contact voltage sticks Do not use plug in voltage testers On exterior inspections, volt stick must be placed against the outdoor meter

20 Voltage Stick On interior inspections, volt stick must be placed by the outlet that the sump pump is connected to If no sump pump, volt stick must be placed by the electric panel Preservation contractors flip breakers to all outlets except sump pump, so testing an outlet in the kitchen will show no electric running to it

23 Vacant Supporting Photo Best photo to submit is through the window Shows proof that the inspector looked inside the property to confirm it is vacant Hold hand up over top of camera to block the glare from the sun This photo helps confirm your occupancy recheck inspections

25 Why new vacant photo requirements? It s to protect you, Safeguard and the client Photo documentation provides the best insurance to document the condition of the property when it was inspected Investor scrutiny is at the highest

26 Why new vacant photo requirements? Insurance claims will be denied if photos do not document condition previously (stolen furnace, A/C unit, etc.) Confirms that inspectors are walking through the entire property The risk is too high on vacant properties not to protect yourself with photos to clearly document the property

27 Biggest Areas of Opportunity Damages! Check INSPI2 for previously reported damages. These are vacant properties, completely closed up go into these properties thinking the property is damaged Check basements, inside cabinets, inside closets, bathrooms, etc. look for mold!

28 Biggest Areas of Opportunity Look up: Do you see wet ceilings? Look down Do you see wet floors? Do you see wet debris? Investors are looking at the history to see if damages existed and were not reported If yes, the bids are automatically denied due to inaccurate inspections

29 Interior No Access Check INSPI2 for lockbox code If it doesn t work Take a CLEAR photo of the combination Make sure the numbers or digits are lined up on the dial Try your keys!

30 Insurance Loss We are the heart of FEMA season Best practice is to have one or two subs, if not the main, complete IL orders Too many errors on calculating percentages There s a lot of money released on these orders The risk is too high to be wrong

31 Insurance Loss The majority of these mortgagors are current, not delinquent We must be in contact with them quickly to set the appointment Need to keep the mortgagor happy! Print and take the scope with you Do not give credit for materials purchased but not installed

32 Insurance Loss Do not be swayed by the mortgagor or contractor The percentage is what you see and calculate Do not give extra percentage just because Ensure the forms are signed by the mortgagor/contact and the inspector Scan the form and submit with photos We do not accept photos of the form
